On 8/31 the deliverable for Task Order 1a (30% design documents) was sub- mitted for review. In addition, Task Order 1b was submitted for approval, allowing the first elements of the expansion to begin: abate- ment and demolition of the Old Martin Luther King Library. DESIGN Coordination among the disciplines is well underway as the team continues weekly ses- sions to advance all design disciplines: structural, architectur- al, mechanical, plumb- ing, electrical and technology. Regular LEED meetings con- tinued to review vari- ous aspects of the design and confirm the scorecard credit allocations. The first (15%) estimate was reviewed exten- sively with the team and owner groups and a plan was created to make all major decisions on the final scope to be included in the Pro- ject by the end of September. The 30% design submission was published for the Expansion, Renovation and Systems in addition to an update to the URS Geotech- nical Report. 70% design drawings were published for the Central Utility Plant. CONSTRUCTION Bid Package 1 (BP1) was issued to prequali- fied subcontractors. Upon completion of the bid process, BP1 was awarded to Cleveland Wrecking Company for the abatement and demolition of the library. The project fence was installed along with a decorative scrim to announce the project opening date and offer access to the project website by scanning the QR code. Abatement commenced and soft demo of various site elements to allow for the coming access road and SWPPP installation. Various other vendors were retained to pro- vide services, including: photography of the library; site security; baseline environmental testing; archaeological observation and abatement monitoring. Weekly meetings with the City, Team San Jose and Hunt continue in order to discuss project progress, resolve issues and coordinate activities with the Con- vention Center events schedule. During the month of August the Design/Build Team advanced the 30% documents for issue on 8/24/11 and the completion of Task Order #1a. This work included the completion of the architectural design programming, concept de-sign and schematic design, building systems coordination and space allocation in the addition, concept development of the security system, farther development of the renovation program and the specific planning for replacement of the Central Utility Plant equipment. The owner pro-vided a list of accessibility upgrades that have been incorporated into the renovation program for the facility. A key decision in the architectural program was an agreement of the areas for all rentable spac-es in the existing building and the addition. This was facilitated using a study conducted by CSL indicating the distribution of meeting room areas for San Jose Convention Center as compared to a competitive set of other convention centers in California and throughout the country. Additional programming definition was provided in the lay-out and sizing of electrical and mechanical rooms within the addition. A study was performed on truck turning off of San Carlos into the loading dock for the addition indicating the space is adequate to make this maneuver. The acoustical consultants – Salter and Associ-ates, performed a study to determine the acous-tical requirements for the roof of the ballroom and also the glazing

at the north wall of this space. There was a meeting with the Fire Depart-ment, Public Works, Populous, Hunt and Howe Engineers on July 13, 2011 to define the Life Safety approach for the building, including occupant load factors for spaces, uses in the public circulation spaces, toilet ratios and exiting concepts. There were several meetings held between design team members to coordinate sys-tems in the existing building and the addi-tion. While much of this coordination was for major equipment and systems like electrical switchgear, air handling units and ductwork, the team also coordinated IDF room loca-tions and plumbing lines. On the Expansion the Single Line Diagram has been designed, the incoming feed from the existing service has been researched and identified, electrical equipment has been tentatively located and placed on the plans and some of the programmed electrical in-formation has been noted on the plans. We have researched and located and placed on the plans the existing Electrical Rooms for the Renovation. The documents for demolition of the Martin Luther King Library along with additional selective demolition to the existing center were issued on July 7, 2011 and were up-dated with several addenda. Bids were re-ceived and the work has been awarded.

During the month of August, substantial pro-gress was made on the design of the Central Utility Plant. Below is a summary of the con-cept. The basic program requirement is to develop the new Central Utility Plant and support spac-es to be constructed concurrent with the contin-ued operation of the existing facilities. To that end, all existing primary equipment: boilers, chillers, pumps, controls, substations and pow-er distribution shall remain in place and opera-tional until a point in time when the new equip-ment has been commissioned and is ready to provide service.

To create space for the new chillers and pumps the existing Co-Generator power station shall be removed, the space expanded to the west, taking space from the existing Mechanical Room to create a space of 2411 sq ft. Three pair of doors shall be added, two pair to the exterior and one pair in the new 1 hr rated de-mising partition to allow for maintenance (coil pulls).

To create space for the new boilers the 3rd of 3 chillers will be removed, the space separated from the remaining Chillers by a 1 hr rated de-mising partition, creating a new boiler room of 813sq ft. The new boilers will be vented to the roof with the addition of a vent shaft extending thru the ware house space above to the roof.

The existing emergency generator has cooling provided by the existing cooling towers. To provide a reliable source of cool for the generator cooling water a re-mote radiator will be added and located on the roof. The circulation water will share the boiler vent shaft to the roof for access the new radiator.

The design concept has been to create integrated appearance for the back of house area by using a combination of per-forated metal screen, expressing the struc-tural framing and by color coding different building equipment. The perforated metal deck screen which is being selected for aesthetic, functional, and cost-effective reasons also provides greater control over the required openness for the cooling tow-ers’ airflow. The structural framing will be painted a vibrant color and be allowed to express its self thru the perforations of the siding to provide interest.

Every individual who will access the site is required to attend a one-time Safety Orien-tation prior to arrival on-site and/or start of work. Upon completion of orientation, individuals will be badged and an orientation sticker will be placed on their hard hat. Visitors must check in, sign the project Hold Harmless Agreement and be escorted at all times by a designated person who has re-ceived Safety Orientation. Thus far, City staff have been oriented, all workers currently on-site have been orient-ed and Team San Jose orientations have been scheduled. There will be limited site access during abatement and demolition. Anyone wishing to visit the site must check in with Hunt’s Loss Prevention Manager, Bill Reaves, dur-ing this phase of the project. Team San Jose will separately badge those individuals needing regular access to the Convention Center. All work in the Convention Center is sub-mitted in advance by Hunt and approved by Team San Jose via Notice of Work form.
