The value of partnering with BEST Service Pros is incontrovertible, with our dedication to a radical corporate cul-ture, sustainable practices, and innovative practices and technology. All of this notwithstanding, we have devised several programs to add value to the contract, which can be negotiated between BEST and Ivanhoe Cambridge, should we emerge as the successful candidate at Oshawa Centre.

The following options represent ways to aid in Ivanhoe Cambridge’s CSR 2020 Vision to be “a real estate industry leader in terms of CSR”. Having already diverted 162,000 tonnes of waste from landfill sites since 2010, Ivanhoe Cambridge has made it clear that waste stream management, and further environmental initiatives are critical to your corporate culture. We know that our existing environmental program would meld well with that, and are excit-ed to offer these following options as Value Adds to Oshawa Centre, to facilitate in the continual mitigation of your environmental impact.

BEST will provide funds up to $5,000 in shared resources, annually, to support creative and innovative changes to establish shared wins and value-added outcomes for Oshawa Centre. Some shared investments that could be considered are outlined below, however, this financial support is not limited to these suggestions; rather it is designed to provide Research & Development funding to explore and pilot experimental opportunities. This invest-ment will allow us to ‘get better together’ and accelerate the 360-degree partnership experience. Priorities for this funding will be determined and agreed upon during our annual strategic planning sessions.

ENVIRONMENTAL PROJECT IDEASINCREASED WASTE STREAM AUDITS

As noted during the site visit at Oshawa Centre, when an initial audit was completed of your waste divergence pro-cess, you were graded at 78%, but when a follow up was done a year later, that grade had plummeted to 50%. The challenge of performing only an annual audit is that there are 11 months where we do not know how strictly the divergence plan is being adhered to. Due to this, we suggest that we could increase the frequency of waste stream audits, to monthly, bimonthly, or quarterly to have an organic understanding of where we are standing, before the annual audit, allowing us to triage emerging issues before they result in a nearly 30% backslide.

COHESION WITH WASTE STREAM AUDITORS

From our correspondence with the Oshawa Centre leading up to the release of this RFP, and networking within the environmental sustainability community, we are aware that Ivanhoe Cambridge employs PragmaTech Waste Solu-tions to perform waste stream audits across the entirety of your retail portfolio. BEST Service Pros intends to col-laborate with PragmaTech to promote a vibrant waste stream plan that will benefit Oshawa Centre. We recognize that some of our competitors are defensive and feel threatened by the recommendations by external third-parties, however, we have built auditing and transparency into all aspects of our organization, seeking certification that will demonstrate compliance to our clients across our portfolio. This means that instead of feeling defensive, we relish the opportunity to learn from PragmaTech, to improve our processes. We feel strongly that through collaboration, we will provide the greatest value to Oshawa Centre possible.

VENDOR ON SITE WASTE STREAM DIVERGENCE TRAINING

One of the impediments to ideal waste stream divergence is the fact that the tenants at Oshawa Centre are re-sponsible for their own waste programs. This means that Ivanhoe Cambridge is not in control of all of the waste that is produced on site, and the Corporate Sustainability Program is at the mercy of differing levels of care, knowl-edge and ability. We propose a system where we offer an entertaining, on-site training program for new and exist-ing tenants, to inform them of the waste stream procedures at Oshawa Centre. Further to this, we would implement challenges and contests to incentive tenants to fully engage in the program.

MULTILINGUAL WASTE DIVERSION SITES

An option for a pilot project could be run through the Shared Environmental Fund would be the upgrading of the existing waste stream stations from English-Only to Multilingual. This would be in keeping with Oshawa Centre’s standing as the largest super-regional shopping centre east of the GTA, where it is expected that the demographic is representative of the area at large, and is multiethnic. Translating the directions into several languages, in addi-tion to the pictographs that exist presently, would relieve confusion for non-English speaking guests.

EXTERNAL WASTE DIVERSION

As briefly stated in the Environmental Pillar of the Three Pillars of Corporate Sustainability, an issue for sustainabil-ity is what happens to waste once it leaves your facility. Many organizations are only concerned about their waste stream until the waste leaves their hands, and give no thought to the processing or lack thereof that may occur once the refuse has been sent to an external processor. We propose, as a joint venture with Ivanhoe Cambridge, that we invest in external organizations that allow us to track the chain of custody to the final location of the waste we produce.

ON SITE ENVIRONMENTAL COORDINATOR

As noted in our Environmental and Sustainability section, BEST has employed a formally-trained, dedicated Envi-ronmental Coordinator for our contract with St. Clair College in Windsor, ON and Humber College in Toronto, ON. We have found that this role has seen significant value across our total portfolio, both for the environment and fis-cally. Should this be of interest to Ivanhoe Cambridge, we would be willing to discuss the idea of having a dedicated environmental coordinator. (It is to be understood that this would be an additional team member, not included in the pricing submitted in response to this RFP.)

We are one of the leaders in utilizing robotic autono-mous scrubbers, LEED cleaning standards, and IOT and cloud-based applications. We work adamantly with our suppliers to pilot new equipment to increase productivity, quality, and efficiencies to ensure we are leading the industry on innovative solutions. Presently preparing for the future positions BEST for success and assist us with delivering innovative, quality services for our clients.

AUTONOMOUS AUTOSCRUBBERBEST has invested in autonomous autoscrubbers, which automate the mundane and redundant tasks of floor cleaning within our service delivery and will be installing one at Oshawa Centre. The autonomous scrubber, being able to operate hands-free, gives our team the ability to continue to clean in other areas of the building while it operates. This unique feature gives our management team the ability to develop cleaning task schedules that can focus on more detailed cleaning in high traffic areas. The other benefit is its impressive ability to use less water, chemicals and energy, ultimately creating greater environmental savings for BEST and Oshawa Centre.

Our long-term focus is to continue to differentiate from our competitors through “NEXT” practices. Our strategy is to disrupt industry best practices and to be at the forefront of innovation in our industry. BEST will continue to look to the future and work with Oshawa Centre to implement the use of autonomous autoscrubbers to elevate our productivity levels. This investment will provide significant value to both Ivanhoe Cambridge and our team. The success of these pilot projects has demonstrated to us the need for further investment into our innovation and technology program.

By integrating an array of 3D, 2D, infrared, and depth sensors within a high-performance autoscrubber, Nilfisk has taken the autonomous scrubber to new heights helping cleaners improve their productivity and quality. BEST has included the Liberty SC50 in our equipment plan for Oshawa Centre as the centre point of our floor cleaning pro-gram that will allow our night cleaning team to bring a more detailed clean to the shopping centre.
