Anyone who’s moved house knows you need to allow a little extra time for the inevitable trip down memory lane.

Especially if you’ve been in a home for a good few years, you are bound to

come across some relics of the past that were stored away long ago and quickly forgotten about.

At the moment, our Applecross team is preparing to move into its new office on Canning Highway and during the clear out, we unearthed some early editions of the CY Magazine.

Looking back, it’s incredible how far this magazine has come. When it launched back in 2004, we distributed roughly 19,000 issues each month. Now it’s a fortnightly magazine, delivered to 85,000 homes and businesses every second week. The magazine has tripled in size, now featuring larger images and a top quality gloss finish, which allows our sellers to showcase their property looking its absolute best.

It was also interesting to see old listings that we’ve sold again in the years since. I sold a home on Claremont’s Albert St in November 2005 for $1,215,000 and again last Christmas for $1,300,000. All in all, the 7 percent price increase outperformed Claremont’s median growth for the same period.

Would we have liked to see more? Of course. But it’s important to remember that it’s all relative, especially if you are then buying again in Perth.

Despite the negative hype, the market is now advantageous for people upgrading into a higher price bracket or entering for the first time. Downsizers are also benefiting from the increased supply and healthy competition in the apartment market.

Added to that, there are some enticing mortgage deals available, particularly for owner-occupiers. Many people have more to gain now than they did when the market was rapidly growing. So before buying into the cynicism, do your own maths – you might be pleasantly surprised where you stand!

Koalas and pythons are among more than 20,000 visitors expected to descend on Cottesloe’s main streets for its annual festival next month.

The Cottesloe Village Carnival will this year offer a dedicated Kids Zone complete with a mini wildlife zoo, as well as a hawkers food market and live entertainment.

Formerly known as Hullabaloo, the event is also expanding beyond Napoleon Street, with Station Street joining in on the festivities taking place on Saturday November 7 between 10am and 5pm.

Cottesloe Village Association co-president Hament Chavda says the carnival was going to be bigger and better than ever, with more entertainment and children’s activities.

“It’s all about bringing the community together and bringing the businesses together,” he says. “We want to have fun and celebrate everything that Cottesloe is about.”

Hament moved from the United Kingdom 18 months ago, branching off from his career as a pharmacist to take over Napoleon Street health food store Nature’s Harvest.

“Last year was our first experience of the Cottesloe Village Carnival and we had so much fun. The event attracted 13,000 people and there was a fantastic atmosphere. There were so many families having a great day out.

“The event has grown in leaps and bounds over the last six years. As well as all the special activities, it’s a chance for visitors to explore the restaurants and businesses in the area. It brings people back to

the Cottesloe shops and reminds them this is a great place to come. The wonderful thing about our business district is that it has fantastic character – every business has a story and a family behind it.”

This year, Hament says his daughters, aged 7, 10 and 12, are most looking forward to getting up close to the koalas, pythons and other animals in the West Oz Wildlife zoo, as well as the giant-size lawn games and face painting. Other Entertainment will include roaming fairies, stilt walkers and mini sports for younger kids. Meanwhile, adults can relax in the local cafes or explore the pop-up food market. Local Perth musicians are performing live throughout the day.

The expanded event is among a range of new initiatives being championed by the Cottesloe Village Association to invigorate the area’s central business district. Also on the horizon is a plan to develop the lane-ways connecting Napoleon Street with Station Street, in order to better promote the flow of shoppers.

Can’t make the Cottesloe Village Carnival? Street festivals are happening all across the city in the lead up to Christmas. North Perth will host the Angove Street Festival on October 23 and Light Up Leederville will take over Oxford Street on December 6. Mt Lawley’s famous Beaufort St Festival is set to attract a crowd well over 100,000 on November 14. Meanwhile, the first weekend of Subiaco’s Markets on Rokeby kicks off November 7 and 8, and the Fremantle Festival, now in its 110th year, runs from October 23 to November 1.

As the rental market comes down from its dizzying heights, it´s easy to forget that not all that long ago, the metropolitan area’s median rent hovered around $145 per week. That was in the early 2000s, and significant population growth has long since brought prices up.

In 2013, median rents peaked around $475, at a time when supply was so tight tenants often had to outbid the asking price to secure a home. That´s no longer the case, and REIWA’s preliminary quarterly figures indicate the median rent is now $410.

In these more challenging times, our focus is retaining quality tenants. High levels of professionalism, service and communication go a long way, and we’ve been able to maintain weekly rents on many properties. However, it’s important to be realistic about the current dynamics at play, and also understand that some types of property will be more in demand than others.
