General Situation• The federal city of Bonn (300.000 inhabitants) is located in the south of Northrhine-

Westphalia. It is situated along both banks of the river Rhine and was the capital of Germany from 1949 until 1990 and continued to be the seat of the government of the Federal Republic of Germany until 1999.

• When the German parliament decided to relocate the parliament and parts of the government to Berlin in 1991, Bonn's successful development into an international location began. Bonn is now the second political centre of Germany, and a top-level location for economy and science. And the city is continuing to develop!

• Bonn has held the title of "Federal City" since 1994. This is more than just a retrospective recognition of the city's almost five decades of being home to the German government - it is also an indication of Bonn's important national and international role for the future, as Germany's second political powerhouse with six important federal ministries and numerous federal authorities, as well as being the home of the UN in Germany . In addition two DAX enterprises (successors of the Deutsche Bundespost) have opened facilities in Bonn.

2.2.1 Location

• The number of inhabitants in Bonn has once again increased. This was published by the statistical office of the town. On the reference date ( 31.12.2012) it counted 319 606 inhabitants with their main or second residence in Bonn. These are 1004 men and women more than by the end of 2011.

• “This is a nice proof for the fact that Bonn is very attractive. People of more than 178 different nations live here and thus create the unique atmosphere of our town“, says Lord Mayor Jürgen Nimptsch. (www.bonn.de)

Population Trends

• Like in many other towns also Bonn sees an increasing trend of people moving back from the outskirts into town centres. This causes shortages on the housing market.

• Quarters of the town which are very sought-after, e.g. the district of Südstadt, Röttgen and Lengsdorf demand rents which are not affordable, especially for young families with children.

• Other town areas which previously were not so much sought-after, like e.g. Dransdorf , are getting more and more into focus, especially since public authorities have announced to build more flats and houses in this area.

Page 19: Comenius Hospitality Business Plan 2012-2014 Bonn, Germany

Public Transport

• The town center of Bonn can be quickly and easily reached by public transport from Dransdorf.

• In addition Dransdorf is located in the direct vicinity of the lively district of Endenich, which is known for its diverse cultural events but also offers all the important facilities for everyday life (nursery schools, schools…)

• Between these two districts large wholesale chains have been installed – so all the necessary shopping facilities are there.

• Within the next years we can therefore expect a major increase in population numbers in this area.

• We especially count on the arrival of many young families with smaller children but also of young, childless employees of the DAX companies with high incomes.

Page 23: Comenius Hospitality Business Plan 2012-2014 Bonn, Germany

• At present there is only a very limited offer of gastronomic facilities – one restaurant with home-style cooking, two little fast food stands – therefore we see good development opportunities for our planned bistro type.
