With all the summer vegetable coming to an

end, it is now time to enjoy autumn produce such as pumpkins. This is pretty simple and the rice can be partially cooked in advance and cooled, the finishing process is so precise that the risotto cannot wait for your guests, but rather your guests have to wait for the risotto.

(This recipe serves 4)

Ingredients1/2 cup extra-virgin olive oil1 cup finely chopped onion1 tablespoon chopped garlic

2 cups arborio rice1 cup dry white wineAbout 6 cups of hot chicken stock or vegetable stock1 butternut squash, one half baked in the oven and then pureed; the other half, peeled, cut into small dice, and sautéed in a little oil and butter until tender1/2 cup grated Parmesan4 tablespoons unsalted butter, cut into small pieces

DirectionsIn a medium-size heavy saucepan, heat the olive oil

over medium-high heat. Add the onion and garlic and sauté, stirring continuously, just until softened, 3 to 4 minutes. Add the rice and continue to stir, using a wooden spoon, to coat the rice with the oil.

Add the white wine and continue cooking, stirring often, until it has been absorbed by the rice. Pour in enough chicken stock to cover the rice completely, about 3 cups, and continue to cook, stirring often, until all the liquid is absorbed.

Pour in 1 cup more of the remaining stock and stir and

cook until it has been absorbed. Repeat with 1 more cup. Add the remaining cup and cook, stirring, until the rice is al dente, tender but still very chewy, and most of the liquid has been absorbed.

Stir in the pumpkin puree and the diced pumpkin and reduce the heat to very low so that the risotto doesn’t simmer anymore. Stir in the Parmesan and butter to give the risotto a nice, creamy finish. Spoon it immediately into heated shallow serving bowls.

Rising property prices for some means the feeling of increased

wealth, which can also present the perfect opportunity to review your mortgages and the security that you are providing the bank.So often clients come in and ask me to assist them to review their portfolios and the structures they have in place. I find that they have often exposed themselves by having all eggs in one basket. That is, they only have one lending provider who takes security over their entire property portfolio. This is often completely over the top, unnecessary and an expensive exercise.You have to pay both solicitor fees and Land Transfer registration fees to register a mortgage on a title, and then the same again to discharge it. Most lenders also charge you a “handling fee” to discharge the mortgage as well. They may give you a contribution towards professional fees to buy in your loan in the first place, but then they sting you on the way out.

With rising property values, now is the perfect time to have your property portfolio revalued with the view to asking your bank to release any extra security not required. If receiving rental income from a property portfolio in retirement is part of overall investment strategy then ensuring the property is debt free needs to be part of that strategy as well. Whilst moving the mortgage from one property to another won’t

directly achieve that goal, it can still indirectly help you reach the end goal, one of which is probably peace of mind.Building a good portfolio is only part of the equation. Unfortunately for most of us that means taking on debt. Slowly repaying the debt, and then eventually be free of it entirely, is the ultimate goal. We need to structure our mortgages to ensure we maximise the opportunity to pay it back as fast as possible but also have the ability to utilise good debt when opportunities present themselves.

The banks continually review the types of loans available in the market place. When did you last review your mortgages to ensure it is designed to meet your goals?I am happy to meet and help assess your

portfolio and see if you have the best mix on hand to minimise your interest liability based on both your short term and long term objectives.

The income tax act contains specific taxing provisions

dealing with different types of land transaction. One of the most far reaching provisions is the provision that deals with land purchased for the purpose or intention of disposing of it.

This section imposes income tax on any gain from land acquired for one or more purpose that included the purpose of disposing of it.

There appears to be plenty of misconception amongst the general public regarding this particular provision. I often hear people suggest that it’s ok to do one or two purchases with an intention to sell before tax is applied to any gains.

This is simply not correct.

The case of Morrow vs the Commissioner of Inland Revenue also determined that the intention to dispose of the land does not necessarily have to be the dominant reason or purpose that their land was acquired for the section to still apply.

For example, if you purchased a property with the intention of selling it at a profit but in the meantime also intended to rent it out the fact that there was any intention present to on-sell it at a profit on acquisition is all that is required to render the gain taxable.

There are however two important exclusions from

the taxing provision. The first deals with land that has been applied and used as a place of business and a person has acquired and occupied or erected and occupied the premises mainly to carry on substantial business from them. In this situation a gain on sale is not taxed.

There is also an exemption known as the residential exclusion. This section provides that the taxing provision will not apply if the person acquired the land with the dwelling house on it or acquired the land and erected a dwelling house on it and the dwelling house was occupied mainly as a residence by the person and any member of their family living with them, or if the person is a trustee, one or

more beneficiaries of the trust.

For the exclusion to apply the land must generally be less than 4,500 square metres in size. The exemption only applies to land where a house is actually either on the land or is built on the land. In the case of Carrier vs the Commissioner of Inland Revenue the exclusion was found not to apply where

a person is engaged in a regular pattern of acquiring and disposing of dwelling houses. This is a very important point because if someone is essentially deriving income by buying and selling multiple houses but is choosing to live in them for a short period of time they will not be able to apply the exemption to the taxing provision.
