General Summary:
Structural Summary:Structural drawings were not reviewed as part of the assessment, however, the school foundations reportedly consist of a slab on grade supported by grade beams on piles. The structural components of the building reportedly consist of a structural steel frame and load-bearing masonry block walls. The roof consists of a flat metal deck supported by open web steel joists and wide flange beams. The facility's structural elements were observed to be in generally acceptable condition. No major work is recommended
Envelope Summary:The exterior cladding of the original school consists of split-face concrete block. The relocatables have pre-finished vertical metal siding. The roof the original building and the relocatables consists of a styrene-butadiene-styrene modified bituminous roof system. The entrance doors are typically painted metal with inset glazing and painted metal frames. Windows on the exterior of the building consist of fixed and operable, insulating glazing units set in fiberglass frames. The facility's building envelope was observed to be in generally acceptable condition. No major work is recommended.
Interior Summary:The majority of the school has resilient flooring, some of the class rooms have partial carpet flooring and the washrooms and change rooms have a ceramic tiled floor. Mechanical spaces and storage rooms have painted/sealed concrete floors. The majority of the interior walls consist of painted masonry block. The remaining interior walls are painted gypsum board. The majority of ceilings throughout the building have suspended T-bar systems with inlaid acoustic tiles. The areas of the building with high ceilings such as the gymnasium, multi-purpose room and the library have exposed open web steel joists and the remaining ceilings are painted gypsum board. The facility's interior finishes were observed to be in generally acceptable condition. No major work is recommended.
Mechanical Summary:The ventilation in the school is provided by four roof-mounted air handling units. Two gas-fired hot water boilers provide heat source to the school. Heating of the building is provided by radiation heaters and tempered air through airhandling units. The building is equipped with a sprinkler system. A fire department connection is provided on the exterior wall of the building. The HVAC equipment is controlled by a DDC system. The following is recommended actions for the next five years: -install a exhaust fan for room 174. Overall the mechanical systems in the building are in good condition.

The student and staff desks and chairs are in acceptable condition, overall.
Two wood framed relocatable classrooms were added to the school in 2002 on the south end of the building. The classrooms are accessed via an enclosed ramped corridor of wood construction that was built on site and attached to the main building. The classrooms are not equipped with washrooms. HVAC for the relocatables is provided by forced air furnaces with rooftop condensers located in each of the classrooms. Natural gas to fuel the furnaces is supplied from the main building via metal piping located on the roof. The exterior cladding of the relocatable classrooms consists of pre-finished vertical metal siding with a pre-finished horizontal metal trim along the top perimeter and plywood skirting along the bottom. The windows are fixed and operable, insulating glazing units set in aluminum frames with horizontal blinds on the interior of the windows. The roof is equipped with a styrene-butadiene-styrene modified bituminous roof system. The class rooms have composite vinyl tile flooring, vinyl board walls, wood doors set in metal frames, and glued on acoustic tile ceilings. There is moveable wood casework along various walls with visual boards and projector screens for teaching purposes. The relocatables were observed to be in generally acceptable condition.
This school was reported to be asbestos free.
No suspected mould growth was noted on visible surfaces during the assessment. Wall cavities and ceiling cavities were not reviewed during the site visit.
No other hazardous materials were identified during the review of the facility.
