Westbourne Newslocal news from in and around Westbourne March & AprilYour High Street UpdateWestbourne continues to buck the national trend with very few vacant business premises. One of the longest standing empty units was the old Milliner newsagent on Poole Road, but no more. After a major refurbishment and extension Circo Lounge has moved in to Westbourne. We went along to the opening party to have a look around and enjoy the tasty tapas and a great selection of drinks on o�er. With plenty of comfy seating and a large rear patio, Circo looks set to make quite an impression on the area.As we went to press the old Wesley Barrell unit was being �tted out and will soon open as a luxury kitchen showroom. Other recent additions to our high street include Mystique ladies fashion and Polished Nail Salon on Seamoor Road plus Soft and Natural cosmetic beauty clinic on Poole Road. Existing businesses are also expanding with Zsa Zsa taking over The Quay unit and So Furniture taking on 24 Seamoor Road.

Poole Road Gets A Little SaferThe straight section of Poole Road between the Queens Road tra�c lights and the entrance to Westbourne at The Grand has always been tricky to cross. With some drivers using the straight as a drag strip, the road being a major bus route and also used by emergency services, the wide road needed something to help people on foot. Pedestrians have now been given a safe haven half way along the road. Finished in late February, the new crossing island is a welcome addition to the local street furniture, as are the centre white lines that connect it to the Queens Road junction.

Number 83 will be celebrating their 1st birthday at the end of March. We caught up with Claire to �nd out about what’s planned for the next twelve months. Claire started with a message for all the Number 83 customers, “Thank you to all of our fab customers over the last year. Your feedback has been invaluable – keep

telling us what you think so we can carry on o�ering you the high quality, unique gifts and art that you seem to love as much as we do. A special thanks to all of our Facebook followers. You’re all fantastic and constantly wow us with your amazing compliments and support.”And Number 83 is expanding, “The whole back section on the ground �oor will be dedicated to an even wider variety of cards whilst we’ll be o�ering more gifts and home ware upstairs following the great success of the Christmas room.”

As Sweet Serenity enters its second year in Westbourne, we caught up with Lindsey to �nd out how her business has developed in the �rst year. "I wanted to say a really big thank you to all our customers, we have had an amazing year and hope to have many more in the

future. Argyll Bowling Club has been a part of Westbourne sinceit was founded in 1905 and is still around today, yet surprisingly there are many local residents who don't even know they exist! Perhaps this is because the club is located on the West cli� Overdrive and many people just park their cars and go down to the beach not realising there is a bowling club there at all. We spoke to Sylvia Nagarkar who told us more, “You would be hard pressed to �nd a bowling club in such a prime location where the views alone are some of the best on the south coast. The sub-tropical gardens of Alum Chine are just across the road from the club with pathways leading to the sandy beaches. A truly ideal location. We are very fortunate to have two bowling greens and can accommodate league matches and friendly games throughout the bowling season.”There is a public cafe serving meals, snacks, drinks and ice creams. As a bonus, they also have a licensed bar which is open during normal licensing hours. Sylvia told us more about a drive to encourage new members, “We will be having Open Days on Sunday 6th May and Sunday 10th June, when anyone can come along and have a go at playing bowls for FREE. We will supply the bowls and shoes plus any guidance and instruction. We welcome people of all ages. This will be an ideal opportunity for you to come along and have a go or just pop in for a tea, co�ee and a chat with our members. If you like it, you may even want to join the club. Ann Runyard on the Bowen Solution

There are twenty four muscles of the pelvis and thigh primarily creating movement from the hip to the knee. A combination of factors, including lifestyle, poor posture, occupation, sporting activities and trauma can result in tightness, damage, pain and misalignment As an experienced Bowen practitioner, I have found this

gentle but powerful muscle technique most e�ective in treating conditions of the lower back and legs.A tilted pelvis a�ects more people than one would �rst imagine and can present with or without symptoms. My philosophy is to monitor and advise, as often basic Bowen procedures along with the constructive rest exercise, is often su�cient. However, when signs and symptoms are present, as in an exaggerated tilt, there may be pain and a marked discrepancy in leg length. It then becomes important for the condition to be addressed quickly with speci�c procedures, as it can have a knock-on e�ect through out the spinal column. This could include the sacrum, hips, ankles, knees, neck and TMJ (temporal mandibular joint).Chronic pain is most debilitating both mentally and physically. Emotions can �uctuate, with anger often very close to the surface. Sleep patterns and appetite can be impaired and often there are skin changes (colour and texture) at the site of injury. It is quite a challenge for any Bowen practitioner when addressing chronic pain. The �rst priority is to restore the Autonomic Nervous System (ANS) to a balanced state. This is what Bowen is all about. It takes time for the system to settle and in my experience with back pain, emotional problems may surface. Time and care is paramount.With speci�c pelvic procedures to propagate this healing and repair, Bowen is profoundly e�ective with reverberations throughout the body, including the musculo-skeletal, nerve, blood and lymphatic system. Last, but by no means least, is the feel-good factor? It is quite remarkable. Are you walking around with a pelvic tilt?

After successfully selling two properties towards the end of 2011 and beginning of 2012 with relative ease father and son directors Philip and Kieran have decided to expand their already growing residential lettings and property management business and start selling as well.

When we asked Kieran whether this was the right time to start selling property, he stated, “absolutely, 100% as we have commented on a number of occasions, 2012 and 2013 are years of opportunity and despite all the doom and gloom reported by the media and a lot of estate agents my father and I genuinely believe that there is some light at the end of the tunnel. It really is a case of being pro-active not reactive.”Philip added, “for any growth in the housing market one of two things needs to happen. Either �rst time buyers are o�ered more realistic opportunities or buy to let investors need more readily available �nancing to assist in any purchases. This is where developments are happening however. Yorkshire Building Society for example have announced plans to ease some of its lending criteria in order to expand its buy to let lending across England and Wales, Co-operative Bank’s broker lender has promised to up its mortgage lending in this sector by up to a third lending at least £600 million in buy to let loans in 2012 as uncertainty in the wider housing market fuels rental demand. So it does seem that competition is rising between lenders with other lenders reviewing their criteria also.”Kieran �nally commented, “We will be continuing the theme of o�ering tempting discounts to all clients in both our sales and letting departments and welcome any comments in relation to this article or any previous topics that we have covered. From wedding party accommodation to �shing holidays and from walking holidays to short breaks we need to ‘do’ everything required to ensure our customer has a great stay.”They are also getting ready for a busy season, “Spring is possibly our busiest time as we will be preparing our properties for the new holiday season. Deep cleans, upgrading if required, decorating, new furnishings maybe – it all needs to be thoroughly checked and prepared for a busy few months. Our sales sta� are also working hard taking a large amount of bookings, advising guests on our properties, and assisting with their travel plans. We now organise airport transfers meaning that our guests are in our care even before they arrive to Bournemouth or Poole. We also will start to recruit for our housekeeping department to increase our current sta� levels in readiness for the nonstop season ahead – so if you are or know a really good, reliable cleaner then please call us.”“This year once again sees an increase in the properties and services we are o�ering so both our training and sta�ng levels have increased to meet the challenges with a smile. For the many holiday accommodation landlords in the area we are pleased to announce that bookings for the new season are going very well and the year is set to be very successful.Just spare a thought for all those people who ‘do’ what needs to be done in order for the thousands of tourists who visit each year to have a great stay!”
