LeAdING THouGHTs

This year promises plenty of excitement and new challenges ahead. But before we look

ahead, do join me for a quick glance back at the pivotal moments over the last 12 months. Amongst the notable highlights of 2012 would include the successful and well-received kick-off of the group’s rebranding initiatives and presence at ITB Asia (Singapore) and CITM (Shanghai) to create international awareness to our new group name of Dorsett Hospitality International as well as our new hotel brands portfolio of d.Collection, Dorsett Hotels & Resorts, and Silka Hotels.

The year also saw the rebranding of Silka Maytower Hotel and Serviced Residences and Dorsett Shanghai as well as the acquisition of The Matrix in London, our second hotel property in United Kingdom.

It is also heartening to see many of our new hotels coming along perfectly. In addition to welcoming Dorsett Kwun Tong, Hong Kong to the family, Dorsett Grand Chengdu is truly an amazing property that is itching to cement its presence in China, while Dorsett Singapore will undoubtedly be the country’s next iconic landmark when it opens its doors this year.

All the above accomplishments led to a very strong financial performance for the group. In a nutshell, revenue for the first six months was up 11.1% as compared to the same period of the last financial year; overall revenue per available room of our hotels rose 4.9% while the overall average room rate increased 5.8%; and profit for the first six months increased by 479.8%.

Our strong operational performance has led our stock (HKEx Stock Code:2266) to rally +58% in 2012, versus a +20% gain for the Heng Sang Index. We also paid shareholders a dividend of HKD4 cents a share in the 1st half of FY2013.

Yet it is more than just numbers that depict our success. It is heartening to note that many of our hotel teams took the time and effort to contribute to the less fortunate communities around us especially during the festive periods. Putting a smile on a child’s face and giving hope to the underprivileged may seem insignificant, but to us, it symbolises our true team spirit of giving and sharing.

I am deeply convinced that thanks to everyone’s continued efforts heading towards the objectives and business interests of the whole group, we are today much better than when we first started several years back.

On behalf of the entire management team, I convey my sincere thanks for a remarkable 2012, and henceforth, urge us all to continue to encourage ourselves and to celebrate our imminent successes throughout 2013. Best of health and happiness for the New Year!

The board of directors of Dorsett Hospitality International Limited is pleased to announce the

unaudited condensed consolidated results of the Company and its subsidiaries (the “Group”) for the six months ended 30 September 2012 as follows:

FINANCIAL HIGHLIGHTS• Revenue reached HK$554.4 million for the first six

months, up 11.1% as compared to the same period of the last financial year.

• Overall revenue per available room (“RevPAR”) of the Group’s owned hotels rose 4.9% to HK$621 while the overall average room rate (“ARR”) increased 5.8% to HK$768.

• Gross profit was reported at HK$316.9 million, up 9.5% as compared with the same period of the last financial year.

• During the period, the Group recorded a gain of HK$445.1 million on disposal of a property holding subsidiary.

• Profit for the first six months increased by 479.8% to HK$545.9 million from HK$94.2 million. Excluding the gain on disposal of a subsidiary, profit for the period was HK$100.8 million, up 7.1% as compared with the same period of the last financial year.

• Earnings per share was HK27.29 cents, 479.8% higher than that of the same period of the last financial year.

• Net operating profit for the period reached HK$246.5 million, showing a 10.9% year-on-year improvement. Net operating margin was 44.5% as compared to 44.6% for the same period of the last financial year.

• The Board has declared an interim dividend of HK4 cents per share for the six months ended 30 September 2012, up 100.0% as compared to HK2 cents per share for the six months ended 30 September 2011.

ACQUISITIONS AND DISPOSALDuring the first half of FY2013, the Group has completed the following significant transactions:

In April 2012, the Group completed the acquisition of the Big Orange industrial building located in Kwai Chung, Hong Kong from an independent third party at a consideration of HK$210.0 million. The Group intends to convert the property into a 420-guestroom hotel, which will be branded as an additional member to the Group’s three-star Silka series of hotels, namely “Silka Tsuen Wan, Hong Kong”.

As part of the Group’s capital redeployment strategy, in September 2012, the Group completed the disposal of Hong Kong (SAR) Hotel Limited holding Dorsett Regency Hotel, Hong Kong which is located in Kennedy Town, Hong

Kong for an aggregate consideration of HK$800.0 million.The Group continued to expand its hotel portfolio in

selected strategic regions in the UK with the acquisition of a property situated adjacent to Aldgate underground station on London underground’s Circle Line and Metropolitan Line for a consideration of approximately £14.1 million (equivalent to approximately HK$178.4 million) in October 2012. The Group intends to redevelop the property into a hotel which to be named as “The Matrix”.

FINANCIAL REVIEWThe owned hotels in Hong Kong continued to benefit from the high demand in room nights resulting in 9.8% growth in the ARR over the same period of last financial year reaching HK$940.6. Hong Kong region recorded 7.7% year-on-year growth in RevPAR, accounting for 51.3% of the Group’s total owned room inventory for the period under review.

The Group is strategically driving the room rates up in different market segments for enhancing the RevPAR which is critical to the Group’s profitability. The decrease of 2.1% in the OCC was mainly due to the ramp up of Dorsett Kwun Tong which opened in August 2012.

During the period under review, momentum of revenue growth in the China region continued from the last financial year. Dorsett Regency Wuhan achieved a significant increase in RevPAR of 59.9% over the corresponding period of the last financial year.

Dorsett Shanghai also posted 36.8% year-on-year growth in RevPAR for the period under review in response to continued marketing efforts in promoting brand awareness and growing business in more diversified segments.

With the increase in room inventory from Dorsett Grand Chengdu which was put on trial in August 2012, the overall ARR for China region during the period under review decreased by 6.8%. ARR of Dorsett Grand Chengdu during the trial period was comparably lower than the average ARR for the same period of the last financial year.

Notwithstanding that, the overall RevPAR for the China region achieved a remarkable increase of 33.7% over the same period of the last financial year. In Malaysia, as a result of fewer international events held as opposed to last year, and a reduction in service of national carriers and budgeted airlines, there was a decrease in leisure travellers.

This affected the performance of the Malaysian hotels. Although our five hotels were able to maintain the overall ARR compared to the same period of the last financial year, OCC exhibited a year-on-year decrease of 9.6% resulting in overall decrease of 9.2% in RevPAR for the period under review.

bit about the different cultures from all over the world,” explained Lee.

Since coming aboard Silka Far East, Hong Kong as a Bell Boy in August 2007, the cheerful 23-year-old has grown to be a pillar of the hotel team. Now a Front Office-Senior Guest Services Agent, Lee looks forward to the challenges that await him each day.

“By learning to handle tough customers and resolve service complaints, I am able to improve my skill sets that is vital to my progress in this industry. Also, by working closer as a team at the front desk, I am also developing better teamwork and communication skills with my fellow colleagues,” said Lee.

His current job responsibilities include duty officer in charge at reception, assistant to his immediate supervisor, and even as guest services manager in handling guest enquiries to ensure the smooth operation of the hotel’s front desk as well as to help maximise daily room revenue.

A determined self-starter, Lee ventured into the hotel industry by working as a part-time waiter at a very young age. He completed his Asia International Hotel Management Certificate and is eager to continue his progress in the industry.

“I am motivated to continue developing my knowledge and experience in this industry. I believe that by working hard and building a strong teamwork with my colleagues, we can achieve greater things ahead,” said Lee.

The gym-going fitness activist added: “The best reward for me is when a guest is about to leave and says to me: “Thanks, goodbye and see you again soon”. This simple gesture tells us that we had carried out our tasks well.”

UP CLOSE & PERSONAL

Believing that the hotel industry would bring him further career development and a brighter future,

Ivan Lai joined Dorsett Kwun Tong, Hong Kong in January 2012 and has not looked back since.

Starting off as a room attendant and tasked with handling telephone calls from hotel guests as well as following up on room defects with appointed contractors, the 22-year-old was determined to prove his worth to the team.

In recognising his hard work and tireless efforts, the hotel’s management promoted Ivan to his current position in September last year. Being promoted in only eight months at the job was not something he expected, but one which he welcomed with enthusiasm.

“Without much experience in the hotel industry prior to this, I had to work very hard to learn about my duties, the products and services offered in the hotel,” admitted Lai. For his diligence in learning the ropes, the rewards are clear to all, especially amongst his colleagues; enriched job knowledge and more polished customer service skills.

“My ability to learn quickly was also due to the friendly and helpful team members at the hotel. This helped me to adapt easily with everyone around, and it was also due to the management who is always willing to teach me,” said Lai modestly.

To be successful in his job, he believes that being humble and eager to learn are the most important ingredients. But just as important is his believe in creating a balanced lifestyle for himself. Away from the hotel, Lai is active at football and also a huge computer games fan.

Driven by his quest to become a supervisor within the next 12 months, Lai concludes: “Only by placing our guest’s needs as the first priority in our everyday work life can we then provide our best services.”

Right after graduating from school, the 20-year-old fledgling, Bobby Cheng joined Dorsett Regency

Hong Kong team as Bell Attendant in September 2011. Eager to kick-start his career, he chose the hospitality industry because “it is where I can meet people from different countries with diverse cultures”.

Cheng’s job entails greeting and assisting hotel guests, helping with their luggage, handle transportation enquiries, and providing updated information on local attractions and shopping locations.

“It is a wonderful position to be in as it gives me the opportunity to improve on my communication skills as well as learn how to better interact with people,” revealed Cheng.

He cited his best moment thus far was being a committee member of the annual staff party, which gave him the chance to learn more about his colleagues from different hotels in Hong Kong under the Dorsett Hospitality International group.

“I am thankful for my colleague’s assistance and my seniors for coaching me towards making my work easier. Teamwork is truly essential in making a team successful. In return, I hope one day to be able to share my knowledge and skills to those who are new to the industry,” said Cheng.

It seems that one hotel group’s intent to create a unique Christmas celebration turned out better than they had

anticipated. Because as far as spreading the joy of festivity goes, none has ever been as vociferous and chaotic as the group from Dorsett Hospitality International.

On 19 and 20 December, the reindeer-less entourage comprised of Marketing Communication and PR personnel from Dorsett Regency Kuala Lumpur, Grand Dorsett Subang, Grand Dorsett Labuan, Silka Johor Bahru and Silka Maytower Hotel & Serviced Residences zipped in and out visiting many of the leading media organisations around the city area.

“I’ve led many Christmas visits to the media over the years, but none has ever been so amazingly dysfunctional. I mean, when have you ever seen such a skinny Santa? Or a Santarina that insist on drinking “Carbohydrate” water just to get her energy up? I mean we even had Astro refusing to let us in because we were too cheerful!” remarked head Santarina, Kattie Hoo.

Armed with hampers, muffins, cookies and a Santa bag full of hotel giveaways, the group of seven possibly created as much chaos on the road as at their destinations. Along the way, they had accumulated three police summons, annoyed parking attendants, and narrowly avoided killing two cats and a dog as the Santarina behind the wheel was busy staring at Ms. Labuan fixing her falling eyelashes.

“Yet through it all, it feels great to not only spread the joy of Christmas to our media friends, but this event also helped us understand each other better since we are all from different hotels,” said Santarina Kavitha Parthiban.

She added: “I know now that Ms. Subang drives with only one hand (the other for SMS) and no eyes on the road; I know Ms. Silka’s “England” declines dramatically

when she’s around Ms. Labuan; and I know that Mr. Social Media and Ms. Labuan have quietly exchanged phone numbers and house addresses.”

Santarina Yvonne Lo concurred that it was great to meet up with her fellow marketing and communication colleagues. “I was mostly stuck in my Elysium (don’t know what this means, ah… welcome to the club) and this occasion allowed me to learn from my more experienced colleagues,” she said.

On allegations of her developing romance with “try-hard-to-cover-my-wedding-band” Mr. Social Media, Ms. Labuan responded: “I truly deny this false accusation. I mean why would I want to be with such a gentle and thoughtful (a tad too over-thoughtful perhaps) guy like him? Besides, he’s too busy charging his phone all the time to have eyes for me.”

Yet despite all these development, the group from Dorsett Hospitality International did indeed paint the town red with tons of merry making, joy, laughter and great memories with hundreds of media personnel from 10 different media groups (there were many sub-publications/radio stations in each group) over the last two days.

Celebrity radio hosts demanded Santa for photograph sessions; media bosses urging repeat visits on each festive occasion (Kattie, you better get a stronger car); journalists and designers expressing shock over the lovely surprise; Christmas carols request (and encore) and most important of all, endless valuable media contacts made for every hotel represented.

While the city slowly gets back on its feet, the traffic police is already preparing themselves for coming Chinese New Year madness, purportedly from the China-dolls and Ah Peks from Dorsett Hospitality International!

2012. The hotel’s booth was visibly amongst the busiest and most attended, including being acknowledged by the Tourism Administration of Sichuan Province as well as the Chengdu Municipal Bureau of Exposition.

Building family ties Awarded most valuable company in Hong Kong

Grand Dorsett Subang hosted a Christmas Appreciation Party for over 200 clients and media

friends in a fun-filled evening themed ‘Traditional Christmas’. With guests dressed in vibrant and diverse holiday costumes, the hotel’s Grand Selangor Ballroom was transformed into an exciting, traditional Christmas Wonderland setting with colourful beverages, great food and live entertainment.

There were magic show, funny photos contest, best dressed competitions and a whole string of lucky draw prizes including holiday packages to Hong Kong, Chengdu, Wuhan, Singapore and Johor Bahru given out.

“Spreading love. Helping those in need” has always been the motto of Cosmopolitan Hotel, Hong

Kong, Cosmo Hotel, Hong Kong and Cosmo Hotel Mongkok. Recently, the three hotels decided to step up the efforts and a new HR initiative named “One Family Program” was launched.

The program involves collaborating with S. K. H. St. Christopher’s Home in offering the disadvantaged youngsters an experiential tour and internship

opportunity in the hotel. Two youngsters from the home spent two weeks in the hotel during the summer holiday. By program’s end, they acquired a better understanding of the industry and a wealth of skills required in the workplace.

The other part of the “One Family” program saw the provision of internship opportunity to dependents of hotel staff, which are currently in their secondary or tertiary study. Four individuals were selected out of 20 applications and received training in the front office and concierge departments.

Cooking up a storm at Malaysia International Gourmet Festival

Grand Dorsett Subang picked up three trophies from its

recent participation in the Malaysia International Gourmet Festival. The hotel’s culinary team took home the Most Creative Restaurant Station at the Gala Launch, Best Use of the Festival and Most Outstanding Appetisers of the Festival. A total of 28 restaurants participated in this month-long event.

“Being accorded this sought-after recognition by the business sphere here in Hong Kong speaks volume about Dorsett Hospitality International’s growth in our comparatively short history,” said Dorsett Hospitality International’s Senior Vice President of Sales & Marketing, Philip Schaetz.

Leading the way in HR developmentGrand Dorsett Subang was recently awarded first

runner-up in the Large Service Industry Category of the Human Resources Development Conference and Awards 2012. The award was given in recognition for the employers’ dedication and efforts in the development of human resources within the hotel.

“This is the second year in a row that Grand Dorsett Subang has emerged as first runner-up in the Large Service Industry Category and we at Grand Dorsett Subang are committed towards improving and developing our employees,” said Ramesh Kumaraguru, Director of Human Resources of Grand Dorsett Subang.

More than 40 children and their caretakers were treated to a special fun-filled Christmas party while the resident band of Dorsett Regency Kuala Lumpur, Music Mates kept everyone entertained with beautiful renditions of songs and Christmas carols. The children were also entertained and presented with sweets and candies by Santa Claus and his Santarinas at the event.

Grand Dorsett Labuan Turns 5Grand Dorsett Labuan celebrated

its 5th anniversary in grand style graced by the presence of the Director General of Labuan Financial Service Authority, Ahmad Hizzad Baharrudin. Manager, Henry Loo on 2nd January this year. Previously the Resident Manager at Dorsett Regency Kuala Lumpur, Loo was responsible for the overall operations of the hotel, in addition to maintaining yearly budgets, business plans and setting key performance objectives for the various departments.

He also contributed towards the hotel’s “Go Green” initiative by substantially reducing the hotel’s electricity and water expenditure, while helping the hotel capture the Kuala Lumpur Mayor’s Tourism Awards in 2011.

Loo holds an Executive Master of Business Administration in Sales Leadership from Swiss Management Forum (St. Gallen) and a Diploma in Hotel Management from Swiss Hotel & Catering Colleges.

Frankie Lam joined the soon-to-be-opened Dorsett

Singapore as Director of Sales and Marketing in July last year. A Hotel and Restaurant Management graduate from University of Wisconsin, Lam has over 20 years of hospitality experience behind him.
