MELBOURNE’S BEST PROPERTY

Every so o en you leave a house and the images of the property keep returning long a er you have closed the front gate.

is Edwardian house in Hawthorn’s Grace Park Estate is one where the

memory lingers on – and on.Put simply, it’s stunning. e traditional

double-fronted Edwardian façade gives no hint of the design quality, exibility of the rooms or the use of colour that make it a stand-out.

Firstly, the accommodation: four bedrooms, three bathrooms – the main bedroom has an en suite – powder room, library/study, music room, sitting room, living/dining room and open-plan kitchen.

A purpose-built studio with bathroom, kitchen and storage is above the double garage at the back of the property.

Owners Margaret Wilson, a student of ikebana – the Japanese art of ower arrangement – and her husband Peter, a stockmarket trader, gave Multiplicity Architects a brief and a free hand.

Two years a er the renovation, they now wish they had embarked on the project years earlier.

Like many other couples they are leaving their home of 20 years as their young adult children have own the coop.

“We actually started out by saying that the back area didn’t work and we were cold,” says Margaret.

Architects Sioux Clark and Tim O’Sullivan of Multiplicity realised there was no connection between the formal front and the informal back of the house and

that the whole house did not ow. eir design shows how contemporary interiors can work brilliantly with a traditional Edwardian house.

e architects also made a bold call and went for colour, taking their cue from the colours of of the stained glass around the front door.

e brilliant deep-blue front door is the starting point. Colour contributes to making each room an absolute showpiece. Yet it is never gaudy or overdone.

e study/library at the front of the house has charcoal-grey walls with white-painted window frames and ceiling.

e idea here is that the bay window frames the view over the front garden.

Carpets are deep grey. In the sitting room, sleek timber cabinetry panels on one wall slide open and shut to close the room from the informal living area. ey also hide the television set.

Timber doors open this room to the kitchen and dining area. is room also has a yellow wall. e architects have created versatile spaces by using wide sliding doors to close one room o from another.

is is the case between the music room and the sitting room – another practical device so people can be watching television in one room while someone is playing the piano in another.

Multiplicity is known for its bathrooms – and this house is a showcase of its innovative bathroom design. For example, the main bedroom en suite becomes a two-way bathroom by virtue of a large sliding door that allows access from the hall.

Another door slides across to isolate the toilet and

GOOD STOREYMore than 120 people inspected this renovated Edwardian house in Hawthorn last weekend. With renovations by Multiplicity Architects, the property has to be close to odds-on favourite for one of the most exciting renovations of the year. “People were pretty amazed by the renovation,” said selling agent Lisa Jarrett.

Families were the most numerous, followed by professional couples and empty- nesters looking at the house because it was not two storeys, said Jarrett.

HAWTHORN6 KILOMETRES EAST OF CBD

Beautiful houses, apartments, student accommodation, great shops, top food, schools and transport – Hawthorn has it all.

It is one of Melbourne’s surviving areas of post-gold rush expansion with intact estates of Edwardian houses as well as Victorian mansions and more modest Victorian houses.

In streets off the other side of Glenferrie Road, many former workers’ cottages are now prized. Hawthorn is also in Melbourne’s top three for apartments.

Swinburne University of Technology has about 30,000 students. As a result, Hawthorn has a lot of student accommodation.

Hawthorn has government schools such as Hawthorn West Primary and Glenferrie Primary and provides access to state schools in nearby Hawthorn East including Auburn South Primary School, Auburn Primary and Hawthorn Secondary College. Other Hawthorn schools are Erasmus School of Primary Education, St Joseph’s Primary School and Scotch College.

The suburb is well served for transport with three railway stations – Hawthorn, Glenferrie and Auburn. Tram routes 16, 48, 70, 72, 75 and 109 all go through Hawthorn.

It is not short of entertainment venues, either, including the Geebung Polo Club; Room 680; Casey’s Nightclub; the Hawthorn Hotel with music on Saturday nights; and the Riversdale. The Glenferrie Hotel provides boutique accommodation.

hand basin, creating a powder room, thus removing the need for a separate powder room. e second bathroom which serves two bedrooms at the rear of the house is another example of design and function with attractive ttings designed by O’Sullivan.

e informal living and meals area and kitchen are also design triumphs.

“I said, ‘I don’t want a gourmet stunning kitchen, then I’ll have to be a really good cook’,” Margaret says. “I wanted the architects to focus on the sociability of the area.”

ey did. Along the way, they produced a ne kitchen with stone, stainless steel and spotted-gum benchtops, abundant storage and stainless steel appliances. Glazed walls and doors open onto the wide timber deck that

extends to the garden and outdoor entertainment area. Attention to detail is once again impressive.

Steel poles in front of the windows not only serve an engineering purpose but are also designed to echo the bare trunks of the silver birch trees along the fence line.

e garden, designed by landscape artist Mel Ogden, is a work of art with granite blocks, grasses, pond and play areas.

en there is the purpose-built studio above the garage and views from the garden of the Hawthorn roo ops and the spire of the Immaculate Conception church.

If houses are your thing, this is one to admire and inspire. \

HAWTHORNA career move to Sydney has led Melbourne media couple David Barham and Natasha Johnson to sell their house in a prized location opposite Scotch College.

Barham, director of sport at Channel Ten, and Johnson, a reporter for the ABC’s 7.30 Report, have renovated and extended the four-bedroom house over the past 10 years.

On the high side of the street, the elevated post-Edwardian house is set in a garden watered by a 50,000-litre underground tank.

The house retains many original features, such as leadlight bay windows, high ceilings and open replaces, but it has the best of modern design, including an open-plan kitchen with granite benchtops.

The kitchen and meals area ow to the informal living zone, which has doors to the large, paved terrace, creating a north-facing al fresco living and entertainment area that can cater for up to 100 people. With an ornamental grapevine climbing over the pergola, this area is shaded in summer and light in winter and looks to the large back garden.

Other downstairs rooms include the formal sitting room with bay window, an executive study and guest bedroom and bathroom.

Upstairs, three large bedrooms include the

Opposite these bedrooms, the formal living and dining rooms, retain period features such as the skirting boards, cornices and high ceilings.

The back living/dining area is lled with light and has a marvellously homey feel; with north-facing french windows, all you need is the muf ns out of the oven to make this a truly authentic country picture. Attached to the living area is a spacious kitchen with a freestanding island and built-in cabinetry.

To the right of this family area is a well-lit study, which has a built-in desk and storage space. With a lovely leafy view, this is a cosy and comfortable space to read a book.

MALVERN EASTBuilt in 1886, this charming house blends a formal, elegant double-fronted façade with the comfort and relaxation of modern living. The house is set behind a white picket fence and rose archway, and its grand entrance opens to a wide hall.

On the left is an impressively large main bedroom that has a big window and a walk-in wardrobe, plus an en suite. Next door is an equally large bedroom, which has the same lemon-coloured interiors as the main.

For faultless contemporary design, excellent presentation and entertainment spaces that really work, this stylish, split-level residence gets top marks. Designed by B.E. Architecture, it is elegant, has fantastic attention to detail, and plenty of indoor-outdoor spaces. Travertine marble oors, oor-to-ceiling windows that capture the northern light, and European appliances are part of the deal here. Upstairs, the north-east facing main bedroom has a dressing room and an en suite. Two more bedrooms, a bathroom and laundry are on this level. A cellar, hydronic heating, air-conditioning, security/intercom, a three-car garage – with entry from the right-of-way at the rear – and excellent storage are more features at this ultra-chic property in the heart of South Yarra. \MARIA HARRIS

This contemporary freestanding townhouse is brilliantly positioned at the rear of the block and is rich in design features. When you rst walk through the gate, you are presented with a stunning water feature and landscaped garden. The excellence and craftsmanship continues inside – the rst two bedrooms are modern and tasteful with a neutral colour palette and french windows. The built-in wardrobes double as mirrors, maximising the space and re ecting natural light. The main bedroom is spacious and opens to a timber deck that wraps around the whole house. It also has a walk-in wardrobe and en suite bathroom with twin vanities and a double shower. The open living/dining area is comfortable and light, thanks to the high ceilings and west-facing windows. The kitchen is stylish and practical and has Miele appliances, a dumb waiter and self-closing drawers. \ FRANCESCA CARTER

BALWYN

Balwyn is not known for its Victorian houses, so this one, set on a large block with a 20-metre-plus frontage, comes as something of a surprise. Its red-brick façade has tessellated tiling extending along the northern side of the house. Rooms off the central hall have open replaces (a total of four, including two exquisite marble examples) and allow for exibility. A study at the front of the house and a rumpus room in the architect-designed extension could be converted to bedrooms if needed, making a total of ve. The modern extension includes a bright, white kitchen and meals and living area with french doors to the tessellated-tiled verandah. Steps go from the kitchen to the family room and rumpus room which both open to the garden. Open, green and user-friendly, this lush expanse, deigned by Ian Barker & Associates, serves myriad functions – from outdoor play to entertainment on the timber deck with built-in seats to quiet contemplation by the shpond. A studio, cellar, water tank and prime position near the 109 tram, Beckett Park and shops make this house worthy of serious inspection. \ MARIA HARRIS

MIDDLE PARKBRIGHTON

This three-level Victorian house lls a triangular block of land ... and every centimetre of space has been well used. The façade is classic, elegant and simple, with clean lines and perfect proportions, a far cry from the corner shop it once was. The formal living and dining rooms have high ceilings and an open replace. The central kitchen, which has an abundance of cupboards, is neutral and stylish, and has a French provincial feel about it. Upstairs are three bedrooms. The main bedroom is spacious and has a built-in wardrobe. The courtyard is a lovely area in which to eat breakfast. The upstairs balcony is a great place to relax on those midwinter afternoons. During summer the rooftop terrace, reached via a trapdoor, is a fabulous place to watch the sunset, with a 360-degree panorama of the city skyline and Port Phillip Bay. Few would be able to rival this view in Middle Park. \ FRANCESCA CARTER

This luxurious ’80s style apartment, on Brighton’s Esplanade, has spectacular 180-degree bay views that all waterfront properties long for. Every room captures a different angle of the blissful Port Phillip Bay. The spacious apartment has ve separate balconies, designed to enjoy breathtaking views, as well as the oor-to-ceiling windows that surround the open-plan living/dining area. With granite benchtops and Miele appliances, the spacious kitchen escapes the trend of small apartment kitchens. With a living room and parking for ve cars, this three-bedroom, two-bathroom apartment provides much more then a view. Added luxuries include climate control, video entry, ducted vacuum and lift access, not to mention the beach as your front yard and Brighton Beach station just a stone’s throw away. This magni cent property is the pinnacle of waterfront living. \ TOM HYWOOD

Applying for a housing loan – whether

for a purchase or refinance – can be time-consuming, emotionally stressful and confusing, as the range of lending products on offer today is exceptionally broad.

But there is a way to take most of the time and worry out of the process. Loan seekers can follow the lead of more than 40 per cent of home buyers and have a professional mortgage broker to do all the legwork to ensure they get the best possible deal. It’s in the broker’s interest to obtain the most appropriate financial accommodation for their clients because they get paid for results and satisfaction leads to repeat business and an increased number of referrals.

There are some key things to know about brokers. How does it work? Mortgage brokers generally work on a commission-only basis. No settlement, no income. Brokers must have a minimum of two years’ experience and be fully registered with the Australian Securities and Investments Commission.

Brokers must pass a certificate course plus specific ASIC requirements and ongoing obligations.

The banks accredit all brokers and monitor their quality levels.

Brokers must have personal business insurance cover as well as certification from the Credit Ombudsman Service, which handles complaints from consumers. The broking industry is getting more professional and it will be developed further, in line with regulations relating to financial planners for example.

what’s in it for the lender? what’s in it for the broker? There are about 20 lenders and they have been using brokers for about 20 years as

an additional source of business. Brokers make up 40 per cent of all lending business to banks. They build their business off the back of long-term relationships and customer management. They earn a trailer as a reward, which is an income stream that is paid to brokers for the life of the loan.

what do brokers earn? Brokers earn between 0.55 per cent and 0.6 per cent upfront and a 0.15 per cent trail based on size of loan.

Most professional broking firms allocate a lot of time to professional development to ensure all consultants are constantly up to date with the features and benefits of lending products offered by banks and non-bank financial institutions. \
