Industry construction, which remained largely stagnant during the Great Recession, is now revitalized, with facilities being built, renovated or expanded nationwide. Financing is available, zoning boards are better educated on the asset class, and facility design has evolved to retail-style sophistication. All of these factors create a recipe for strong development in urban, suburban and rural areas. Still, anyone building a storage facility today must be prudent in regard to facility location, competition, amenities and marketing.

The popularity and effectiveness of digital marketing tools has allowed self-storage operations of all sizes to expand their reach and target profitable market niches. Some operators battle for market share using concessions; but the days of rampant discounting seem to be tapering off, with most operators focusing on facility marketing programs and stellar service to attract and retain customers.
