OUR REF: SPRP-021 5 April 2018 xxxxxxxxxxxxxxxxxx 26 Talty Rd FOULDEN QLD 4740 Dear property owner, NOTIFICATION OF MACKAY REGION PLANNING SCHEME AMENDMENT – COASTAL HAZARD – EROSION PRONE AREA OVERLAY MAPPING As part of a Minor amendment to the Mackay Region Planning Scheme 2017, Council is updating the coastal hazard – erosion prone area overlay mapping to reflect the latest version of the State Planning Policy (SPP) mapping provided by the State Government. The erosion prone area mapping is provided by the State as part of the SPP and council is required to make the necessary updates to the planning scheme to reflect any changes made by the State. Council is required to notify property owners of any changes to natural hazard mapping. We wish to advise you that the updated mapping includes changes to the overlay which affects your property/ies located over SP220927/22 at L 22 Old Foulden Road FOULDEN QLD 4740. The purpose of the coastal hazard – erosion prone area overlay mapping and the Flood and coastal hazards overlay code is to ensure that development in areas subject to hazards is planned, designed and constructed to minimise risk to people and property. Existing development is not impacted by the changed mapping but it could affect future development. Requirements in the Flood and coastal hazards overlay code will apply to certain types of development within areas mapped by the overlay. In certain instances, the overlay may also change development application triggers. For example, Dwelling houses (or extensions to existing Dwelling houses) and domestic outbuildings are not affected by the coastal hazard - erosion prone area overlay, however more intensive / other forms of development (eg. multiple dwellings) would be subject to the overlay provisions. A map showing the proposed changes to the erosion prone area over your property is attached. The existing coastal hazard – erosion prone area overlay mapping can be viewed on MiMaps and will be updated once the scheme amendment has been adopted. At this stage, Council anticipates that the amendment will be adopted early May 2018.
