Controversial American researcher Jonathan Tepper jetted into Australia recently to do an interview on 60 Minutes. His theory is Australia’s real estate ‘bubble’ will

soon burst, wiping out half its value.

When it comes to drawing viewers, TV doesn’t get much more enticing than that. For most Australians, property is their biggest asset. So if you say the market is about to end as we know it, people pay attention.

But there were some key facts left out of the interview – factors that tend to point to property market improvement, not deterioration. Firstly, more than 300,000 new jobs were created in Australia last year, the second highest number since 2000.

Secondly, rates of mortgage arrears are steady at low levels (as are interest rates). Thirdly, the population is still increasing and, finally, the

overall economy is growing (up 3 percent in 2015).

On a local Perth level, the most recent data from the Real Estate Institute of WA shows total sales activity in the metropolitan area increased in February – 16 percent over the month and up five percent compared to November 2015.

The central sub-region, which Caporn Young’s key areas fall into, had the strongest increase in sales activity, lifting a healthy 37 percent as people returned from their annual Christmas holidays. For three weeks last month, overall sales activity was higher than the same time last year.

If you’re interested in finding out more about what the market is doing in your area, I encourage you to look beyond the media’s latest attention-grabbing headline.

Our team are operating at the coal face, have a wealth of knowledge, backed up by reputable market data and expertise – and we are more than happy to share it with you.

A record number of cyclists are gearing up for a gruelling journey from Albany to Perth, with the aim of raising awareness and funding for preventing youth suicide and depression.

Since its inception in 13 years ago, the Hawaiian Ride for Youth has raised over $12.5 million, with all money injected back into the community through local West Australian organisation Youth Focus.

Fundraising committee chairman Bruce Sinclair says although you don’t need to be a semi-professional cyclist to take part in the 700km event, many of the participants have been training since October.

“The idea is to train hard so that the week itself isn’t too arduous,” he says. “The training consists of three or four rides per week, around 90 minutes each on the weekday rides with Saturday rides being typically 3 hours or longer. Most people over-prepare for the event, which means they are able to enjoy the ride and all the activities during the week away!”

Bruce was not a cyclist before getting involved in the five-day event – he first volunteered to help behind the scenes back in 2011.

“Within half an hour of the getting on the volunteer’s bus, I decided to sign up the following year,” he says. “The cause really resonated with me. If you can help kids through those tough teenage years, you can set them up for a better life. The work Youth Focus do is quite incredible.”

“There were a lot of unintended outcomes of getting involved,” he adds. “It ignited a passion for cycling that I didn’t have previously, and I became part of this group of likeminded people. I’ve had a lot of fun, and become a lot fitter and healthier in the process.”

Starting from Albany, teams of riders take one of three routes to Perth depending on their ability level. Each team covers around 700km, stopping at high schools along the way to engage students in the issues of youth suicide, depression and self harm.

“For many riders, the school visits are the most rewarding part of the five-day event, giving them the opportunity to spread awareness of the services that Youth Focus provides,” Bruce says.

Participants pay an entry fee to cover their accommodation, food and other expenses during the event, meaning that every dollar donated goes directly to Youth Focus. Riders must also raise a minimum $5,000, with most working together with other riders to hold fundraising activities and events.

The teams meet in Mandurah for the final leg of the ride, where the ‘CEO Challenge’ gives prominent senior executives an opportunity to escape the daily grind and ride the home stretch to Kings Park. Participants include Hawaiian CEO Russell Gibbs and Wesfarmers CFO Terry Bowen.

Mr Gibbs says he encourages all chief executives to take part.

“Being part of this special team of riders is an incredibly unique experience. The Ride’s impact has become so significant over the years and riding into Kings Park to be greeted by hundreds of family and friends, helps all riders grow their passion for doing all we can to help our youth.”

If you would like to make a donation or find more information on taking part in the event, visit www.rideforyouth.com.au.

GOOD THINGS DON’T ALWAYS TAKE TIME

When it comes to leasing a home, speed counts. A fast turnaround minimises gaps in an investor’s income, but it also ensures a premium result. That´s because rental listings quickly go ´stale´ - people tend to assume something´s wrong with a home that´s been on the market a while.

Far from being a rushed job, a colossal amount of work happens behind the scenes to quickly achieve the desired result. Our strategy revolves around pricing, presentation and proactivity. We work proactively with tenants and, in the last few weeks, we´ve leased 11 properties after just one home open.

Over the years, we´ve built a reputation for being a great agency to lease through, and this regularly leads high quality tenants through our door. I´m also proud of the number of repeat tenants on our books, as well as the clients who appoint us to manage their investment property due to their positive experience when they were tenants.

Yes, some good things take time. But leasing your home shouldn´t be one of them!
