Two recent news stories have made me decide to share some actionable, realistic safety tips that you can implement today. In one story, in the Atlanta area, an agent was robbed and was the victim of attempted rape while working in a sales office. In Newark, Ohio, several female agents were targeted by a man who harassed them based on their pretty pictures. Agents need to take their safety into their own hands if safety training is not provided. 1. Do not wear expensive jewelry when working. When hosting an open house or working in a leasing/sales office in a new home subdivision, do not have valuables in sight such as: laptops, purses, smartphones or any other expensive electronics. Crime is about opportunity. Don’t tempt thieves and make it easy. 2. Be careful when using your picture to promote your business. Recognition is flattering and can help you be known and recognized in your community, but it also allows you to be targeted by the small segment of the population that is predatory. If you must use a picture, limit use to just your business cards that you personally hand out to people who you meet and make it strictly professional. Save the glamour shot type photos for personal use. Limit public use: signs, billboards, marketing mailings, etc. You cannot control who will see it and target you. 3. 1. Do not wear expensive jewelry when working. 10. Is MarketLinx/Tempo really going away? Yes. Once Fusion is fully functional, we will give you a 30-day “heads up.” This will be via the Weekly Facts and online login messages (you will not receive a personal phone call). Then, Tempo will be turned off. Don’t wait until you see the 30-day notice to start using Fusion…you never know, the 30- day notice may be a day before you plan to leave for a long vacation! Use it now!

9. How does mapping work? Very similar to Tempo and Realist. To draw a search area, click the pencil in the upper-right corner of the map. Select either Radius, Rectangle or Polygon.

~Radius – Click on the map where you’d like the center of the circle. Move the mouse out (NOT click and drag) until it’s the size/area you want. Then, click to lock it in.~Rectangle – Click on the map in the upper left of the area you’re wanting to select. Move the mouse to the lower right until it’s the size/area you want. Then, click to lock it in.~Polygon – Click at each bend/turn around an odd shaped area you’d like to search. Once you’ve drawn the area, click on the gray dot where you started to lock it in.

8. Where are the financials? Hover on the Home tab, then click Financials.

7. How do I access the Archive/Property History report? From the details page, click History on the left side bar. Once the report opens, click the pull-down in the upper right and select Archive Detailed Report.

6. How do I save a search, and then attach it to a client? Hmmmm…well, let’s see…this is a two plus hour class…To sum it up in a paragraph: Go to the search screen and enter your criteria. Click Save Search. Name the search, then click Notification Settings and follow the onscreen wizard.

5. I need to search # Stories…how do I do that? You can search all of the same fields that you could in Tempo. When you’re on a search screen in Fusion, if you do not see the field you want, in the lower-left corner, click Add Fields. Select the field you want from the list, then click the Add Field button; that will add the field to the search screen so that you can enter criteria and search.

4. How do I pull up the tax records for a property from Fusion? Similar to #7 above, but click the one that says “Realist Tax” (rather than History).

3. How do I view the disclosures? Similar to #7 and #4 above, but click Documents. (Tip: Currently, if there are no documents, this choice will NOT be visible.)

2. Is there an app for this? Yes, you can access Fusion from a handheld device; go to TulsaREALTORS.mobi

Monthly GTAR Commercial Deal-Making ForumsThe next forum is August 17, 8:15-9:15 a.m. at GTAR; brought to you by GTAR’s REALTORS® Commercial Alliance (RCA) Committee. There are many opportunities to buy, sell, or exchange commercial property. Formal property presentations are limited to the first 15 attendees to arrive and request an opportunity to make a presentation of their listing. However, you do not have to make a formal property presentation to benefit from this marketing and deal-making session. In addition to commercial property presentations, there is a “Have and Wants” session to announce any facility requirements you are seeking to satisfy your clients. EPA Pushes Back Proposed Lead-Paint Rule NAR is concerned about the lack of data related to lead-paint hazards to children when commercial buildings are being reno-vated, repaired, or painted, and will make that part of its comments once EPA releases its proposed rule on lead-safe work practices on commercial and public buildings. The rule has been delayed twice, most recently until Sept.15.
