MELBOURNE’S BEST PROPERTY

It is most certainly grand, but it is not some sterile castle. No, this house, in what is considered Hawthorn East’s best street, has

soul. More than that, it is a real family home. Th e runners, scuff ed but neatly

stacked, and assorted footballs and basketballs are testament to that.

Th e red-brick house with its tucked-pointed façade was built about 1920. It retains the original verandah, three front rooms, including one upstairs, octagonal entry foyer and arts and craft s-style staircase with cut-out motifs in the balustrade. But the rest is new.

Ceilings are high; the back verandah with generous white timber arches echoes the front verandah. “New” fl oorboards throughout are recycled from a mill in Western Australia.

Renovated more than six years ago, the family has done nothing to the house since – yet it still looks a treat.

Th e layout is unusual. Th e two front rooms are like the wings of a butterfl y off the entry foyer, which in turn has other rooms off it. Th is means that the house never actually appears as large as it is. And it certainly is large.

Th ere are many elements to this property. Firstly, the orientation; with a north-facing back garden, it gets abundant natural light. Th en there are its resort-style features. Th ey include a 25-metre lap pool and fl oodlit tennis court – a great way to keep children at home with their friends – and, fi nally, the garden.

Designed by Paul Bangay, it is both formal and family friendly. Broad steps lead to the lawn and formal approach to the house. An avenue of manchurian pears lines the drive at the side of the property. Bare now, in a few weeks the trees will be in fl ower and then in

summer the branches meet in the centre to create a green arch. In the back garden the Bangay symmetry is on view again with more hedging, lawn and steps up to the tennis court. Even the lap pool has a green hedge as a backdrop.

At the front of the house, the two original rooms, both with bay windows and open fi replaces, overlook the front garden. One room is designed as a study, the other could be a formal dining room or a guest bedroom.

Th e staircase from the foyer leads to the fi rst fl oor, but next to it a set of double doors opens into a spacious living room. Th e limestone fi replace, strapped ceilings and white-painted beams add interest.

Hawthorn East got on the map

when the railway line expanded

to the east in the 1880s. With

the opening up of the land,

mansions for the wealthy were

built up the hill towards Barkers

Road, notably in Harcourt

Street. Carn Brae, in Harcourt

Street, was once home to Alfred

Nicholas, businessman and

philanthropist and co-founder

of the Aspro pharmaceutical

company. Architect John

Beswicke, who designed the

Hawthorn Town Hall, also

designed many homes in

Harcourt Street.

The Auburn Shopping Village

at the corner of Auburn and

Burwood roads, is known for its

historic three- storeyed Victorian

shops with residences above. It

is now home to trendy boutiques

and lifestyle shops.

Murphy’s Grain Store, run

by a third generation of the

Murphy family, has occupied the

red-brick building on the corner

of Auburn and Burwood roads

since 1906. It now specialises in

pet food and pet accessories.

The Geebung Polo Club,

an ornate Victorian building,

has been serving drinks since

1888, when it was the Auburn

Hotel. Other pubs include the

Riversdale and the Tower Hotel.

Hawthorn East is 15 minutes

by train to the city. It has great

shopping, interesting housing

(from mansions to single

and double-fronted Victorian

several parks.

to the timber deck. Th e wide deck, with a built-in fi replace that burns real wood, has a feel of the old deep south of America about it: a white-painted vaulted ceiling, ceiling fan overhead, cane settee and manicured lawn with tennis court and a lap pool along the boundary. Mint juleps, anyone?

A wall of bi-fold glass doors connects one end of the deck to the dining room to create one vast indoor/outdoor entertainment area.

Th e kitchen, which extends to the dining room, looks like something from an English house and garden magazine. With a central black granite island bench, mocha cabinets rich in detail – such as turned columns and porcelain handles – it also has plenty of shelves and smaller drawers tucked away for cookery books and those items that end up in the bottom drawer. Top-of-the-range appliances include an English Falcon stove.

Th e kitchen makes up the centre of the informal living area. Off it on one side is the living room; on the other side is the family room, which has more french doors opening onto the deck and garden.

Upstairs, the retreat is another entertainment area, but also serves to separate the fi rst fl oor into discrete zones. At the front, the original bedroom looks out through white plantation shutters over the park opposite the house. A door from the retreat leads to a hall with two identical bedrooms fi lled with northern light. Th e three bedrooms share a white marble bathroom with bath and shower. A separate powder room is next to it.

Th e parents’ domain includes a large marble en suite, a walk-in wardrobe that doubles as a dressing room and, of course, the bedroom, which also gets northern light. \

appeal. Large rooms have sweeping views and

a wide north-facing terrace extends across the

front of the building on both levels to provide a

great outdoor entertaining area as well as views

across the river and park.

THE markets that Th e Weekly

Review covers have seen a signifi cant shift in new stock levels over the past fortnight leading into the election. However,

these levels are very diff erent depending on the area in which you are looking to buy.

If you are looking for a home in Bayside (Brighton and surrounds), then until now you would have thought that very few buyers bid at auction any more. You would also have seen plenty of stock around – houses that have been on the market for a long time (especially ones more than $2 million). And with plenty of new homes coming on, you might be thinking that prices could well be weak in spring in Bayside. Why is that? Th e answer is supply. With several unsolds from winter and strong levels of new stock arriving now, demand will need to be as strong as earlier in the year for prices to remain the same.

Buxton’s Halli Moore describes the Bayside market of more than $3 million as “a bit delicate. (Th ere are) low stock levels, and buyers seem to be waiting for the infl ux of spring stock for more choice. Vendors seem to be waiting for the election, which is aff ecting stock levels.”

If you are a buyer in Boroondara, you are facing competition in the higher-end market with clearance rates above the rest of Melbourne – indeed, they were at more than 80 per cent on the Saturday before the election. More stock is coming on but not quite as much as earlier in the year. So while you may be hoping for a buyers’ market in Boroondara this spring, the results right now are indicating that that’s not guaranteed.

Jellis Craig’s Richard Winneke says that while buyers are out there in Boroondara at the higher level, they are cautious. “Th e market at the lower level is very diff erent; we’re not seeing a great amount coming on in the higher level – eight properties over $2 million in September for Jellis Craig, which is not huge, at least a third in terms of numbers down compared to last year.”

If you are a buyer in Port Phillip (Port

Melbourne to Elwood) you may well be thinking that the market is still hibernating and hasn’t started any sort of spring run – either in auction numbers or new stock. However, if you are an experienced buyer you probably also realise that this is a very fl uid market and smaller than Melbourne’s inner east. So stock could arrive and be sold quickly and therefore be missed by those buyers not paying attention.

According to Biggin & Scott’s David Lack, stock levels in Port Phillip are defi nitely up on last year. “We have had a very busy August in general, and should be busy during September,” he says.

Finally, if you are in Stonnington (Toorak

to Malvern East), then as a buyer it is probably wise to be circumspect trying to predict what the market will do this spring. Some homes are selling that you probably didn’t think would and some aren’t that you might think should. Generally, however, there has not been a lot of winter activity. You may be aware that this market is very price-sensitive but the spring stock surge has not arrived yet. Like all of us, you are not sure if and when it will.

BenMac’s Elliot Gill says of the Stonnington market: “Buyer-wise, the inquiries for ($3 million-plus properties) are strong but the well-qualifi ed buyers aren’t really there at the moment. Th ere is not a lot on the market above $3 million, but the good-quality properties that are well priced are well sought out. I think there will be a little bit more on the market as we head towards spring but I don’t think there will be a fl ood of $3 million properties.”

So in conclusion we, as buyers, need another few weeks to see exactly what stock levels we will be seeing this spring. Once the election is out of the way, hopefully it will be full-steam ahead.
