Land Acquisition Working on behalf of RPs, developers, housebuilders and local authorities, we assist in the disposal and acquisition of development land, as well as whole-of-scheme sales. On-the-ground expertise, gathered over many years, allows us to offer landowners bespoke advice on planning and evaluation.

Development Viability Our team undertakes and assists in reviewing Financial Viability Assessments. We tailor our approach to each client and issue detailed advice to ensure we achieve the right result. We are uniquely placed in the market in that we also specialise in the valuation and disposal of affordable tenure housing. We advise both developers and registered providers, being appointed onto the valuation frameworks of many of the principle affordable housing providers.

Development Consultancy & Valuations Our team undertakes the valuation of residential units within new developments and also existing stock for a range of private developers, large house builders and Registered Providers (RPs), including the value of affordable housing and commercial space. For new build developments, we undertake this work from the initial design stage, at various points in the development process, right up to when the units are to be launched to the market for sale or to rent. We provide this advice in the form of early market intelligence in assessing the viability of a scheme and also RICS Red Book valuations.

Design & Specification Working closely with architects and interior designers, we maximise the success of each development by ensuring that our expertise is used from the planning stage through to build completion. A key part of this is ensuring that the specification is finalised early enough in the process for contractors to include this in their pricing to avoid costly new variations midway through a project.

Market Intelligence Our in-house market research team monitors the new build and second-hand markets, creating detailed valuations and reports for our clients. The insights we generate help to inform the best mix of units on a site, pricing on GDV and how best to achieve the required sales rates.

Sales & Marketing We specialise in tailoring sales and marketing programmes to deliver efficiency in terms of cost and cash collection, ensuring we keep voids to a minimum. We do this on up to, and occasionally over, 1,000 properties per year.

Commercial Lettings & Sales Our commercial property agency covers a broad cross-section of the commercial property market including offices, retail, licensed & leisure property, industrial, medical & community, property investments and residential development opportunities.

Property Management Our asset management service focuses on achieving our clients’ objectives by actively and strategically looking for ways to maintain and enhance the rental and capital value of their investments. Property requires constant review and a proactive approach to management to identify opportunities for optimising value and rental revenue.

Client: The London Borough Newham + Future New Home

Summary: A new development of 1, 2 & 3 bedroom apartments at the former West Ham Football Ground. Upton Gardens, an 842 unit mixed-tenure development of private sale and affordable housing has been launched on the site of West Ham’s former Upton Park stadium in East London.

Client: Barnardo’s Developments

Summary: Barnardo’s Garden Village is a unique development in the heart of Barkingside in the London Borough of Redbridge. It is a multi-phased scheme of newly built and carefully converted heritage houses and apartments. The 210 homes offered were available for Private sale and Shared Equity.

The driver for the development was to ensure that enough surplus from the scheme was released to fund the build of a new Barnardo’s headquarters on site. Our early appointment meant that we were involved in every stage of the development. This allowed us to help design the scheme around the target market of the area, providing both houses and apartments for local families. We also created the financial model that enabled the charity to carry out the development without any direct cash input to it.

Client: Triathlon Homes

Summary: This iconic development is famously known for accommodating the Olympic athletes during the London 2012 Olympics.

The scheme comprised of 269 Shared Ownership, 79 Shared Equity and 365 Intermediate Market Rent units. We provided RICS Red Book valuations on the individual Market Values and Market Rents for each flat to establish the asking prices/rents before the release of the flats to the market over 4 principle phases.

We were appointed to sell and let all units, which we completed in 17 months, exceeding our targets and meeting all timescales set by the client.

Summary:

This is a major phased new build mixed residential and commercial canal-side scheme that will create 580 flats in a mix of private and affordable tenures. It also includes over 4,645 m2 / 50,000 ft2 of flexible commercial space with a range of A1-A5 retail and B1office uses.

We provided RICS Red Book valuations in the form of individual Market Values (notional 100% equity share) on a total of 74 shared ownership tenure flats over 3 phases. Valuations were first provided in late 2017 in phase 1 and then on phases 2 and 3 into 2020.

Client:Caraeno Property Summary:Opposite Stratford Station 330 residential units within 2 towers and 20,000 ft2 of commercial. We agreed a sale of the site to a residential developer on the basis that our clients were handed back the commercial accommodation in shell condition.

We were involved in the development site sale to Telford Homes, pre let offices agreed to Galliford Try and the commercial investment was subsequently sold.

Client: Countryside Properties

Summary: We were instructed on a substantial phased development forming part of the Greenwich Peninsula. The development provided in excess of 2,700 new homes and 4,500m2 of commercial space. Greenwich Millennium Village offered 1,395m2 of commercial accommodation set around a Village Square.

Lettings were agreed to a range of commercial occupiers to create a vibrant focal point for the development followed by agreeing a sale of the commercial investment to a niche fund.

Summary: Caspian Wharf was a new mixed-use development comprising 543 residential apartments and 2,000m2 of new retail, offices, leisure community uses. We worked closely with the developer to assist them to secure planning for additional residential units within commercial space and agree a commercial strategy.

Pre lets were secured to a range of users including a c-store (Tesco), gym, dry cleaners, hairdressers, an estate agent and nursery.

We pre-let the 107-bedroom hotel to Travelodge Hotels. A long leasehold sale to Costa Coffee was agreed to create a destination café over ground and mezzanine floors together with various lettings to local service retailers.

Summary:

Adjacent to Canning Town station comprising 975 residential units, 152 bedroom hotel, and 30,000 ft2 of commercial.

We were appointed prior to planning to provide market advice and influence the commercial configuration. We developed marketing strategy and have secured a pre let of the hotel to Premier Inn and a commercial unit to a national supermarket.

The hotel investment has been pre sold and we are in discussions with a short list of specialist investors to forward purchase all of the remaining commercial.

Summary: Landmark mixed use development adjoining Excel and comprising 718 residential apartments overlooking the Royal Docks. It brought forward 1,400m2 of new retail, office and leisure opportunities with water frontage.

A forward sale of all of the commercial space was agreed to a specialist fund. A letting strategy was subsequently undertaken and pre lets were secured to a range of place making users including c-store, gym, dry cleaners, hairdressers two local restaurants.
