TARGET OPERATIVE TEMPERATURES Amenity spaces in the form of large roof terraces are provided on the 4th, 6th and 7th floors. Terraces on the 4th and 6th floors will be demised to the tenant on that floor, whilst the 7th floor terrace can be accessed from the core or the office floor area so that it can be demised to a tenant or a facility for all the building tenants, or both.

The design of the building has been driven by the principles of low-energy and sustainability to reduce its energy consumption in occupation. A combination of active and passive design has informed a highly efficient building that is on target to achieve BREEAM Outstanding, WELL Platinum and carbon saving estimate beyond Part L.

Servicing and refuse collection will be undertaken within the confines of the site with a dedicated loading bay accessed from Farringdon Road. Tenants will not be required to remove waste as this will be managed by the on-site Facilities Management team. Day-to-day deliveries requiring access to upper floors are delivered to the loading bay and distributed via the goods lift. There are no parking facilities within the building.

The bicycle storage facilities are on the ground floor with direct access via a goods lift or staircase to the basement, cycle store, shower facilities and fitness studio. 242 bicycle spaces are provided, with 242 lockers.
