V iews of the city skyline, including the Eureka building, are part of the package at this Camberwell house.

Built less than three years ago on one of the suburb’s highest points, the

two-storey house gets magnificent views past greenery and rooftops to the city skyline through a picture window in the main bedroom upstairs.

This relative newcomer to the predominantly mid-20th century Glyndon Road streetscape embraces the neo-Georgian aesthetic – on the outside, at least. It has a central portico entrance and symmetrical arrangement of windows on the upper floor. Symmetry gives way to practicality on the ground floor, where the double garage takes up much of one side at the front of the building.

Inside, it’s grandeur all the way. Polished parquetry floors and large rooms reinforce the notion that this house is made for large families and large-scale entertaining.

It also accommodates modern needs by having a large bedroom downstairs with a bathroom next to it, making it ideal for visitors or elderly relatives.

Zoned living is another feature, with three separate living areas – formal at the front, family at the back and a home-cinema room upstairs.

Off the wide entry hall, the carpeted formal living and dining room are open to the hall. Light comes from windows at the front and side walls.

Double doors at the end of the central hall mark the entrance to the informal living zone and kitchen.

This large space has a meals and family area on one side, with an open fireplace and low built-in storage on one wall, and on the other side of the room, the kitchen. Along the wall, the stone-topped bench holds the Smeg stainless steel extra-wide oven and six-burner cooktop with a glass splashback. A large island bench separates the family room and meals area from the cooking zone.

A new, second kitchen with oven, cooktop, tiled splashback and heavy-duty exhaust system was installed recently off the main kitchen. This kitchen and the laundry next to it also have new emporite cabinets.

Back in the family room, double doors open onto the wide, covered entertainment area. A built-in barbecue and stone-topped preparation bench, including a sink, are against one wall. Steps from the terrace go down to the lawn and back garden.

A carpeted staircase with wrought-iron detail on the balustrade leads to the rst oor and a generous hall. e four bedrooms on this oor are all large. But the main bedroom, entered through double doors, is particularly grand. Its picture window is framed with heavy drapes and sheer curtains. Doors on either side of the bed lead to the walk-in wardrobe.

A door at the end of the wardrobe provides access to the en suite bathroom, where two basins are set in a marble vanity and an oversized shower lls one wall.

At the end of this grand en suite is the spa bath. e other three bedrooms share another tiled bathroom with marble vanity where the above-bench oval basin looks large enough to bathe a baby in.

Double doors at the end of the hall open into the home cinema at the front of the house. is room, with its view past the trees and onto Glyndon Road, is impressive in its size and t-out. It has a wall of storage beneath the big drop-down screen. It could also do duty as a rumpus room or study area for children.

e sale of the house includes all the electrical appliances, including every xed television (and there are a few), video equipment and the built-in barbecue. \

High on the hill and ideal for those who love to entertain, this house has just about everything the modern family could want, writes MARIA HARRIS.

Price: $2.3 million – $2.6 million

Auction: December 18 at noon

Fast facts: Near-new house, zoned living, large rooms, parquetry oors, gas open replace, main bedroom with huge en suite, walk-in-wardrobe and city views, home theatre, stone kitchen, European appliances, second kitchen/butler’s pantry, emporite cupboards, heating, air-conditioning, al fresco entertainment terrace, built-in barbecue, two-car garage with internal entry, close to two tram lines, Middle Camberwell shops, station, schools.

CAMBERWELL9 KILOMETRES EAST OF THE CBD

Camberwell is known for its main shopping precinct, the Camberwell Junction and its array of designer shops, restaurants, cafés and the fresh-food market. But there are other smaller shopping centres, including Hartwell, now home to a new Leo’s Supermarket, and Middle Camberwell. The shops of Middle Camberwell – the nearest shopping centre to Glyndon Road – include a supermarket, bakeries, hardware store, cafés and a post of ce. Also nearby are several schools, such as Siena College and St Dominic’s Primary School. Other schools, such as Camberwell High School, St Kevin’s College and Scotch College, are an easy tram ride away.

Every Sunday locals and out-of-towners ock to the Camberwell market, run by Rotary, hoping to bag a bargain. The market is now one of Melbourne’s tourist spots. Some stallholders have been here for more than a decade and there is a long waiting list for a stall.

Among Camberwell’s famous residents are actor Geoffrey Rush and former federal treasurer Peter Costello. The Minogue sisters, Kylie and Dannii, grew up in nearby Surrey Hills and attended Camberwell High School. The former principal of Camberwell High, Elida Brereton, became something of a celebrity with her role in the hit television series Summer Heights High.

December 15, 2010 \ The weekly review 41

TIM LAWLESSResearch director, RP Data

Australia’s housing market changed direction in June 2010, with capital growth grinding to a halt on the back of 17 months of consecutive growth. Based on the RP Data-Rismark Home Value Indices, over the 18 months to June 2010 the combined capital cities of Australia saw house values increase by 18.5 per cent a er values fell by 3.8 per cent during 2008.

Over the three months ending October, capital-city house values were virtually at (up 0.3 per cent, seasonally adjusted), indicating a so landing as the market le the growth phase of 2009-10.

Slower market conditions are due to a number of factors, the most signi cant being higher interest rates. From October 2009 to November 2010, the Reserve Bank increased rates by 175 basis points. e market was also a ected by the rst home owners’ grant boost, which was halved in October 2009. By January 2010 it was removed.

Additionally, a general wind-down in the market cycle was at play. In my opinion, the high rates of capital growth between January 2009 and June 2010 could not have been sustained – as interest rates rose, a ordability constraints became a greater barrier and buyer demand began to fall.

In 2011, we are likely to see vendor expectations change as slower market conditions come into play. Houses will take longer to sell and buyers will be negotiating much harder.

ENZO RAIMONDOCEO, REIV

Armadale, Camberwell, Hawthorn, Kew East, Malvern East, Prahran and South Yarra recorded demand for houses at auction that was signi cantly stronger than it was across the entire city of Melbourne.

Hawthorn was the star, with 83 per cent of 292 houses auctioned selling. Given the city-wide clearance rate is about 72 per cent, this is a very strong outcome.

In the rst quarter, clearance-rate percentages were in the 80s and demand was strong; the middle of the year and early spring saw clearance rates in the high 60s; and now we have an average of 1000 auctions each weekend. As the year has progressed, conditions have improved for buyers, with strong demand in the more a ordable parts of Melbourne and small price drops in the more expensive areas.

Low interest rates, combined with price rises in the rst part of the year, ensured that the market has ended in a far more balanced position than it started in.

Given the way this year has ended, stock levels next year will be an issue. Vendors may be less willing to put their homes up to auction in light of recent results. If that does happen, prices are likely to be maintained as there are fewer houses for which to compete.

Here’s a tip for next year: don’t wait around for prices to fall, because they are unlikely to. ere is an overall shortage of houses for the city’s growing population, and this means ongoing solid demand. \

MONIQUE SASSON WAKELINManaging director, Wakelin Property Advisory

is year will nish with prices up about 10 per cent on last year. Heidelberg and many suburbs in Stonnington and Boroondara will see growth twice that.

Prices have so ened in the past few weeks, and the Melbourne Cup rate rise has taken some of the froth o the market. I see 2011 as a year of consolidation, with some modest growth in the 4-6 per cent range.

e year may start a little slowly, but we could see a shortage of stock in late summer push prices up.

e Baillieu government’s plan to cut stamp duty for rst-time buyers in July may stoke winter demand in the under-$600,000 sector.

With the median house price in Boroondara and Stonnington now more than $1 million (Heidelberg is not far behind at $800,000), compared to $500,000 for apartments, low-rise, established apartments could outperform the house market in 2011. e very high-end market – more than $3 million – will struggle.

My tip for 2011 is to avoid the bargains and buy good-quality investments with long-term growth prospects. \

The property market began well in 2010 despite interest-rate rises in October, November and

December 2009. After more Reserve Bank interest rises in March, April and May this year the property market settled down to a more “normal” level by mid-year, looking steady and healthy without being bullish.

The August federal election, the September school holidays and the

ROSS SAVASDirector, Kay & Burton

2010 turned out to be the year that surpassed all our

expectations. Coming out of the GFC and with concerns about rising interest rates, the top end of the market still managed to perform extremely well – particularly off the market.YE

two AFL grand nals interrupted the market’s rhythm. But things again looked to be tracking along well until the November interest-rate rise – the seventh in the past 12 months. Then the major banks decided to add their own margins, which dampened the real-estate market.

My forecast for the year ahead is steady as she goes so long as the Reserve Bank does not get overly zealous and impose further rises, thus in icting even more pain on mortgage holders and home buyers.

JOHN BONGIORNODirector, Marshall White

A variety of indicators are now suggesting that market conditions will continue to favour buyers. e average time it takes to sell a house in the capital cities has increased from 38 days in October 2009 to 49 days in October 2010; the average level of vendor discounting has increased from 4.7 per cent to 5.5 per cent in the same period.

Auction clearance rates across the capitals are now averaging in the low to mid-50 per cent range as seller and buyer expectations diverge. e low clearance rate suggests vendors have become more exible in their price expectations.

Despite the fact that the Australian housing market has moved out of the growth phase, it is not likely to result in any material decline in house values. Base-level fundamentals remain strong.

Factors such as higher interest rates and housing a ordability will continue to dampen market conditions. e economy, characterised by robust economic growth and a labour market approaching capacity, which will fuel wages growth, will continue to underpin demand for housing both for rental and for purchase. \

“IN 2011, WE ARE LIKELY TO SEE VENDOR EXPECTATIONS CHANGE.”

“BUY GOOD-QUALITY INVESTMENTS WITH LONG-TERM GROWTH PROSPECTS.”

Industry leaders report on how they feel the property market performed this year and the trends they expect to see in 2011.

42 The weekly review \ december 15, 2010 december 15, 2010 \ The weekly review 43

I think that everyone is breathing a collective sigh of relief that the year has performed

as well as it has. The market has continued to confound the pessimist – it’s actually alive and well.

Sure, auction clearance rates have softened over the past six months but the market has coped well, especially with the reasonably high volume levels of recent months.

MICHAEL GIBSONDirector, Kay & Burton

2011 has been delivered a major shot

in the arm with the indications that interest rates will stay put for the time being, which should maintain con dence across the market.

MAL JAMESPrincipal buyer advocate, James Buyer Advocates

e $1 million-plus market in Melbourne started with a bang, right where it le o at the end of a surprisingly strong 2009.

Some purchasers who didn’t buy in 2009 with post-GFC nervousness were determined to get into the market early in the year due to a new fear – the rapid price increases of 2009 continuing in 2010.

Sellers responded to this by asking courageous prices, which many seemed happy to pay.

On Anzac Day it all came to a halt. Buyers and sellers both noticed that while the Melbourne property market was booming, the world economy wasn’t.

May 2010 was awash with sellers trying to make hay while the sun shone, but buyers had already backed o . Properties were passing in, with a substantial overhang of stale unsolds.

e market increases of November 2009 to April 2010 were wiped o in a matter of a May

BOROONDARA Started strongly with $6 million to $7 million sales at auction at 5 Moore Street, Hawthorn, 32 Belmont Avenue, Kew and 11 Patterson Street, Hawthorn. A property in Barkers Road changed hands for what we believe was a tick over $9 million. Towards the end of the year, 49 Harcourt Street, Hawthorn, went under the hammer for $7.2 million-plus; a big plot by the river in Coppin Grove, Hawthorn, sold for about $9 million; and Canterbury’s “golden mile” has some noise in it.

STONNINGTON Earlier in the year, a property in Kensington Road went for more than $10 million, and there was a quieter big one at Heyington Place for about $15 million. During the year, Dunraven (55 Clendon Road) was reported as bought for more than $13 million. More recently, 2 Linlithgow Road changed hands for well over $15 million.

BAYSIDE Brighton’s “golden mile” saw 6 Head Street passing in at auction and selling a few months later for $7 million. Another Brighton beachfront that changed hands was 1 Martin Street, which sold for more than $8 million. 292 New Street was reported as being sold for about $9 million in September. The big news in Bayside was the re-emergence of Hampton’s “golden triangle” in that beach pocket south of South Road. Prices there have been strong in spring despite a softness in other areas. \ MAL JAMES

IAIN CARMICHAELDirector, Bennison Mackinnon

Family buyers looking for sizeable homes close to amenities, private schools etc will continue to vie for a limited supply of suitable properties.

Having settled throughout 2010, prices should continue at current levels throughout 2011 as long as supply remains tight, which has been the current trend.

The year will close with agents looking for a well-earned break before sale campaigns resume in mid-January and start to shape the market ahead.

JEREMY DESMIERDirector, Fletchers

Trends are towards one- to two-person living with

a “social life” focus, so the popularity of low-maintenance, units/apartments has soared.

Next year we expect a more stable marketplace with con dence continuing.

fortnight and the $2.2 million-plus results became $2 million-plus that equated to about 10 per cent.

A chilly winter saw homes put on the market only by those who had to – and this created a mini shortage of quality properties. is in turn fuelled a build-up in buyer demand, which led to a bit of a bounce in September.

It was short-lived, though, as the predicted late-spring stock surge hit a few weeks before October 23’s Super Saturday, when more than $200 million of property went under the hammer.

In the weeks following, rather than risk their property passing in to join a long list of unsolds, vendors began doing what they had to do in a cooling market – revise their prices downwards – and buyers responded.

As we end 2010, we nd a healthy market, one where the heat of last summer is over but the warmth still remains for quality. \

MAL’S TIPS FOR 2011

● Buy period and late-1970s family homes on 750-square metre blocks (or larger) near private schools in Boroondara. Why? Land value-to-price ratios for capital growth.

● If downsizing and buying smaller houses, make sure they have a downstairs bedroom and are within 500 metres of coffee

and rail. Why? Separation in the home and close to the action – the most common of human needs.

● If you are new to the house-buying game, take your time and learn the market (six to 12 months) or, better still, get professional help.

● And if you are a bloke, the No.1 tip in 2011, as it is every year, is: “happy wife, happy life”.

GORDON BELLPartner, Cornwall Stodart lawyers

To say that it has been an interesting year in real estate, particularly in the residential sector, would be an understatement.

From a legal perspective, changes in the law tightened up the rules surrounding the operation of owners’ corporations, with a view to providing greater protection to both intending and existing owners.

In 2010, increased interest rates saw a sharp rise in mortgagee sales and defaults by purchasers who were unwilling or unable to complete o -the-plan purchases.

We hope there will not be any further rate increases in this coming year, and that the new Liberal government will quickly implement its promised stamp-duty relief, which together may help to keep the market on an even keel. \ IS
