Results tell us that opinions seemed to have changed for many in the Suburban lands since the time of the GLUP consultation. There is also still a core of residents who would prefer to remain and enclave of large estate style lots in the short, medium, and for some long term. Suburban residents are also interested in a larger transition of (Large Lots, or suburban uses surrounding the core.

Provide a wide range of diverse households and flexible forms of housing to support a diversity of housing sizes composition and rental opportunities. Direct higher residential densities along main roads, near transit routes and adjacent to major parks or civic amenities. Design housing units to front directly onto public streets and/or public spaces, in order to facilitate a safe, welcoming, public streetscape and public realm. Require detached housing with less than 12 m (40ft) frontage along a public street, to be accessed from back lanes. Plan for housing units to front onto riparian and green areas, to increase visibility onto those areas. Incorporate ‘live/work’ units in appropriate locations.

The Schedule shows the activities and approximate time frames associated with the major steps in the NCP #3 planning process. Infrastructure and engineering servicing planning, will be integral to the Stage 2 process, as will be extensive public consultation through committees, workshops and/or focus groups and meetings in Stage 1. At various milestones through the planning process public open houses will be held to invite comments, and status reports will be provided to Council. Where appropriate, input of the residents/property owners outside of the NCP area, business community and other stakeholders will be sought during the preparation of the NCP.   As part of the planning process, at least two land use options will be developed for review and comment by the residents/owners, stakeholders, and other interested parties, before a preferred land use concept option is brought forward for final council consideration and approval. Following the adoption of a preferred stage 1 plan, stage 2 of the NCP will commence, and will include final servicing, and financial plans.
