It is hard to believe the first quarter of 2016 is already drawing to a close. After an unseasonably cool summer in the real estate market, momentum is

picking up and a steady stream of buyers are making their moves.

The Caporn Young team is achieving some impressive results – and have smashed the ball out of the park on several recent occasions.

Just last weekend, a 1902 character home in North Fremantle sold under the hammer for $2,450,000. Team Hayes had created a huge buzz around this listing, with a marketing campaign that included a virtual video tour, CY magazine exposure as well as significant editorial coverage in major newspapers. More than 100 people inspected the property and three active bidders competed against each other at the auction.

The same day, a 1960s home in Cottesloe sold immediately after auction. Bidding from

4 bidders pulled up at $2,300 000 and the property was passed in and sold soon thereafter for a significantly higher figure to the highest bidder. We also had a $4,100,000 sale under the hammer in Attadale recently.

Official statistics are also pointing to healthy improvements in the market. The Real Estate Institute of WA’s latest data shows total sales activity in Perth’s central sub-region lifted 37 percent in February.

Many buyers are recognising there’s value in acting now, particularly if they want to sell their existing property and upgrade into a larger home or in a more expensive neighbourhood. As Gavin Hegney said at our last Client Night, the market tends to quickly accelerate once it starts its upward swing - so you’re much better off six months “too early” in the cycle rather than six weeks too late.

There is no question about it. Perth has blossomed in the last few years. It’s become more sophisticated, more diverse and more world-class. There’s a new generation of exciting places to eat and shop, and countless new ways to soak up the incredible climate this region has long been famous for.

Areas that previously seemed ‘off the map’ are now attractive destinations in their own right. Meanwhile, old-time favourites have been revitalised. But amongst all this progress, there is one place that shines particularly bright - Fremantle.

“On a Sunday you might wander down to Fremantle Arts Centre to watch a free afternoon concert, swing past the old Myer building to browse the latest collections, then head down to Bathers Beach for a sunset drink,” says Fremantle local Pete Stone, who heads up the City of Fremantle’s Arts and Culture department.

“I live in White Gum Valley with my partner and two kids and we love it here. Fremantle has a very active and welcoming community. It’s a town that you can really participate in it.”

It’s not only the locals who are singing Fremantle’s praises. Worldwide travel authority Lonely Planet named the city in its ‘Best in Travel’ list for 2016.

It is no accident that the port city has flourished in recent years. Behind the scenes, the city council’s economic development team have been busy implementing a strategy to foster the arts as well as the local economy.

Among Fremantle’s busy calendar of major annual events is St Jerome Laneways Festival, BeerFest, Araluen Chilli Festival and the Heritage Festival. Many attract crowds in

excess of 30,000.

Not only does the local economic development team facilitate more than 200 events every year, it also works alongside the business community to activate unused spaces and bring innovative ideas to life. Overall, the strategy has been a resounding success, with $1.4 billion worth of activity currently in the pipeline, Mr Stone explains.

“The growing number of people living, working and visiting Fremantle has been the result of the strategic planning and the hard work behind the scenes. For me the undoubted highlight of the summer is the Fremantle Street Arts Festival, which this year attracted more than 100,000 people across Easter weekend. We presented international acts from as far away as the United Kingdom, Italy, Ireland, France, the Netherlands, South Africa and Argentina.”

As the city comes of age, Mr Stone says there has been a concerted effort to not only embrace the new, but also keep Fremantle’s endearing character alive. Later this year, the city will host the 111th annual Fremantle Festival, which has evolved to include 10 nights of shows, a pop-up bar and public art installations.

“Last year, the Fremantle Festival was repositioned as a curated arts festival that aims to challenge and inspire. In 2016 we look forward to building on this success and completing the evolution. Much loved favourites such as the Children’s Fiesta, Wardarnji Aboriginal Cultural Festival and the Street Parade will continue to be a huge part of this.”
