This 80,000 ft2 office space refurbishment project was characterised by an extremely condensed and therefore intense pre‐construction phase. From a standing start Trinity had 3 weeks to complete the design and procurement process before commencing works on site. This involved designing the base M&E systems, taking Motorola’s comments on board and making the appropriate adjustments, procuring all the plant and equipment and getting all the sub‐contractors on board. While classed as a refurbishment project, for Trinity it was effectively a new build because 99% of the building services were new, the exception being some retained perimeter lighting.

The mechanical works comprised a big VRV air conditioning system with Heat Recovery Units for fresh air ventilation, cooling systems for the Data Centre and Communications room and the usual HCW domestic supply and sanitaryware. Key electrical services included a new MCB distribution board supplying power to the new mechanical plant and small power to the office accommodation. There were data and comms electrical installations together with brand new lighting schemes, a new fire alarm system, security access control, intruder alarms and CCTV and a large UPS system as well. The project was originally programmed over 5 months but due to the requirements of the new tenant, Motorola, the project had to be fast‐tracked to enable handover 3 weeks earlier than the original targeted completion date.
