5.0 WAITE CAMPUS 5.1 Description of Campus The Waite Campus was established on the land donated to the University by Peter Waite in the early 1920s. It includes Urrbrae House and a number of associated heritage listed buildings or buildings with heritage value. These can be classified as follows: The buildings associated with Urrbrae House (and the Urrbrae House Historic Precinct):

• Claremont House Claremont House is isolated from the other listed buildings which all sit west of Waite Road. These buildings have either State or local heritage significance. Proposals for Campus Development A Waite Campus Development Strategy has been prepared (July 2004) which identifies the heritage qualities of the Campus (both the built form and landscape qualities) as part of the physical analysis. Part of the process in establishing a campus design framework (Section 3.2) was to draw a 'heritage line' which runs along the edge of the western un-built section of the site and also incorporates Urrbrae House. This heritage line does not take into account the significant heritage structures of the Coach House, Garage, Southern Barns, Battery House, Hannaford Building, Waite Building and the Caretakers Cottage. If the object of the line is to 'preserve heritage settings' the location of this heritage line should be reconsidered in the light of the heritage values of these places and their context. The objectives and principles established in the report (Section 3.6 Heritage) for the listed buildings on the campus are well considered and should inform any practical implementation of the recommendations of the Development Strategy. This does mean much more detail in terms of the implications of development of the heritage listed places will be required.

5.2 Claremont House

5.2.1 Building Information

Name: Claremont House, formerly Hartley Bank Location: Extension of Claremont Avenue, Urrbrae, western section of Waite Campus.

Date of Construction: c1850 with later additions

Description: A two storey bluestone residence with brick quoining and an elegant walled terrace to the south of the house. The front section of the house damaged by fire (during the 1930s) and the verandah has been replaced by a later structure. [Note no inspection possible]

Heritage Status: Local heritage place, Schedule of Local Heritage Places, Mitcham Development Plan.

Summary Statement of Heritage Value: Claremont House was begun in the early 1850s by pioneer settler and surveyor Alfred Hardy, who called the property Hartley Bank. The property was then owned by pastoralist Daniel Cudmore (1860s) and politician Sir John Gordon (1890s). The house itself is an early residence indicative of the initial settlement in the foothills close to the city. It currently has the appearance of a typical 1860s two storey bluestone and brick house of simple plan and form.

Current Use and Occupants: The house is currently rented to a private tenant.

Additional documentation required: Priorities recommended in the 2006 Conservation Management Plan should be undertaken as soon as possible.

Approvals process and requirements: The house is included in the Mitcham Local Heritage Schedule. Once the Mitcham Heritage PAR is confirmed heritage conservation provisions will apply to any work on Claremont House.

5.3 Caretaker's Cottage

5.3.1 Building Information Name: Security Office, former Caretaker's House Location: Waite Road, Entry 1, Urrbrae Date of Construction: circa 1870 (part of Urrbrae House) Description: This house is the security office for the Waite Campus. It is a simple asymmetrically fronted bluestone residence with brick quoining and window and door dressings, and brick chimneys. It has been re-roofed with Heritage Red Colorbond and there are skilion extensions to the rear constructed in lightweight cement sheeting. Heritage Status: This former Caretaker's cottage is on the State Heritage Register

Summary Statement of Heritage Value: This cottage is an important example of a workingman's residence of the 1870s and is associated with Urrbrae House and its agricultural activities. Current Use and Occupants: The cottage is currently used as a security office for the campus and contains a lunch room and offices. 5.3.2 Reports and Studies Refer to the Urrbrae House Conservation Plan. A full Conservation Management Plan was undertaken in 2006 by Bruce Harry & Associates. 5.3.3 University Obligations Stakeholders: This building is maintained by Campus Services, and is used as offices and amenities by the University's Security Service Provider.

5.3.4 Future Management Strategies Guidelines for retention of heritage value: The domestic qualities of this small cottage should not be lost in any adaptation undertaken. As this small residence is on the State Heritage Register, all works undertaken to the building should be in the nature of conservation, retention and reinstatement wherever possible of original material for both exterior and interior elements. Additional documentation required: Priorities recommended in the 2006 Conservation Management Plan should be undertaken as soon as possible.

Approvals process and requirements: Approval for development for a State Heritage place requires that all works be subject to approval from the State Heritage Branch. 5.4 The Lodge

5.4.1 Building Information Name: The Lodge, Urrbrae House Gate House

Location: Corner of Cross Roads and Fullarton Road, Urrbrae

Date of Construction: Prior to Urrbrae House (pre 1890)

Description: A small Victorian Gothic residence constructed in bluestone with brick window an door dressings and chimneys (now painted). The building is of an unusual design with projecting square window bays angled to the western corners of the building. It is located in a prominent position at the corner of Fullarton and Cross Roads, and at the entrance to Urrbrae House Drive and the Waite Historic Precinct.

Heritage Status: The former Gate House is included on the State Heritage Register

Summary Statement of Heritage Value: The Lodge is associated with the development of Urrbrae House and is indicative of the transference of English Estate characteristics to early estates in South Australia with the construction of a gate house at the entry point to Peter Waite's Urrbrae Estate. It is also an important early example of Victorian Gothic Revival architecture in South Australia.

Current Use and Occupants: The Lodge is currently rented out to tenants.

5.4.2 Reports and Studies Refer to the Urrbrae House Conservation Plan A full Conservation Management Plan was undertaken in 2006 by DASH Architects.

5.5 Hannaford Building

5.5.1 Building Information Name: Hannaford Building, formerly Laboratories, the Pot House

Location: Off Waite Road (Entrance 3), Urrbrae

Date of Construction: 1929

Description: An early laboratory structure on the site which was constructed at the same time as the main Waite Building, using face red brick and similar Georgian Revival detailing. It is located adjacent to the student cafeteria which has been constructed in a similar style. The building has a central open area with former laboratories either side.

Heritage Status: Local heritage place, Schedule of Local Heritage Places, Mitcham Development Plan.

Summary Statement of Heritage Value: The Hannaford Building is an example of an early dedicated laboratory structure on the site constructed at the same time as the initial Waite Building and is physically closely associated with the Southern Barns of Urrbrae House.

Current Use and Occupants: The eastern section of the Hannaford Building is currently unoccupied and there are now offices in the western side. The building currently has mixed occupancy, but it is planned that the Department of Water, Land and Biodiversity Conservation with be the sole tenant.

5.5.4 Future Management Strategies

Guidelines for retention of heritage value: The exterior of this building requires significant maintenance to maintain the integrity of the brickwork which is an essential part of its physical character. Any early scientific material or equipment which is retained in the interior of the building should also be carefully conserved.

Additional documentation required: Priorities recommended in the 2006 Structural Assessment & Recommendations Report should be undertaken as soon as possible.

Approvals process and requirements: The house is included in the Mitcham Local Heritage Schedule. Once the Mitcham Heritage PAR is confirmed heritage conservation provisions will apply to any work on the Hannaford Building.

Heritage Advisory Services required: Mitcham Council has a Heritage Advisory Service in place for advice on proposed works to the building, and assessment of development applications.

Adaptation parameters: The open nature of the interior of the building and the associated spaces would allow for significant adaptation to other uses. Much of the building is currently under-utilised and should be upgraded to fulfil a useful function. The adaptation of the building should be guided by the retention of any significant elements.

5.6 Waite Building

Western Elevation


Name: Main Building, Waite Agricultural Research Institute

Location: Waite Road (Building No. 1), Urrbrae

Date of Construction: 1927-1928

Description: This is a building which was designed by Walter Hervey Bagot, architect to the University. It retains Classical Georgian Revival detailing to the central section, with two additional wings from the 1930s. A later 1960s front section has been added fronting Waite Road, sitting in the rear courtyard of the Waite Building. The Waite Building's front elevation faces west.

Heritage Status: State Heritage Register

Summary Statement of Heritage Value: The main building at the Waite Institute is historically important as a physical development of Peter Waite's vision for an Agricultural Research Institute. It is significant architecturally as the work of Woods, Bagot, Jory and Laybourne-Smith (specifically Walter Hervey Bagot) and is one of the few South Australian buildings in the Georgian Revival style. It is enhanced by the stately avenue of Elms in the grand vista landscape manner (Mitcham Heritage Survey, 1995).

Current Use and Occupants: University Departments, lecture rooms and offices. Also contains a mixture of laboratory and office accommodation for several organisations including the University, SARDI and CSIRO.

This Conservation Management Plan provides recommendations for immediate maintenance and repairs, and policies for ongoing adaptation.

The later section to the east does not form part of the original building. The overall form of this building including the major front elevation and two projecting wings should be retained. Internally little of significance, apart from the major interior staircase is significant. However, a full assessment of the laboratory fixtures and fittings should be undertaken to determine if there is anything of heritage value.

5.7 Urrbrae House

5.7.1 Building Information Name: Urrbrae House

Location: Walter Young Avenue, off Fullarton Road, Urrbrae, within the Urrbrae House Historic Precinct

Date of Construction: 1891

Description: A large Gentlemen's residence of the late Nineteenth Century in suburban Adelaide constructed of bluestone and brick with an expansive slate tiled roof and tall brick chimneys. It is two storeys with an internal gallery and the lower storey being a semi-basement. The house is set in an expansive garden and grounds, and reached by a road through the Waite Arboretum.

Heritage Status: State Heritage Register

Summary Statement of Heritage Value: Urrbrae House was constructed in 1890-92 for Peter Waite and designed by architects C H Marryatt and E J Woods. Furnishings, decoration and furniture were made in London and Edinburgh in 1876. Urrbrae House is a fine and generally intact example of a wealthy man's residence of the late nineteenth century in suburban Adelaide, and expresses the innovative and pioneering character of its owner, Peter Waite, in a manner drawing together function, form and the newest technology as a benchmark of design in Australia. The electrical and refrigeration installations are the oldest known examples in South Australia (Mitcham Heritage Survey 1995). The University of Adelaide took occupation in 1922.

5.8 Battery House

5.8.1 Building Information Name: Battery House

Location: East of Urrbrae House, accessed off Waite Road Entrance 3, located within the Urrbrae House Historic Precinct.

Date of Construction: Contemporary with house (1890s)

Description: A small face red brick functional building set on a bluestone plinth with terracotta tiled roof and decorative finials. The roof has half hipped ends.

Heritage Status: State Heritage Register as part of Urrbrae House listing (Register No. 10656). Summary Statement of Heritage Value: This small building was constructed to house the batteries generating electrical supply to Urrbrae House. This was one of the earliest electrical generating plants for domestic electricity in South Australia (probably the first, check Conservation Plan).

Current Use and Occupants: Currently used for storage by the Urrbrae House staff. No original battery equipment remains in the building.

5.8.2 Reports and Studies The history and use of the building is incorporated in the Conservation Plan for Urrbrae House, 1991

A separate Conservation Management Plan has been prepared for this building by Phillips Pilkington in 2006.

5.8.4 Future Management Strategies Guidelines for retention of heritage value: Any work to the Battery house should be in the nature of conservation and the retention of the structure and any equipment relating to the early electrical generating function. Any equipment relating to the early electrical generating function of the battery house should be carefully retained. The exterior of the building should be maintained in good condition and any works undertaken should be in the nature of conservation.

Additional documentation required: Recommendations of the Conservation Management Plan should be implemented through the preparation of Specifications for the works.

5.9 Coach House

5.9.1 Building Information Name: Coach House

Location: Within the Urrbrae House Historic Precinct, adjacent to Claremont Avenue, Urrbrae - theoretically pedestrian access only

Date of Construction: Contemporaneous with Urrbrae House (1890s)

Description: A large complex of stone and brick structures with a now covered central courtyard and horse stables and equipment stores. The Coach House currently houses the Waite scientific collection and archives and was the site of the first laboratories for the Waite. The Coach House was upgraded in 1990 to house the Mawson Collection and the Mawson Collection was transferred to the South Australian Museum in 2002.

Heritage Status: State Heritage Register as part of Urrbrae House listing (Register No. 10656). Summary Statement of Heritage Value: The Coach House is indicative of the associated structures required for large Gentlemen's estates in the foothills of Adelaide and is indicative of the transference of elements of country estates from Britain in the early years of the settlement of South Australia. The Coach House also served as the first laboratory for the Waite Research Institute after its establishment in the 1920s.

Current Use and Occupants: The Coach House now serves as a visitor's centre and also houses the Waite Archives and scientific collection.

The interior has been adapted and appropriate guidelines followed for that process.

5.10 Peter Waite Garage

5.10.1 Building Information Name: Peter Waite Garage/Visitor's Centre

Location: Within the Urrbrae House Historic Precinct, to the south of the house, close to Claremont Avenue, Urrbrae

Date of Construction: 1920s

Description: A small timber framed, corrugated iron garage suitable for two vehicles. The building current contains interpretation material for visitors and a large wool carding machine from Michels.

Heritage Status: State Heritage Register as part of Urrbrae House listing Summary Statement of Heritage Value: The garage is indicative of the change in modes of transport from the late Nineteenth Century to the early Twentieth Century, and also indicates Peter Waite's propensity to keep abreast of the latest technological developments.

Current Use and Occupants: The garage is currently used as a Visitor's Centre.

5.11 Southern Barns


Name: Southern Barns, Urrbrae House Barns and Sheds, Sensory Laboratory and other Waite designations.

Location: off Waite Road, south east of Urrbrae House (via Gate 3)

Date of Construction: Two of the barns are contemporaneous with Urrbrae House (circa 1900), the third barn is of a later date.

Description: A set of three originally agricultural outbuildings with random bluestone end walls and brick quoining and detailing, and brick side walls generally. These barns are used as the wine sensory laboratory, soils laboratory and general teaching laboratory. They form part of the Waite Complex and abut the coach house.

Heritage Status: Local Heritage Place, Schedule of Local Heritage Places, Mitcham Development Plan.

Summary Statement of Heritage Value: These buildings which were originally outbuildings of Urrbrae House, represent the facilities provided for the activities of the estate under the ownership of Peter Waite.
