The K BridgeI have a secret to tell you: I really like Greenpoint, the Brooklyn neighborhood just north ofWilliamsburg. It has hundreds of beautiful townhouses on its side streets, just west of ManhattanAve, and a waterfront with picture-perfect views that's just begging for new condo towers. The only downside is transportation. The only train that runs through Greenpoint is the G train,which happens to be the only train that doesn't make a stop in Manhattan. But the newKosciuszko Bridge that just opened on Thursday should help with that. The new bridge connectsGreenpoint to southern Queens, where drivers can continue on to Manhattan, and is expected toreduce rush hour traffic by as much as 65%. Kosciuszko Bridge is the city's first new bridge in over 50 years. It comes just months after theSecond Avenue subway, the city's first new subway line since the 1980's. All of this newtransportation means rising prices for nearby real estate. No FearThe richest guy I know is from a big real estate family. When I needed money, I asked him what Ishould do to get started in real estate. He told me to get my license and work as a "broker", so Idid. I didn't even realize that I was a real estate agent until 2 or 3 weeks in. We called themREALTORs in Arizona, where I'm from. Between that guy and a girlfriend that I met while I was an Abercrombie model, I knew twoperfect clients before I even started. But I never looked at them that way. I was introduced to thefirst guy through another friend and we didn't like each other at first (that changed when westarted making money together), while that girlfriend liked to stay low-key. It wasn't until I mether out one night, after she had just come from the Met Gala, and I walked her home to her 8-room apartment on Park Avenue, that I realized: "Hmmm, this is nicer than my apartment." Knowing them personally before I ever pitched a seller helped take away the anxiety for me. Iwasn't afraid to tell that first guy the truth when I sold 3 condos for him because, well, screw him.I never liked him anyway. He respected my opinion because I didn't kiss his ass like every otherreal estate agent.  I couldn't re-create that perfect storm if I tried. But if I wanted to teach a new agent how to earnrespect from clients, I would want that agent to stand up to me first. I'm harmless: If someonecan't stand up to me and tell me when I'm wrong, then they definitely can't stand up to clients. *For those of you who don't know about all of that fancy New York stuff, the New York Times calls the Met Gala the "Oscars of the East Coast."
