Lending is one of most long-standing enterprises in theworld, and banks practice it daily in the form ofMortgage Notes for Real Estate. Banks pays depositors2% to 4% on their money, then loan that money out toborrower at a rate of 7% to 10% earning you, theinvestor, a nice profit margin.

With our Commercial Mortgage Note DPIs, we take theinvestor's funds and invest them into securedcommercial real-estate bridge loans across the UnitedStates. CEP is unique in that we earn our money fromloan fees versus interest spread, offering you a higherrate of return secured by commercial real estate.

With our Tax Lien Debt Investments, we purchase taxliens from around the country on commercial andresidential property, and hold these liens until we arepaid by the property owner, a buyer of the property,the mortgage holder or, in 2.7% of the cases, weforeclose on the property to recoup our money and earna windfall profit.

If you do not require monthly income and would like to bepart of a unique investment strategy, this is a fantasticopportunity. The Platinum Debt Investment plans is idealfor those investors that want to include this product intotheir retirement account portfolio through a Self Direct IRAor 401k.

Your investment flexibility equals profit! We offer a fixedrate of return, plus a share in any windfall profits from thepurchase of property tax liens and tax deeds. In exchange,you agree to a one year lock-out on an early withdrawal,and earned interest paid out on an annual basis or at theend of the full term. Tax Liens and Tax Deeds are a greatway to hedge against the fluctuations of the stock market.The collateral we purchase has, at a minimum, a 30 to 1value over the cost of our investment (on average), theprincipal value never decreases, and you have a fixed rateof return and an opportunity to share in the windfallprofits. How are you paid?

You may be paid monthly, quarterly, semi-annually orannually. You can also choose to have your investmentreturned if you want to reinvest into the pool, andultimately grow that investment. You can be paid bydirect deposit or check.

How is your investment secured?

Commercial Equity Partners operates in a "niche"lending industry— lending money from private investorsto Real Estate professionals seeking loans forAcquisition and Cash Out Refinance of multi-family,mixed-use, retail, light industrial, mini-warehouse andoffice condos. All loans are secured by First PositionMortgages (we never exceed 70% LTV, average is 65%LTV) and offered to investors who seek a securedinvestment that pays more than double most bankrates.

When we offer a loan, we require that 6 to 12months of interested reserves be set aside in ourescrow account to ensure the borrower makestheir initial payments. This creates a very smallrisk factor as the goal of the borrower is to sellor refinance their property in this time period.

All of our tax liens are secured by real property.Every property has an assessed value determinedby a local government at 10 to 100 times theamount of the lien. Our liens are backed by thefull faith of the local government and state lawsthat insure the tax lien certificates.
