Residential Superintendant (Local 32 BJ – Service Employees International Union)

• Directly responsible for the complete maintenance and management of 7 buildings with 105 units.

• Supervise, motivate, train and evaluate two full-time porters responsible for the daily complex (7 buildings) and grounds maintenance (cleaning, trash, landscaping, snow removal, etc.)

• Manage preventative maintenance program designed to keep building in pristine condition.

• Directly manage a team of approved, licensed contractors (electrical, plumbing, heating) responsible for any major repairs; oversee projects to ensure accuracy and compliance. Manage monthly pest extermination.

• Execute building repairs and monitor work order system to ensure completion; heating (heating elements, boiler(s) maintenance and repairs, pumps), electrical (ballasts, outlets, switches), plumbing (faucets, piping, traps, toilets, sewer, leaks & repair), carpentry (sheetrock, door replacement, kitchen cabinets), window repair, fire safety (fire doors latches, smoke detectors, carbon monoxide alarms), etc.

• Conduct weekly inspections for hazards and potential repairs. Responsible for HUD and elevator inspections.

• Work effortlessly to solve tenant issues in a timely manner.

• Work with building Management Company to make sure paperwork is in order for all tenants.

• Responsible for snow removal and ice maintenance for the entire grounds of 7 buildings across 7 acres.

• Turn over apartments for new tenants including general repairs and painting in a timely fashion.

• Manage landscaping (grass cutting, leaf removal, trees, shrubbery trimming) for entire grounds of 7 buildings.
