1. STATEMENT OF RESPONSIBILITY AND RESPECT
Windsor Lodge is owned by all Windsor Lakes homeowners for your use and enjoyment. It
is not owned individually, but jointly. Activities and use of the Clubhouse and Clubhouse
equipment is for all Windsor Lakes residents. All revenues taken in by the Clubhouse, go to
the Clubhouse through the Windsor Lakes Homeowners Association and are used to help
defray operating expenses, activities expense and maintenance costs. All costs associated
with the Club are paid by the Homeowners Association and passed on to homeowners in
your monthly homeowner’s association assessment. Care and respect for the clubhouse
facilities and equipment help keep the Clubhouse expenses under control and becomes a
factor in the Association’s monthly assessments fees
Windsor Lodge and the Front Desk is staffed during all hours of operation of the Clubhouse,
except for the extended hours of the swimming pool/hot tub and Fitness Center.

3. GENERAL RULES
A. In order to insure every resident’s enjoyment of all Clubhouse facilities, all persons using
the Clubhouse facilities shall conduct themselves in a courteous manner with due regard
for the rights of others residents, guests and staff, to use and enjoy the facilities.
Violations of rules and regulations could result in suspension of the Clubhouse privileges
for a period determined by the Board of Directors.
B. The number of persons using any or all of the recreational facilities at a given time may
be limited as determined by the Clubhouse Manager.
C. All persons using the Clubhouse facilities will follow the instructions and decisions of the
Clubhouse Manager or members of the Clubhouse Staff regarding the use of the facilities,
priority of use, and the length of time.
D. Supplemental rules and regulations will be posted in specific areas, rooms or facilities as
needed. All residents and guests will be responsible for reading and abiding by these
rules.
E. All persons using the Clubhouse facilities will comply with any instructions, directions or
requests received from the Clubhouse Manager or staff. Persons who fail to comply with
the rules will be subject to removal by demand.
F. The Clubhouse will not be responsible for lost, stolen or damaged personal items, either
left unattended or in lockers. No items are allowed to be left overnight in the Clubhouse
lockers. The Staff will also not be able to hold or watch personal items while residents
are using the club facilities.
G. All new residents are required to complete a new resident orientation before first use of
the club facilities.
H. Residents and guests are requested to display Clubhouse issued identification badges
visible at all times when using the Clubhouse facilities.
I. The Clubhouse and facilities, including pool and hot tub, are designated as NO
SMOKING AND NO TOBACCO PRODUCTS.
J. No pets are permitted in the Clubhouse or on the pool deck.
K. The Windsor Lodge dress code is casual attire that promotes an attractive atmosphere at
all times. Since no dress code can cover all contingencies, residents are asked to exert a
certain amount in judgment in their choice of clothing. Shoes or sandals are always
required. Bathing suits are not allowed in the Clubhouse, without appropriate covering
garments. Tank tops, midriff tops, and short shorts are not allowed in the Clubhouse.
Proper attire for special events will be specified for each event. Fitness Center dress rules
will differ from the Windsor Lodge standards, but are limited to the Fitness Center Only.
L. Food and drink will be permitted in the Ballroom, the Arts & Crafts Room, and in the
swimming pool area. Plastic water bottles only will be permitted in the Fitness Center.
Food or drink will be permitted only in the lounge area of the Game Room. No food or
drink will be permitted in the Library/Computer Room.

M. Alcoholic beverages may be brought into Windsor Lodge for special occasions at the
discretion of the Clubhouse Management and only into areas where eating and drinking is
permitted.
4. I.D. BADGE INFORMATION
Resident / Owner I.D. Badge – In order to obtain an ID badge, each resident is required to
attend an orientation. At this time, proof of ownership (warranty, deed, or closing letter) as
well as personal identification (driver’s license, voter’s registration, credit card, etc.) must be
submitted. Every household will receive two (2) badges. Up to two (2) additional passes
may be purchased for residents of the household for a maximum four (4) total per household.
See Section 5 for fees.
Single Resident I.D. Badges –
A. All single status residents can obtain a reusable guest pass from the Clubhouse Front
Desk. This pass will enable you to bring one guest at any time to the Clubhouse at no
additional charges.
B. A resident must accompany their guest(s) at all times.
C. In order to qualify for a single resident guest pass, only one resident I.D. badge can be
issued for your home.
D. Single residents are allowed to purchase one additional ticket for an event during the
entire time of event ticket sales.
F. Class registration will be available for the guest of the single resident (one guest at a time
per class) at the same existing fees as residents.
E. Single resident I.D. badges must be surrendered to the Clubhouse Front Desk prior to the
resale of their home.
F. A Guest I.D. badge is not to be used by anyone other than the guest of the single resident.
Resident / Temporary I.D. Badge – At contract, new homebuyers may be issued a temporary
I.D. badge. This will allow access to club facilities and activities until closing. Proof of
contract, personal identification and attendance at an orientation are required. After closing,
the temporary badge must be turned in to receive your Resident/Owner badge.
Resale Buyer I.D. Badge – New buyers cannot be issued I.D. cards until the former owner
(seller) surrenders I.D. badges to the Clubhouse Manager’s office and they attend an
orientation. Clubhouse Management must approve all requests for new resident I.D. cards.
Lessee Residents I.D. Badge – Each home within Windsor Lakes may have up to four (4)
I.D. badges associated with it. A Lessor may determine the split of those I.D. badges
between the Lessor and Lessee as they see fit. Two (2) of the Four (4) I.D. badges are issued
as part of ownership in the community and up to two (2) other I.D. badges may be purchased.

Lessee residents cannot be issued I.D. badges until the Lessor provides written notification to
the Clubhouse Management of the names and ages of all of the Lessee(s) plus the length of
the lease contract. At that time, the Lessee can only be issued a number of I.D. badges that
keeps the total I.D. badge combination for that Lessor/Lessee arrangement within the
community restriction of four (4) badges per home. For example, if the homeowner already
has the existing four (4) I.D. badge maximum for their household and does not choose to
surrender any of those I.D. badges, the Lessee cannot be issued an I.D. Badge which would
prevent the Lessee from using any of the Windsor Lakes facilities. The Lessor is responsible
for notifying Clubhouse Management in writing when the lease has been terminated and that
the Lessee(s) has/have surrendered all of their Windsor Lodge I.D. badges they may have
had.
Houseguests – A “houseguest” is a guest staying on-site at a resident’s home. Houseguests
may apply and receive an I.D. badge for a period not to exceed 30 days. Residents must
accompany guest to the Clubhouse Staff office in order to obtain an I.D. badge. A drivers
license and/or a voter registration card may be required as proof of guests age as being 19
years or older. Houseguests must be accompanied by the Windsor Lakes resident when at
the Clubhouse. (All parties 19 years of age or older must carry and show proof of age upon
request.
Visitors – A “visitor” is a guest not staying on site. Visitors are permitted to use the
Clubhouse facilities (Arts & Crafts Room, Game Room, Pool, Hot Tub, and Fitness Center)
and must be accompanied by a Windsor Lakes resident.
Children – Children, 18 years old and younger, are considered visitors. See Section 6 for
age restrictions.
You may obtain your identification badge at the Clubhouse Front Desk during posted hours.
Lost or damaged Key Fob will be replaced for a fee. Please report a lost or stolen Key Fob to
the Clubhouse Front Desk as soon as possible.
5. FEES
Windsor Lodge and the Windsor Lakes Homeowners Association, Inc. is a non-profit
organization. Fees are subject to change and may differ from list below and current fees will
be posted in Clubhouse or available at the Front Desk.
Fees may be assessed for various Clubhouse activities such as parties, trips, activities
or classes that have outside fees associated with them. These fees will be based on
cost and overhead and paid to the Windsor Lakes Homeowners Association.

Each additional Resident I.D. badge will be charged $330 per year, a prorated share
of the Clubhouse dues. (For example, at the current rates of $55 per month, each
additional badge will cost $330 per year.)
The maximum number of visitors allowed per household per day at the clubhouse is
ten (10). More than 10 visitors per household will be considered a special event and
rental rates and fees may apply.
6. PRIVATE RENTALS
Residents may rent the Windsor Lodge Ballroom or the Arts & Crafts Room for private
events. Any activity/event that exceeds ten (10) attendees, that is not open to the entire
community, requires prior planning and/or calendar time, is considered a private event and
must be approved by Club Management. Reservations will be required and rental rules and
fees may apply. See the Clubhouse Manager for reservation procedures and fee information.
A. Homeowner/Resident Private Rentals: The sponsoring homeowner must complete the
appropriate paperwork, make all the necessary arrangements with the Clubhouse
Manager and is the responsible party. The homeowner/resident must be present for the
entire event including set-up and clean up. Hours for the event are to be no later than
11:00 PM, with clean-up and the building closed by 12:00 am. Security is required and
the deposit will be forfeited if the homeowner does not attend the entire event. No
exceptions.
B. Partial Space Ballroom Rentals –
a. 1/3 of the Ballroom – The room may be rented at a reduced rate. The partitions will
be put in place and the kitchen and/or Barbecue will be included in the partial rental
fee. Rules for extending hours and security will apply.
b. Pool Parties – The maximum number of visitors allowed per household per day at
the pool is ten (10). More than 10 visitors per household will be considered a special
event and rental rates and fees may apply. Any homeowner gathering that includes
more than 10 non-resident guests that requires the use of the barbecue equipment is
considered an event and reservations are required. Rental rules and a partial rental
fee will apply. The pool area will remain open for use by all homeowners during the
event.
C. Extended Hours Fees
Any event sponsored by an individual homeowner/resident that exceeds Windsor Lodge’s
regular hours of operation must have a staff member present and will be assessed fees to
offset the cost of employee wages, wear and tear of the facility and additional operating
expenses, such as utilities. This includes events at the pool that require the Clubhouse to
remain open.

7. AGE RESTRICTIONS
Within Windsor Lodge, the Game Room, Fitness Center, Library/Computer Room will be
available to residents 19 years and older only.
Children, 18 years and younger, will be permitted to use the pool during restricted hours and
only when accompanied by a resident. Children are not allowed in the hot tub.
8. POSTERS AND SIGNS
No signs of any sort may be posted upon the community facilities nor may any advertising
leaflets, papers, or written material be distributed within the community facilities without the
consent of the Clubhouse Management.
9. GUESTS
All Clubhouse guests must be accompanied by a Windsor Lakes resident and are requested to
keep their guest pass in sight.
10. CLUBHOUSE FRONT DESK OPERATION
A. The Clubhouse Front Desk will be open for general information, services, and ticket
sales, with a staff member present on premises and available at all times during regular
Clubhouse hours.
B. The Front Desk Copy Center will provide the following services during operational
hours:

Posted fees will be collected for these services.
11. FITNESS CENTER
A. You will receive an introduction to the Fitness Center during your orientation. If further
assistance is needed please see the Clubhouse Manager or other Clubhouse Staff.
B. Please consult with your physician prior to starting an exercise program.
C. Please limit your time on the cardiovascular equipment to 30 minutes when other
residents are waiting.
D. The dress code established for the Fitness Center is for your comfort is for your comfort
and safety as well as the protection of fitness equipment. Please observe the following
guidelines. The determination of appropriate dress will be left to the discretion of the
Clubhouse Management and enforced by the Clubhouse Staff. If your attire is
determined to be unacceptable, you will be asked not to exercise. The dress codes
includes
Athletic shoes (tennis, jogging, walking, running, aerobic, etc.)

T-Shirt and athletic or jogging attire REQUIRED!
Absolutely no street clothing or bathing suits, denim or dress shorts/pants with
buttons, zippers or belts.
E. No one under the age of 19 will be permitted in the Fitness Center.
F. Please bring a towel
G. Wipe down machines after use. Disinfectant and paper towels are available within the
Fitness Center.
H. Description of equipment use is located on the individual machines.
I. Water bottles are permitted in the room and must be placed on the counter.
J. The television is for your viewing pleasure. Do not remove the remote from the room.
You may turn to any channel, but please keep the volume to a respectable level.
K. The emergency phone in the Fitness Center automatically dials 911.
L. The Clubhouse defibrillator is located in the Fitness Center, for the full use of the
Clubhouse, as The Fitness Center is the only room fully accessible to all residents 5 AM
to 12 AM, even when the Clubhouse is closed, using a Key Pass.
12. THE GAME ROOM
A. No one 18 years old and younger is permitted in this room.
B. Food or drink is permitted only in the lounge area of the Game Room at any time
C. Return balls to the rack on the pool table at the conclusion of your play and return cue
sticks and chalk to the wall racks. If any equipment is missing or broken, please notify
the Clubhouse Front Desk.
D. Please refrain from sitting or leaning on tables.
E. When all tables are occupied and others are waiting, we request that you limit your time
to one hour.
F. Shuffleboard weights must be checked out and checked in at the Clubhouse Front Desk.
H. The televisions are for your viewing pleasure. Do not remove the remote from the
room. You may turn to any channel, but please keep the volume to a respectable level.
13. LIBRARY/COMPUTER ROOM
A. The library books are there for your enjoyment. If you wish to take a book home you
may do so. The library operates on the honor system. There is a check-out and check-in
list that you are asked to use when checking out hardback books. For paperback books,
you are asked to bring a paperback to take a paperback. Return books to the box located
outside the library.
B. If you wish to donate books to our library collection, please contact the Clubhouse Staff.
C. Please return all magazines and newspapers to their proper baskets when you are
finished.
D. No food or drink is permitted in the Library/Computer Room at any time.

E. As part of the Clubhouse amenities enjoyed by homeowners, computers are made
available in the library. As with all other community-utilized facilities, it’s continued
maintenance and condition depends on the responsible behavior of individuals using
these resources. Users should be sensitive to the public nature of the shared facilities. As
caretakers of the computers, Windsor Lodge Management expects and requires ethical,
legal and responsible behavior for its users. Windsor Lodge expects that no individual
resident/homeowner, group of resident/homeowners, their guests or the Staff at Windsor
Lodge will engage in any inappropriate or illegal use of hardware, software or Internet
access. Any violation of this policy may result in loss of computer privileges, legal
action, or termination of employment, where applicable.
a. Users may not utilize Windsor Lodge computer for commercial use.
b. Users may not load, download or upload any software or files onto the hard drives of
the computers without specific Windsor Lodge Management’s permission.
c. Users may not violate agreements, copyrights, or intellectual property rights of the
producers of computer software or resources.
d. Users may not break into, tamper with or otherwise alter computer software and
hardware.
e. Users may not copy, steal, or damage software or hardware owned by Windsor
Lodge.
f. Users may not intentionally introduce viruses or install computer programs into
Windsor Lodge computers.
g. Users may not modify system configurations or hardware without permission from
Windsor Lodge Management.
h. Users may not disrupt system operations.
i. Users may not misrepresent oneself on the Internet while using Windsor Lodge
computers.
j. Users may not use computers to harass another or violate another’s rights.
k. Users may not access or view pornography or other offensive and inappropriate
material and the display of Internet content should comply with Windsor Lodge
Management harassment policies and State and Federal laws.
l. Users may not violate authorial integrity, including plagiarism, invasion of privacy,
unauthorized access and trade secret and copyright violations.
m. When classes or meetings are in progress, residents must wait for use of computers.
n. Computers and printer will be turned on and off by Clubhouse Staff only.
o. Please sign in and out when using the computers
p. Limit time to 60 minutes (from signing in) when fellow residents are waiting.
q. The printer is automatically shared between computers and will automatically switch
between print requests.

14. GRAND BALLROOM:
A. Food and drink are permitted in this room.
B. This room may be divided into smaller rooms for various uses. Please check with the
Clubhouse Front Desk for a current room schedule.
C. Use of this room is by schedule only. If the room is not occupied and you would like to
use the room (or a section of the room) please contact the Clubhouse Front Desk.
D. The Grand Ballroom may be rented for residents private functions. Please check with
Clubhouse Front Desk for current rates and availability.
E. The sound stage/control center is to be operated by authorized personnel only.
F. The jukebox is for your use and enjoyment. If you need assistance with operation, please
contact the Clubhouse Front Desk.
15. THE KITCHEN AND PANTRY
A. Kitchen facilities may be used by Windsor Lakes residents and guests.
B. Overnight storage is not permitted without authorization by the Clubhouse Manager
C. Supplies stored in the pantry are for Clubhouse Staff use only. Private events, Club
events, or Group events must provide their own supplies. Storage space may be arranged
for clubs to use on a first come, first serve basis.
D. Please clean up after use.
E. Dishwasher is for Clubhouse Staff use only.
F. Washer and Dryer are for Clubhouse Staff use only.
16. THE POOL, HOT TUB, AND DECK
A. There is no lifeguard. SWIM AT YOUR OWN RISK!
B. No glass items permitted. No food or drink within 4 feet of pool or hot tub. Residents
and guests are required to clean up their area when finished.
C. An Emergency Phone is located near the locker rooms entry.
D. The Windsor Lodge defibrillator is located in the Fitness Center, for the full use of the
Clubhouse as The Fitness Center is the only room fully accessible to all residents 5 am to
12 am, even when the Clubhouse is closed. A resident’s key Fob is needed for the
outside entrance to Fitness Center.
E. No diving, jumping or horseplay is permitted.
F. No smoking and no tobacco products are permitted in the pool, hot tub or deck area.
G. During a thunderstorm, the pool will be closed.
H. Proper bathing attire only. No cut-offs.
I. Please be considerate of scheduled classes and reserved times.

J. Please have ID badges visible at all times. If swimming, please keep badges visible on
chair. If you do not have your badge, please check in at the Clubhouse Front Desk.
K. Guests/visitors, accompanied by a Windsor Lakes resident, must sign-in at the Clubhouse
during clubhouse operational hours.
L. Children, 18 years and younger, will be permitted in the pool area during Children’s
Hours only. Days & hours will be posted.
M. No children are allowed in the hot tub.
N. No one under 4 years of age is allowed in the pool without rubber pants. No disposable
diapers.
O. Pool area lights are turned on during early morning and evening pool hours.
P. Showers are recommended before entering pool.
Q. Large floatation devices (i.e.: rafts, loungers, inner-tubes, etc.) and diving equipment are
not permitted at any time. Small kickboards and “noodles” are permitted.
R. No pets in pool or on deck area.
S. Positively no reservation of chairs or loungers. One chair or lounger per person.
T. All persons using facilities will conduct themselves in a courteous manner, with regards
to the rights of others.
U. Clubhouse Staff is available during Clubhouse hours only.
V. Please observe posted pool rules and hours.
17. BARBEQUE AND PICNIC AREA
A. Reservations are recommended to be made at the Clubhouse Front Desk for the use of the
barbecue equipment.
B. All residents and guests are required to clean up their area after use.
C. If needed, please ask the Clubhouse Staff for assistance in operating the barbecue
equipment.
18. ACTIVITY CLUBS/GROUPS
A. All Windsor Lake clubs/groups (such as Bridge, Dominos, Mystery Book Club, Garden
Club, Bunko, Poker, Arts & Crafts, Singles, etc.) shall be open to any residents of
Windsor Lakes who wish to attend the club meetings or become a member of the
club/group.
B. If a resident is interested in starting a new club/group that makes use of Clubhouse
facilities, they should check with Clubhouse Management to see if it would be feasible to
have a particular club/group started at the Clubhouse. There may be clubs or groups that
require Board approval. When approved, meeting times and dates will have to be
worked out with Clubhouse Management.
C. The functioning of a club/group will depend upon the wishes of the residents who attend
the meetings, i.e. who chairs or is responsible for setting up the meetings and reserving
the time and date of the meetings.

D. A club/group will request from the Club Management an available date and time that they
may meet and what room they may use. The Club Management will include their
meetings dates and times on the monthly calendar.
E. The club/group will decide if funds are needed to defray the costs of their meetings
F. All clubs/groups will be responsible for supplying their own supplies, i.e. paper
products, food, refreshments, decorations, etc.
G. Refreshments at club/group meetings may be served in the Ballroom or the Arts & Crafts
room only.
H. If a club/group is going to have a guest speak at a time and date other than their regular
meeting date, they will coordinate a date that would be available with the Club
Management.
I. The clubs/groups are responsible for preparing appropriate publicity or flyers for any
event that they may sponsor, giving copies to the Club Management for insertion on
bulletin boards and in the appropriate sign-up notebook.
J. If a club/group sponsors an event that requires a non-refundable ticket sale, the publicity
(flyer, posters, emails, etc.) will include the club/group name, date and time. If an event
is to raise funds for a specific purpose, i.e., a charitable event, it should be included in the
publicity.
K. If a club/group wants an article or flyer included in the Windsor Lakes Newsletter, the
article and/or pictures must reach the newsletter editor by a designated deadline.
Submissions of articles and/or flyers for the Windsor Lakes web site may be submitted at
any time. Every effort will be made to include each submission, space and time
permitting.
L. Clubs/Groups are responsible for handling their own funds. The Clubhouse staff is not
allowed to handle funds for clubs or groups. All clubs and groups are required to operate
as a non-profit entity and are free to operate their treasuries as they see fit.
M. Any funds raised by a club/group for the purpose of purchasing or upgrading any
equipment or accessories that will remain a permanent fixture of Windsor Lodge must be
approved by the Clubhouse Manager and/or Windsor Lakes Board of Directors.
19. SPECIAL EVENTS:
A. Ticket sales will be offered to residents of Windsor Lodge on a first come first serve basis
with all tickets sold as non-refundable.
B. Those persons holding a single resident badge will be able to purchase one guest ticket on
any tickets sale day.
C. After a designated period of time, the unsold tickets may be made available to guests of
residents on a first come first serve basis
D. Those with special physical needs or impairments, please call the Clubhouse Front Desk
during normal operating hours and special seating arrangements will be made.

E. Attire will vary for each event. Please check postings or at the Clubhouse Front Desk for
specific information.
F. It is recommended that you have your ID badges visible for ticketed events, however it
badges will not be required.
20. CLASSES, PRIVATE INSTRUCTION AND SPEAKERS
A. No Clubhouse rental fee will be assessed to an instructor (homeowner or outside),
speaker or group for the use of the Clubhouse, for any activity they provide which is
offered to the community as a whole and is considered for the benefit of the entire
community.
B. Any fees associated with a class or speaker or group providing a community activity at
Windsor Lodge will be disclosed to all residents/homeowners and an accounting of these
fees will be provided to a homeowner upon request.
C. Any classes, private instruction and speakers of a commercial nature must be approved
by the Windsor Lakes Homeowners Association Board of Directors.
21. WINDSOR LODGE AND THE WINDSOR LAKES TRADE NAME
No individual homeowner/resident, Club, or outside entity shall use the Windsor Lakes or
Windsor Lodge name or logo without written permission from the Windsor Lakes Board of
Directors.
