COMMON AREA CONCERNS Please contact Robert L. Williams at 949-503-0342 or via email at [email protected] if you have any requests regarding the common area maintenance for the community. For example, if a light is out or there is an issue with the landscaping, Robert can place a work order for these issues and others that may arise. Also, please remember that if you notice that if there is a broken sprinkler after hours, Keystone Pacific Property Management, LLC has an emergency number to contact so please do not wait until the next day or over the weekend. RECEIVED A MAINTENANCE/VIOLATION LETTER? DON’T PANIC CONTACT MANAGEMENT!

The purpose of maintenance or violation letters is to open the lines of communication and to keep the community looking great and property values at their optimum. Every other week, the property manager drives through the community looking for common area problems and to monitor areas that may need attention in the near future. Property inspections are performed, as well as a landscape walk, with Harvest Landscape, the community’s landscape vendor. If you receive a maintenance notice from the Association and have questions, need further clarification or you are in need of additional time to resolve the problem, please contact your Property Manager, Bea Garrahy at [email protected]. The Board is happy to work with you, but first we need to hear from you. Per the Association Violation Policy, a first courtesy notice is issued to bring a matter to your attention. If the maintenance or violation is not resolved, a second notice, with an due date is sent to ensure expectation. If the matter is still not addressed and we have not heard from you, then you may be called to a hearing to discuss the matter with your Board. If at the hearing the matter is still not resolved, fines in accordance with the Policy’s fining schedule may be assessed. Again, your Board is happy to work with you, but first we need to hear from you!

RAINY SEASON IS HERE! Since the rainy season is finally upon us, it is imperative to use this time to conserve water as much as possible, even though Southern California has seen recent rainfall, the historic drought is far from over. In the presence of rain, refrain from watering your lawns as much as possible. Have your gardener check the irrigation timer. Drought tolerant plants are a good idea if you are looking to make a landscape change, however, an architectural application must be submitted and approve prior to commencing any work. Washing your car should be performed at a dedicated facility that recycles water.

ROOF INSPECTIONS Homeowners should inspect their roofs on an annual basis for cracked, missing and broken tiles. The felt underneath your roof tiles should be inspected by a professional to ensure that the material has not degraded. Investing a few hundred dollars in a roof inspection can potentially save you thousands in

roofing repairs and internal damage.
