There are detailedbrochures to download to include professional photography and floor plans, every one of ourclients’ properties have been inspected by all our negotiators and therefore, are able to discuss eachone at great length prior to arranging viewing to ensure its suitability.

We at CHK continue to strengthen our position within the residential letting market. Our marketshare has grown considerably in the past year as many new clients have come on board toexperience our quality letting service. I am pleased to mention this is mostly driven byrecommendation from other clients, as well as a recent successful direct marketing campaign.

In comparison to the Spring time the enquiry level in the Summer softened slightly, particularly aswe went into August, this was typical as most people were away on holiday. Most of the relocationagents reported fewer corporate moves mainly as there was such a surge during the Spring time.Early indications however, suggest that the Autumn will experience more enquires not only fromthe corporate sector but from families who have successfully sold their property over the

particularly good Summer period for sales and seek good qualityfamily homes to rent whilst considering their buying options.

How are you finding the market?

Despite a good year for lettings on the whole withthe overall volume of transactions up by 30%, pricesat the end of 2008 have inescapably softened.

The rental market in the Surrey Counties hasreacted more slowly to the ‘credit crunch’ than othersectors of the housing market, however since thebeginning of 2009 rents have unquestionably seena significant drop, especially at the higher level, i.e.rents between 6,500 –15,000 per month thereforeLandlord’s in this price bracket have been forced toadjust their expectations - a situation created by alarge amount of property coming to the market,coupled with the reduced demand from potentialTenants mostly affected by the City down turn andreduced demand for Corporate Relocation.

The middle market, i.e. rents between £1,800 –£4,500 per month seems to be thriving particularlyas the demand is more intense for cheaperproperties resulting from reduced corporate budgetsand potential investors in the property market beinghalted by unavailable financing, however only thebest properties are letting easily. Those propertiesare well priced and neutrally decorated with up todate Kitchens and Bathrooms.

The tangible nature of property means that it is stillviewed as a long term investment and in the currentmarket is it even more vital to use a qualified ARLALetting Agent, who will be able to advise on the requiredcompliances of a wide variety of ever changing rulesand regulations and most importantly prevent a Landlordbeing locked into a long term tenancy at a reducedrent or experiencing long and costly void periods.

What are CHK doing to maintain theirmarket share in the recession?

Recession demands a change of approach to makecompanies more competitive and successful, recessioncreates necessity for quality service, this is whydespite the uncertain economic conditions CHK isexperiencing significant growth and demand for oursuite of services.

What are the prices of property CHK deal with as a company?

We have property starting at £1,000 per calendarmonth going up to £25,000 per month; due to theclose proximity to the International School we havemany enquiries for smart executive homes.

When you are out in Esher in the evening, where do you go?

Esher is great fun, we are lucky to have the choice of so many restaurants. My favourite is ‘The George’the fried zucchini is delicious!

Where is your favourite part of the world and why?

I love the French Alps; getting lost in the mountains on a pair of skis certainly gives you the ‘good to bealive feeling’.
