It is with great sadness that we have to report the passing of Helen Elmer, who many will know was a founder member and 10 year loyal stalwart of our HOA. She leaves behind husband Gary, daughter & son-in-law Hope and Dominic and two grandchildren who she adored, even naming her Terra Verde “Villa Gianessa” after them.

Helen was only 59 years old and despite being diagnosed with an inoperable form of lung cancer in early 2011, with an average life expectancy of 2/3 years, she refused to submit and hardly missed a day’s work through seemingly unrelenting rounds of chemotherapy, radiotherapy and laser treatment over the intervening 6 years. She took it all in her stride.

Those who encountered Helen on her many visits to her beloved Terra Verde would have witnessed first hand how active she was as a key member of the HOA Board, especially at our annual AGMs each October, when Helen went into overdrive to co-ordinate the day’s events, including bringing in vendors & contractors to present to attending homeowners.

Despite her illness, she was never poorly and was always the first to volunteer for any task that came up, often dragging the rest of us along with her in order to get things done. Her appetite for hard work was insatiable!

It was only over the last few months of Helen’s illness that her breathlessness betrayed that the fact that the disease was, for the first time, beginning to get the upper hand but still she would not give way and those who attended our January HOA Board meeting at the resort, only a couple of weeks ago, will testify that, despite being in a wheelchair

and on oxygen, she carried out her Meeting Secretary duties as efficiently as ever and voiced her opinions on various issues in her usual “New Jersey” style.

On a personal note, it was Helen who brought me into the fray all those years back, when our resort was in dire straits and some of the challenges before us seemed insurmountable. Helen’s determination and fighting spirit suggested otherwise and working so closely with her through those difficult times, I witnessed what an innate sense of fairness, allied to what we call in the UK a “bull-dog” spirit, can achieve. She was always fiercely loyal and though her heart sometimes ran away with her head, her motives were unerringly impeccable.

I often told Helen that the majority of homeowners, who now enjoy everything that our beautiful resort has to offer, will never know how much she did

behind the scenes to help get us to where we are today. From the outset, when garnering support for removal of the previous management and then tirelessly building our owner database from scratch, her input was vital. More recently, Helen’s successes on our behalf included working with all parties to drastically reduce our resort utility bills and later negotiating a great contract with our service provider for much needed improvements to our street lighting.

I have no doubt that I speak for all of her HOA colleagues in saying that we have been very lucky to have Helen on our team and I feel enormously privileged to have known her so closely, both as an unfailingly supportive Board colleague and more importantly as a very dear and generous friend. She will be sadly missed.

On your most recent visit you may have noticed that we have replaced some areas that in the past had mulch with lava rocks. These areas include the island at the entrance of the clubhouse, the sides of the clubhouse building and around the palm trees by the amenities. The color of the lava rocks along with the clean look has enhanced the appearance of the grounds outside the clubhouse. In some of these areas there was always some difficulty in getting plants to survive. This will improve the appearance in those areas.

In addition to the clubhouse we have also extended the lava rocks to include the trees that are planted around the main lake. Because these trees are often planted on a slope the mulch always washed away. Installing borders with the lava rock will allow us to maintain a consistent look around the lake.

Following initial installation of the lava rocks along the back of the lakeside townhomes we have now extended the project to include all the townhomes, which is now completed.

The project was done in-house, which allowed us to save on costs. Apart from the aesthetic benefits, the installation also serves a functional purpose. In the past the buffer between the building and the grass was done with mulch, which often washed out and left mudding

area. The lava rock installation has resolved this and has added a clean and consistent look to the back of the townhomes.

A few weeks back we completed the installation of mulch resort-wide. The project was done by our landscaper which brought in an outside company to blow the mulch in.

Due to a build up of mulch over a number if years, particularly around the townhomes, we took steps to avoid excessive

buildup. This will hopefully reduce instances of the mulch being washed away during heavy rainfall. This was less of a concern around the common areas and the single-family homes. We have had a couple heavy downpours since the installation with very little washout on the townhomes and the single-family homes.

Although often overlooked as out of sight, out of mind, the time had come to repaint the wall. In the past we have pressure washed the wall and this has helped to temporary improve the appearance, but this time around it needed repainting.

The Perimeter wall stretches for most of Madeira Beach along Poinciana Blvd and includes the second gate at Golden Beach. We also have a wall towards the end of Hideaway, that separates us from the Indian Point Community. The wall here includes the tennis court and the homes at the end of Hideaway Beach Lane.

We had started the project late last year, with the intention to complete early this year. The project was completed in-house, which resulted in significant savings. The wall was repainted in the existing colors with a higher grade paint to allow for longevity.

As we have in the past we make a point to have Santa and his helper come in a couple days before Christmas. This year we had Santa on Friday 23rd December around 3pm. The kids get very excited seeing Santa and having their picture taken, but many of the adults seemed to have had fun as well. While not as big as some years in the past we had a decent turn out. We took pictures with our Polaroid and gave them out.

The January HOA Board meeting, heard that our resort has enjoyed a busy start to the new year in terms of visitor numbers, as homeowners report healthy bookings for the year ahead and all this despite BREXIT and the uncertainty of a change of regime in the US itself.

The HOA finances remain sound, allowing all 3 associations to peg their fees for a further year. The Masters’ reserves are ahead of budget, mainly due to above budget income from initiation fees, which accrue as new buyers come in. 36 Terra Verde properties changed hands last year, which underscores anecdotal evidence of a healthy market for TV real estate.

Over recent years re-investment has been our priority and much has been achieved, whilst maintaining the required levels of reserves as called for in our “Reserve Study”, which sets out our programme of capital expenditure and resort maintenance projects for the decade ahead and more. At this stage it seems prudent to have a fresh study undertaken to gain an up to date assessment of our likely future commitments, so that we can be confident that we are setting sufficient funds aside, particularly for those major undertakings e.g. road surface works, clubhouse roofing, pool-decks etc. We shall be commissioning this soon and the results will be reflected in our annual budgeting exercise in October.

Terra Verde Resort is a beautiful, established and popular destination for many visiting the Orlando area for vacation, sporting events and conferences. The resort has received Trip Advisor Certificates of Excellence for 2012, 2013, 2014 and 2015. This reflects the hard work of our staff, that goes on behind the scenes. But do we really appreciate what is required to run, maintain and improve Terra Verde to ensure it continues to be one of the best resorts in the area. This article tries to capture just what goes on during a typical day at Terra Verde.

The days starts at 7am when the front desk, housekeeping, main gate and maintenance staff arrive.

The overnight security, which is contracted out, handover to our Gate Greeters at 7am ready for the early morning rush of management companies, housekeepers, pool maintenance and contractors requiring access to the resort. Our Gate Greeters consist of Mark, Johnathon, Jeffrey and Enrique working on a rota basis. Their day consists of greeting newly arriving guests, checking swipe cards are

current/valid and ensuring contractors have valid passes to enter the resort. They also handle notifications from owners and guests of visits, deliveries or contractors to ensure they can gain access to the resort. Most owners are aware of how busy it can get at the main gate and our staff do a great job to manage arrivals at the resort during these busy times.

Meanwhile, the front desk, Monica, France and Sarah who also work a rota, and housekeeping staff, Leyda and Jose Ramos prepare for opening the clubhouse and communal areas at 8am. Front Desk duties include admin checks such as counting tickets, gate cards and reading

the log book. Blinds and shutters are opened, TVs turned on and complimentary coffee made. Bathroom doors, lobby doors and pool gates are opened. Lagoon furniture uncovered, pool furniture organised and a pool inspection takes place.

At the same time the housekeeper vacuums and mops all floor areas and empties trash bins prior to 8am. This work continues and extends to the pool area. Tables are cleaned, furniture organised and glass doors and windows cleaned. The pool fence is cleaned and any trash

picked up and bins emptied. Guest and office restrooms are cleaned. Trash is picked up around the resort and taken to the dumpsters. By midday the housekeeper moves on to the Gym and Arcade. After lunch the business centre is cleaned and car port area swept before a final check of the bathrooms and kitchen and lobby glass doors recleaned.

As the day progresses the Front Desk staff have a range of duties to perform between checking in guests and owners.

The pool area is inspected hourly with pool furniture organised. This also gives our staff the opportunity to talk with guests to ensure they are happy.

Maintenance is extremely important and doesn’t stop. Yamil’s daily maintenance includes raking the sand, checking pool equipment, dumpster checks and tidying up around the resort. Racoon traps are set weekly or when required. Other routine jobs include painting, pressure washing, bridge and decking repairs. Yamil also undertakes additional projects such as the lakeside light replacement and lava rock installation. Progressing the projects in-house has the benefit of significant reductions in costs, which can be re-invested into the resort amenities.

Change over for Front Desk staff is 3pm with a number of administrative checks and a handover. The pool inspections continue with other duties such as providing the 6pm complimentary coffee, playing the Wednesday and Friday night movie in the cinema and advising guests that the pool area will close at 10pm an hour before. As the majority of check-ins are after 4pm this period can be extremely busy.

Guests and owners will find the Front Desk unoccupied for short periods to allow the pool inspections, other duties and comfort breaks. There will be a sign at the front desk informing guests and owners they will return shortly, so please be patient on these occasions.

At 10pm the front desk staff will close the pool area and lock the gates. They will then close their shift, locking the clubhouse door, performing their administrative checks, turning off lights and setting the alarm, usually getting away at around 11pm.

There are three other members of staff that have not been mentioned. Our Club House Manager, Jose Jiminez who is responsible for managing clubhouse operations. Jose can frequently be seen on his rounds of the pool and amenity areas, talking to guest and ensuring everything is in order so guests and owners have a great stay at Terra Verde. He also covers the front desk when required.

Stephanie is one of our newer members of our staff and responsible for the Homeowners Associations (HOA) accounts. Her duties include billing and collecting HOA fees from the owners.

Last, but not least is our

General Manager, Conrad Ferguson who has overall responsibility for managing the resort. On a daily basis, you will see Conrad on his walkarounds. He is responsible for commissioning projects, reviewing contracts and the financials for the HOA. Conrad is also our Licensed Community Association Manager and advises the HOA Board of Directors of the statutes and documents for community resorts.

And so, the sun sets on another day at our beautiful resort. Hopefully, this article provides just a brief snapshot of what goes on to run our resort. Our staff do so much more, which cannot be covered in a short article such as this. The hard work, enthusiasm and commitment from all our staff makes Terra Verde one of the best and most sought after resorts in the Kissimmee area. The Certificate of Excellence awarded by Trip Advisor, four years in a row, speaks for itself and is a credit to all our staff. They are an excellent team and do a fantastic job behind the scenes to ensure our guests have a memorable stay at Terra Verde Resort. Great job everybody!

Everyone knows that Orlando is the vacation destination of the world, and Terra Verde the best vacation home destination of the area. Theme park and city developers need to keep guests coming back year after year and here are some of the things to check out on your return trip to Central Florida:

Volcano Bay, Universal Orlando’s new water park. Set to open May 25, Volcano bay is a tropical themed water park featuring four distinct island-themed areas and new technology that will allow guests to virtually wait in line (via an interactive wrist band). If you have driven by Universal in the past year, you have definitely noticed from I4 the massive volcano structure with water slides jutting in and out from its sides. The volcano features waterfalls and streams during the day and flowing lava effects at night.

Race Through New York Starring Jimmy Fallon. Universal Studios has scheduled this ride to open April 6. Guest will challenge Jimmy through the halls of NBC studios and down the streets of Manhattan in a 72 seat theatre with interactive

seating and simulations. The experience will also include celebrity appearances and memorabilia from the last 60 years of the Tonight Show. This will also be the first ride at Universal Studios to introduce their “virtual wait time” using an app, lessening the amount of time guests spend in line so that they may enjoy other parts of the park until it’s their turn to ride.

Pandora: The World of Avatar. Coming to Disney’s Animal Kingdom. This will be an all new land and guest experience at Animal Kingdom bringing the movie, Avatar, to life. If you haven’t seen the movie yet, make sure you

check it out so you know what you are in for! If you are wondering why Disney would feature a land from a movie made in 2009, there are sequels scheduled for release beginning in 2018. The park will feature rides such as “Avatar Flight of Passage” where guests will soar over Pandora with the wind in their faces for a trip of a lifetime and “Na’Vi River Journey” which is a riverboat ride through a bioluminescent rain forest. And in case you’re wondering, somehow Disney with all their magic, have managed to recreate the floating mountains. I guess we will just have to see it to believe it!

Miss Adventure Falls at Disney’s Typhoon Lagoon. Disney must be feeling a little bit of pressure from Universal’s Volcano Bay because they are finally giving a little bit of love to their water parks. Miss Adventure falls will be a 4 person raft ride lasting over 2 minutes long making it the longest of the Disney water rides. The ride will also not have a height requirement so the whole family can enjoy together.

Kraken VR at SeaWorld. The Kraken is an amazing coaster as it is, but SeaWorld is stepping it up a notch by

adding a virtual reality element to it. Using an entirely new technology, this will be the only virtual reality coaster in Florida. The experience will take riders on an adventure deep into the ocean with mysterious sea creatures. The VR experience will be optional with riders choosing to, to don headsets which will cover their eyes and ears for a fully immersive ride.

Seven Seas Food Festival at SeaWorld. This all new event (to Orlando, it has been in San Diego before) is SeaWorld’s answer to Epcot’s Food and Wine festival. Guests can taste their way around 11 Global Food markets featuring 60 different dishes and sip on wine, cocktails or one of over 50 local craft beers while enjoying music acts and artists. The event takes place on Saturdays from February 11 through May 18.

Orlando City Stadium. Fans of soccer (or football, as the rest of the world calls it) can cheer on the Orlando City Lions and the Orlando Pride at their all new stadium set to open before the season starts. The stadium is located downtown, two blocks from the Amway Center and walking distance to the bar district of Church Street Station and Wall Street Plaza. The stadium, which has a capacity of 25,500, was designed to be the loudest stadium in all of Major League Soccer. The stadium has also installed 49 rainbow colored seats to honor the victims of the Pulse nightclub shooting.

Top Golf Orlando. Top Golf is an attraction that takes the idea of a driving range and turns it into a high end party

atmosphere with competitive games that anyone can take part in (even if you have never hit a golf ball before). The driving bays can handle groups up to six allowing guests to share a game together, much like bowling. The golf balls are all microchipped and the range itself is set up like a dartboard with different spaces and holes scoring different points. The microchips in the balls keep players score, which is especially helpful since you will be busy enjoying their range of beers and cocktails along with a food menu that far surpasses a typical sports bar. I have spent time at the one in Tampa and can attest, that it is a lot of fun and I am really looking forward to this opening. It will be located near the Convention Center on Universal Blvd. but we will have to wait until the fall to enjoy it.

Andretti Indoor Karting and Gaming. Also coming to Universal Blvd is a new indoor high speed kart track complete with ropes course, arcade games, bowling alley, rock wall and zip lines. Set to open in June, this multi-level entertainment complex will also offer an array of popular food, such as Brick Oven Pizza and a professional racing simulator using virtual reality technology

and a cutting-edge visual experience.

With so much coming to Orlando, guests will have no choice but to visit again and again!

We all have our reasons for wanting to pretend that 2016 never happened, but can we just agree to all try and make this year a little better. To start, you can visit the Tiki bar next time you are at Terra Verde! Frozen cocktail by the pool and a basket of chicken wings… there, your year is better already! Mother Nature has blessed us with a very mild, even by Florida standards, winter this year and many guests have been taking advantage of that fact. It’s only going to get better as winter melts into spring and families once again descend on Terra Verde (and all of Florida) for the March break.

Join us for our annual St. Patrick’s Day celebration where everyone is Irish, if only for a day. We will have a DJ, playing

your favorite requests or handing you the karaoke mic so that you can become a star while on holiday. Of course, green beer, smoothies and cocktails will be available to get you in the spirit!

Stop by the bar anytime during our spring and summer months for updates on poolside DJ/Karaoke parties, drink specials or new food options.

The Tiki bar has always provided an array of pub food such as wings, burgers, fries and nachos but this year we are hoping to add some seasonal selections to keep things fresh and interesting.

Hopefully, most owners will be aware that last year the resort’s Facebook page was relaunched. The purpose of this is to promote Terra Verde Resort and provide guests and potential guests with current information about the resort. The Facebook page was renamed ‘Terra Verde Resort – Kissimmee, FL and is the ‘validated official’ Facebook page of the resort. If you search for Terra Verde Resort you will find several other pages, some of which have been created by owners to promote their own rental home, but if you are looking for the ‘official resort’ page then visit ‘Terra Verde Resort –

Kissimmee, FL with the symbol, which indicated that Facebook confirms this is the authentic page of the Homeowners Association. During the research to relaunch the page it was considered extremely important to ensure that the page was up-to-date and containing current photographs of the resort and its amenities and a complete new set of photographs were produced. Guests now visiting the page will get a good and accurate impression of our beautiful resort. Several months later and the

‘following’ on our new Facebook page is increasing on a daily basis, with a steady stream of guests ‘checking in’ at Terra Verde Resort on Facebook. The page is managed from the resort and only the three designated administrators are able to post on this page and continuously monitor activity. As normal, guests and owners can comment and react to posts but cannot post themselves. It is worth noting that this page is not intended as another forum and owners wishing to communicate with each other and discuss issues should visit the ‘Resort Forum’ which is provided for that purpose. Owners wishing to make suggestions and comments in respect of resort improvements can do so directly by contacting or speaking to our General

Manager or emailing the HOA. The ‘official’ Facebook page will continue to grow and provide current information about what’s happening at our beautiful resort and encourage visitors to the page to stay or come back to the award winner Terra Verde.

The resort video has recently been updated and now includes many of the additional features and facilities that have been added to the resort over recent years. In addition and within the next few weeks, the recently constructed Cinema room will be included in the footage.

The updated video which contains a number of sequences shot using a drone camera, is hosted by 'ViewbyVideo' and can now be viewed on the HOA website at ww.terraverdehoa.com and the resort website at www.terraverderesort.net.

As a result of the release of the updated video, the web links to the old version are no longer valid and owners who wish to incorporate the updated video into their own resort websites may obtain a copy of the necessary web code by visiting the Owner's page of the HOA website and viewing the 'owner's resources' section.

Brenda and I have always enjoyed heading over to Old Town on Friday evenings to view the parade of collector cars. It is a popular event that attracts locals and Disney visitors. There are also rides for the kids and shopping and light food fare to keep everyone happy.

During our recent trip to Terra Verde we decided to go to the Mecum car auction which features a whole week of collector car viewing and auctions. I had seen a couple of auctions on television so it looked like fun since we already enjoyed the Old Town car parades.

The Kissimmee auction is held annually in late December and early January at the Osceola Heritage Park in Kissimmee. Car enthusiasts and collectors come from all over to view this largest auto show in the country. People can go to

view the cars and can also register to actually bid at the daily auctions and memorabilia featured for eight days. The recent auction had about 3000 vehicles up for bid. Portions of the auction are nationally re-televised on NBC cable.

We chose to register and bid which allowed us to get closer to auction runway. On the day we went there were about 5 thousand people attending. Most people go there for the spectacle and don’t actually bid on anything.

There were plenty of food and drink options available. We

had some delicious barbeque sandwiches and also split a fabulous corn dog.

The Dodge Boys car team were giving people hot lap rides in Dodge performance cars on a closed race course. This was very popular. I was told that they burn up a set of tires every hour.

Vehicles routinely sold for over $100,000 which shows the quality of cars and trucks offered for sale. I kept my wallet in my pocket even though I was sorely tempted to join the fray. My pedometer clocked that I walked over 2 miles having fun. We plan to go next year too.

The HOA would like to remind owners that the Resort website www.terraverderesort.net regularly receives vacation rental enquiries. Interested owners may place their email addresses on the website enquiry distribution list, such that they will receive copies of suitable enquiries received by the Resort website.

Owners may either check to confirm that they are already included on the distribution lists or request that they be added to the relevant distribution lists, by visiting the Owner’s section of the HOA website at www.terraverdehoa.com and completing a simple form.

Owners are reminded of the requirement to provide all guests with a completed copy of the ‘Gate Check-in’ document, prior to arrival. The completed document may then be shown, together with photo id, to the Gate House Staff upon initial entry to the resort.

Copies of the ‘Gate Check-in’ document can be found on the Owner’s page of the HOA website, within the ‘Online Forms’ section.

It is also an advantage for Owners, upon arrival at the resort, to bring a similar copy of the document with them.

Owners who have mislaid the access code for the Owner’s section of the HOA website should contact the HOA website admin at [email protected]

Before requesting details of the access code, owners should ensure that their owner details held by the HOA are ‘up to date’

Maintaining the appearance of the Resort to a high standard is extremely important. Our staff work hard on a daily basis to achieve this by spending a great deal of time clearing up unwanted trash. Homeowners and management company support with this is essential. To assist owners, a handout for both townhome and manors owners are available on the HOA website. Please make sure this is in the Guest Folder in your home and also that your management company has a copy.
