Designedtohouseapproximately23,000officeworkersBarangarooisAustralia’spremiercommercialhubfortheAsiaPacificregion,offeringscaleandqualityonparwiththeworld’sbestofficeprecinctsandlocatedonourworldfamousSydneyHarbour.Thethreehigh-risepremiumgradeofficebuildingsofInternationalTowersSydneycollectivelyoffer280,000sqmofofficespace.

Importantly,allthreetowersoffer6starGreenStarratingsandindividualfloorplatesofupto3,000sqm+,makingthemAustralia’smostsustainablehighriseofficebuildings.Inordertoachievethismilestone,variouswatersavingstrategieswereincorporatedintothehydraulicservicesdesignwhichincludedaprecinctwideblackwatertreatmentplantfortherecyclingofwastewaterfortoiletandurinalflushing,aswellasforwashdowncleaningpurposes.Harvestedrainwaterfromeachofthetowerroofsisstored,filteredandrecycledforirrigationwatersupplytothelandscapedpodiumroofterracesandthe‘green’balconiesonthetowerofficefloorlevels.

ThethreebuildingsofInternationalTowersareover150minheightuptoover200m.Buildingsofthisheightrequirespecialisedfiresuppressionsystemstodealwithhighsystempressurerequirements.Asitewidecombinedfiresprinklerandhydrantsystemwasestablishedandengineeredtosupplyallthecommercialbuildingsontheprecinct.Anetworkedsmokedetectionandalarmsystemwasalsoimplemented.Eachbuildingalsoincludesbuildingdedicatedboostingandfirecontrolrooms/centresforfirebrigadeintervention.

AnothercommercialbuildingwithintheBarangarooSouthprecinctistheimpressiveInternationalHouseSydneyconstructedinsustainablecompressedlaminatedtimber(CLT).Thisformofconstructionrequiredadedicatedteamofengineerstodesignthehydraulicandfireservicestofitwithintheprefabricatedlimitsoftheconstruction.

TheDarlingQuarterprecinctisamajor1.5hectareplacemakingprojectthathastransformedthepublicdomainofDarlingHarbour,oneofAustralia’smostvisiteddestinations.Thenew$500millionmixeduseprecinctintegratesCommonwealthBankPlace,twolargecampus-styled6StarGreenStar(worldleadership)commercialbuildingswith60,000m2oflettableofficespace.

Thepublicdomainincludesnewcitypedestrianconnections,a3,000squaremetreretailterracewithnewcafes,restaurantsandbars,generousgrassedcommunityareas,a300seatchildren’sTheatreandaninnovativeplaygroundasitscentrepiece.

Thespectacularworld-class4,000squaremetreplaygroundisoneofthelargestilluminatedplaygroundsinthecountryandaregionalattractortothecity.TheplaygroundisalsooneofAustralia’slargestplayareastointegrateinteractivewaterplayinanurbanlandscapedenvironment.

LibertyPlaceat161CastlereaghStreethasbeenconstructedasSydney’snewestpremiumgradeofficetower.ItisthemainofficeaddressfortheANZBankandiscomprisedof42storeys;37officelevelstotalling60,000m2oflettableofficespace,groundfloorretail,anoutdoordiningareaandparking.ThebuildinghasviewsoftheHarbourandHydeParkandisthehighesttowertobebuiltintheCBDovertheprevious10yearsupto2016.

TheoverallprojectencompassesseveralsitesincludingtheHeritagelistedbuilding,LegionHouse.Thesitealsoconnectsviaapublicwalkwayandplazatwomajorstreets,makingitoneofSydney’smoreinterestinglandmarkdevelopments.

TheGreenBuildingCouncilofAustraliaawardedtheprojecta6StarGreenStar–OfficeDesignv2rating,makingitthelargestofficebuildinginNSWtoachievethisresult.

420GeorgeStreetisacommercialandretailhighrisetowerlocatedwithinthepremiumCBDretailandcommercialhubofPittStreetmall,Sydney.Thebuildingisprovidedwitha4pressurezonecombinedsprinklerhydrantsystem.Thefiredetection,alarmandEWISsystemsweredesignedtoallowforextensivetenancymodificationswithouttheneedtoupgradethebasebuildingfireelectricsinfrastructure.

ThehydraulicservicesforthisAgradecommercialandretailbuildingwithatotalof37,600m2consistsof36towerlevelscomprising28officelevels,4retaillevels,2basementcarparklevels,2plantlevelsandinvolvedanefficientdesignsolutionthatmettheclientrequirementsforflexibilityandthe5-starGreenStar(v2)target.Arainwatertankprovidesfortheflushingoftoiletsandtheirrigationwaterneeds.

ThebasebuildingretailarcadehydraulicservicesdesignallowedfortheincorporationoftheVirginActiveGymwithswimmingpoolwithoutmajorredesignofthebasebuildingservices.
