ARCHITECTURAL ENFORCEMENT
Fall Newsletter
Now that Fall has arrived, we’d like to remind each homeowner and all residents that they are responsible for maintaining their lawns and homes at all times to help the community maintain a clean and neat appearance. These are some of the things that Property Management Solutions enforce as Violations.
*Yards should be kept mowed, weed fertilizer (as needed), trees & bushes lifted and trimmed, beds cleaned, and driveways, walks and street curbs edged.
*Yard trimmings should be blown back into yard, not out in the street. This is a Lexington County Law.
*Fall leaves should be picked up in the fall.
A major violation that we are currently having issues with are unkempt conditions. Please follow these simple guidelines to help make our community look better.
*Grills, mowers, pallets, coolers, bags of mulch, yard tools, toys, bikes and items of this nature should be stored away, out of view, not in driveways, front or side yards, or on front porches.

Trash ReceptaclesAll trash receptacles should be
returned to their respective places inside the garage or back yard once
emptied. If placed on the side of the home, they must be screened and out of sight with an enclosure
such as a vinyl/lattice fence or shrubbery.
QUIET enjoyment has been established from 11:00 PM to 8:00
AMPlease respect your neighbors and
keep the noise to a minimum.
Thank you to all participants in the Halloween Boo Basket Tradition.
There will not be an HOA sponsored garage sale this Fall. There will not
be a Holiday Bonfire this year.
The HOA will be removing the old junipers and wax myrtles along the
entrance and replace with sod.
New neighborhood street signs coming early 2019.

or suspect there may be some criminal activity taking place within our community, do not hesitate to contact the Sheriff

To help improve security conditions please consider the following:

Lock car doors Never leave valuables in your
vehicle overnight
Millstream Crossing Basic Guidelines:
#1 VEHICLES: Vehicles are to be parked on the paved areas
of the Lot only, not on the grass. Parking in the street should be rare,
extremely limited, and only if absolutely necessary.
Inoperable vehicles should be parked in the garage, covered, or removed from the Lot.
Boats, trailers, RV’s, and campers should be stored in the garage or behind the fence.
#2 TRASH CONTAINERS: Trash containers are an eye sore, unsightly,
and must be stored in an out of sight location so as not to be seen from the street or neighboring properties.
Trash containers may be set out for service the evening of the day before pickup.
Trash containers should be returned to an out of sight storage location the day of pickup.
Trash containers on the side of a home must be screened with an enclosure.
#3 LAWN MAINTENANCE: The climate of South Carolina dictates
landscaping be maintained 12 months of the year.
Yards should be kept mowed, weed fertilizer added as needed, trees and bushes lifted and trimmed, beds cleaned, and driveways, walks, and street curbs edged.

Please be sure that shared landscaped beds between neighboring homes are being maintained.

#5 SPEED LIMITS: The speed limit in all of Millstream Crossing is
20 MPH. SLOW DOWN The streets of Millstream Crossing are used by
walkers, runners, bike riders, children, and animals and their safety must be of concern.
SLOW DOWN#6. ANIMALS: Other than normal household pets, no other
animals, livestock or poultry of any kind shall be raised, bred or kept on the properties.
Following these simple basic guidelines will help increase home values, clean up and make the neighborhood look better, and make Millstream Crossing an even greater place to live.

Here are quarterly, bi-annual and annual checklists with some general recommendations for continued home maintenance:
Quarterly Checklist
1. Vacuum A/C returns and supply (monthly to remove dust, minimum quarterly)
2. Replace A/C Filter (Recommend monthly, minimum quarterly)
3. Clean Dryer Vent Monthly (minimum quarterly)
4. Clean Gutter Quarterly, more often if needed
5. Cut back trees and shrubs from the house walls, roof and air conditioning system as needed.
6. Check the bathtub and shower caulking monthly and improve promptly as needed.
7. Inspect home for any signs of water intrusion or roof leaks as needed.
8. Check all faucets for dripping or leaky pipes as needed.
Bi-Annual Checklist
9. Check all outdoor light fixtures for nest or debris
10. Replace smoke detector batteries and test. (Recommended in sleeping areas, kitchen, laundry, and other rooms).
11. Check for any appearance of roof leaks or water intrusion near windows and doors.
12. Check caulking around bath tubs, sinks, toilets, trim, etc. for gaps or cracking.
Annual Checklist
13. Drain water heater once a year to remove particle build up and clean elements.
14. Check exterior of the home for any signs of stucco or masonry cracking, repair immediately.
15. Check exterior trim and planks for rot damage, repair immediately to reduce risk of water damage and pest.
16. Check caulking around all windows and doors for weathering or cracking, replace as needed.
17. Pressure clean roof tiles, pool decks, driveways, sidewalks, etc.
18. Check all faucets for dripping and leaks, replace washers as needed.
19. Inspect all Window and Door Seals, replace as needed. (Major source of lost energy in a home)
20. Check for any obvious issues with electrical sockets an receptacles, correct as needed.
21. Remove any wood/soil contact to prevent rot and insect damage.
22. Remove or correct trip hazards such as broken or uneven walks, patios, driveways, carpet, flooring, etc.
23. If there is a septic system, have the tank inspected, and pumped if necessary.
24. Have A/C coils cleaned and perform a service check up on your entire unit. (Recommended prior to summer heat)
