The Development
-‐ 2,063-acre, master-planned community in Austin, Texas, which emphasizes environmentally sensitive concepts with clustered density surrounded by open space and pedestrian connectivity
-‐ Property was purchased in 2006 because of its strategic location in East Austin, with frontage along State Highway 130, Austin’s new 8-lane 80mph freeway
-‐ Located in Austin's Desired Development Zone -‐ Includes over 700 acres of concept driven open space, more than 7,500 single and
multi-family homes, and more than 2 million square feet of retail and commercial space
-‐ Expected to be a USD $2 Billion project when fully built out -‐ Strategically located 20 minutes from downtown Austin, 10 minutes from the
corporate campuses of Dell Computer and Samsung, and 10 minutes from Austin-Bergstrom International Airport
-‐ Phase 1 of Village 1 includes 237 building lots in various sizes. The selected builders of Phase 1 are Pacesetter Homes and Avi Homes among others. Vertical construction in Phase 1 and construction of 5,000 sq ft. Marketing Center has started construction and will be completed Spring 2017. Additional areas for mixed-use retail and multi-family housing will be available as well as Phase 2 of Village 1 in 2017/2018.

homes for all lifestyles o Provide region’s premiere Zero-Energy Ready EcoSmart Community o Integrated Thermal Energy Delivery System(TESS) installed community-wide
upfront during initial development o Solar PV-ready homes or fully installed Solar PV Systems o No upfront costs to the builder or home buyer o All structures capable of achieving the Zero-Energy Ready certification which
will be adopted by the City of Austin’s Building Code for all new construction homes
o One of the first master-planned communities to meet Zero-Energy Ready home standards in the U.S.
The EcoSmart Solution Program includes:
-‐ An integrated technology package with geo-thermal heating and cooling and energy efficient hot water system by Bosch, Solar PV, Smart Home Technologies by Google NEST, LED lighting and high-efficiency Bosch kitchen appliance packages
-‐ Access to the unique EcoSmart community thermal energy supply system to provide thermal energy for heating and cooling to each home at time of development. Builders simply plug-in to the pre-existing energy system installed by EcoSmart.
-‐ Long-term EcoSmart Financing Program (up to 25 years) with no upfront costs for home owner - the customer will pay for the program through the savings on their energy bill
-‐ Connection of each home to the ultra-fast Google Fiber network (1 GB). The Fiber network is installed upfront.
-‐ All homes with EcoSmart Solution will meet or exceed the City of Austin’s Zero- Energy Ready requirement as well as local and national energy demand reduction targets in the US
-‐ The value of each home can increase by as much as $50,000 (estimated value of the EcoSmart package)
-‐ The program provides predictable, stable energy costs throughout the life of the home that acts like an insurance policy against rising energy costs
-‐ Worry-free extended warranties and maintenance service during the entire program -‐ Professional installations through certified installer -‐ Elimination of outdoor condensing units with significant decrease of noise pollution -‐ Significant reduced fossil fuel usage and greenhouse gas emissions (very low carbon
foot print)
