This is one of my favourite ways to cook a butterflied leg of lamb. It’s quick

and easy to throw together when feeding a crowd. The chili, mint and lemon zest in the topping add a delicious and vibrant zing to the dish.

Ingredients:Lamb Rub• 1x Fresh Meats NZ butterflied

lamb leg• Olive oil• Salt and pepper

• Alexandra’s Zahtar rub

Topping• 1x bunch Italian parsley,

roughly chopped• 1/2 red chili, finely sliced• 10 fresh mint leaves, thinly

sliced• 1 punnet Curious Croppers

mixed baby tomatoes, sliced in half

• Zest and juice of a Meyer Lemon

• 1x clove NZ garlic crushed

• 3 Tbsp. olive oil

Method:1. Rub butterflied lamb leg in olive oil, season with salt and pepper

and then rub the lamb with Alexandra’s Zahtar rub.

2. Place on BBQ and roast on low for approximately 25 minutes, or until cooked to your liking. Then remove and rest for 10 minutes before slicing.

3. Before serving, lightly fold all the topping ingredients together and scatter over the cooked lamb.

Enjoy!

The income tax act contains specific taxing provisions

dealing with different types of land transaction. One of the most far reaching provisions is the provision that deals with land purchased for the purpose or intention of disposing of it.

This section imposes income tax on any gain from land acquired for one or more purpose that included the purpose of disposing of it.

There appears to be plenty of misconception amongst the general public regarding this particular provision. I often hear people suggest that it’s ok to do one or two purchases with an intention to sell before tax is applied to any gains.

This is simply not correct.

The case of Morrow vs the Commissioner of Inland Revenue also determined that the intention to dispose of the land does not necessarily have to be the dominant reason or purpose that their land was acquired for the section to still apply.

For example, if you purchased a property with the intention of selling it at a profit but in the meantime also intended to rent it out the fact that there was any intention present to on-sell it at a profit on acquisition is all that is required to render the gain taxable.

There are however two important exclusions from the taxing provision. The

first deals with land that has been applied and used as a place of business and a person has acquired and occupied or erected and occupied the premises mainly to carry on substantial business from them. In this situation a gain on sale is not taxed.

There is also an exemption known as the residential exclusion. This section provides that the taxing provision will not apply if the person acquired the land with the dwelling house on it or acquired the land and erected a dwelling house on it and the dwelling house was occupied mainly as a residence by the person and any member of their family living with them, or if the person is a trustee, one or more beneficiaries of the trust.

For the exclusion to apply the land must generally be less than 4,500 square metres in size. The exemption only applies to land where a house is actually either on the land or is built on the land. In the case of Carrier vs the Commissioner of Inland Revenue the exclusion was found not to apply where a person is engaged in a regular pattern of

acquiring and disposing of dwelling houses. This is a very important point because if someone is essentially deriving income by buying and selling multiple houses but is choosing to live in them for a short period of time they will not be able to apply the exemption to the taxing provision.

Land Purchased with the Intent to Resell

The establishment of trust is a critical part of our day-to-day

interactions with owners, tenants, and suppliers. Owners trust us to take care of their investments, find high quality tenants, manage the details, and keep the cash flow moving. Tenants trust us to treat them fairly, keep the properties up to standard, and be responsive and timely in dealing with any issues they raise, day or night. We trust suppliers to provide high quality service on any necessary repairs or maintenance in a professional and timely manner for a fair price, and to treat our clientele as we treat them. They also have to be educated on how to handle interactions with tenants according to tenancy law as our tenants expect us to deal with reputable people. It is a circle of respect and knowledge that needs nurturing on a day-to-day basis.

Our property managers build relationships with the owners, tenants, and suppliers to ensure the best outcome for each. It is a fine balancing act and requires superior skills in communication, negotiation, and a strong knowledge of the Residential Tenancies Act. The relationships we build allow us to attract high quality tenants and keep them in properties longer.

We’ve had several tenants come back to us recently after dealing with other agencies or even private landlords. Why? Because we’ve earned their trust that they will be dealt with fairly, respectfully, and consistently. The outcome is that we have long term, happy tenants who treat the property like a home and communicate openly with us. That is what we strive to achieve every day.

This early 1900’s character home is nestled in a sought after city fringe suburb. Here you can relax and

enjoy all day sun right from that “first morning cup of coffee time” on the back deck to that “after work cold glass of wine time” on the front deck.

Once you enter through the front gate you discover a garden paradise created and enjoyed by the present owners, with a paved walkway drawing you in. If you can bring yourself to leave the garden and come into the house you will find a home restored with a sympathetic blend of the old and new in all the right places. The new being the bathroom and kitchen and the old being the lovely polished floors.

The home features four bedrooms all light and bright with large windows. The kitchen is well designed and perfect for creating culinary masterpieces, or simply looking impressive. Both the kitchen and open plan lounge and dining area open on to the deck at the rear of the house.

If you’ve been searching for that elusive four bedroom home on a level section and within walking distance of lovely Fowlds Park, Westfield St Lukes, the Kingsland Cafe Strip, trains and buses – this may

well be the end of your searching.

The hard work has been done, simply move in and enjoy.
