About Grindelwald – the glacier village

• The centre of Grindelwald lies at 1050 metres above sea level. The mountain backdrop is unique, with the Engelhörner, Wetterhorn,

Schreckhörner, Finsteraarhorn, Fiescherhörner, Eiger, Mönch, Lauberhorn and Männlichen. The upper and lower Grindelwald

glaciers, lush Alpine pastures and well-tended mountain farms are also key elements of the landscape.

• Arrival by road is via the motorways from Geneva, Basel and Zurich to Spiez. From there Grindelwald is reached on excellent roads

via Interlaken.

• International express trains to Interlaken run from Geneva, Zurich, Basel and Lugano. From Interlaken trains of the Bernese Oberland

Railway (BOB) reach Grindelwald in approx. 34 minutes. The population is approx. 4,500 persons. Property tax is 1.5 ‰ of taxable

value.

• Kindergarten, primary schools and high schools are located in Grindelwald.

• Protestant and Catholic Churches as well as Evangelical Free Churches are represented in Grindelwald.

• Excellent medical care is guaranteed by medical and physiotherapy practices and pharmacies in the village and the hospital in

Interlaken, just 20 kilometres away.

• Grindelwald has a wide variety of shops. In addition to the Migros and Coop supermarkets, there is also a diverse range of local

food stores with a rich assortment. Fashion stores, sports stores and boutiques offer an invitation to stroll and shop.

• With over 45 restaurants, tea rooms and speciality locales, the culinary choice is wide ranging.

• Grindelwald offers not only superb summer and winter walking trails but also a vast excursion programme. Brochures and

information are available at Grindelwald Tourism (in the Sports Centre).

• Grindelwald offers skiers, snowboarders and carvers 49 different transport facilities and over 200 km of perfectly prepared pistes.

Cross-country skiing, snowshoe trekking, ski touring and sledging are also popular sports. Ice skaters, curlers and ice hockey

players will find an ice rink in the Sports Centre, which also houses an indoor pool with wellness facilities, as well as a fitness and

weight room, climbing wall and gaming room etc.

• Trendy adventure sports including river rafting, bungee jumping and more are well represented in Grindelwald. It is also a paradise

for paragliding pilots, with good official starting and landing sites.

10. Services to be performed by the Vendor

In apartment 422 only

The Vendor reserves the right to make amendments deemed necessary for reasons of construction. The amendments must however be

of an equivalent standard and must be notified to the purchaser.

The following services are included in the purchase price:

- Installation of sewerage/drainage

- Installation of water, electrical and telephone lines

- TV connections in all living rooms

- All one-time connection charges are included in the purchase price. (sewerage plant,

sewerage/drainage, water, electricity)

- Also included is the progressively rising building insurance, property damage insurance, as well as

all building credit interest (up to transfer of benefits and risks)

All other costs as listed below are to be borne by the Purchaser:

- Solicitor's fees

- Property transfer tax

- Land registration fees

- Costs for issue of mortgage note

The apartments will be built turnkey complete in accordance with building specifications. The entire building will be equipped with an

electronically controlled locking system with patch.

Any special requirements requested that involve additional architectural services and additional costs are to be discussed in advance by

the Purchaser and Vendor. A charge of 15% plus VAT will be made for architecture, planning and organization

Use of apartments

In general, all owners have unrestricted use of their apartments in the Residence. There are no requirements that apartments must be

placed at the disposal of the hotel. However, the Hotel Residence AG Grindelwald offers the purchaser of an apartment the following:

1. Leaseback Flexy: The apartment owner has unrestricted use of the apartment. During his absence the apartment will be

managed by the Hotel Residence with 35% of the accommodation revenue paid to the apartment

owner. The owner must reserve his required stays through the hotel reservation system.

2. Leaseback Fix: For hotel-style management of the apartment, the owner will receive an annual payment of 4% of the

apartment purchase price. In addition, the apartment owner will be entitled to a one-month holiday with

half board including two return flights to India, two Swiss Pass rail tickets per bedroom (meaning four

for a two-bedroom apartment and six for a three-bedroom apartment). Excluding May and June.
