it might be the middle of winter, but at this house in Kew, you need never feel the cold. Even the balconies have underfloor hydronic heating.

It’s details like these that give this new house at the river end of Molesworth

Street its edge.A Schindler’s lift – the crème de la crème of lifts –

takes up to nine people between the three levels of the house.

From the lashings of marble, the rumpus room/home theatre, Italian soft-closing taps and in-slab heating to the built-in appliances such as the Liebherr fridge and C-Bus system, nothing has been left to chance.

Then there are the views. The house perches on the edge of Yarra Boulevard, overlooking Yarra Bend Golf Course. It also has views across Studley Park to the Victorian mansion, Raheen. Although you feel as though you are in the country, the city is merely 10 minutes away.

For builder Enzo Troiano, this house and the one next door, which was also part of the project, represent a labour of love that took five years to complete.

“I am most proud of the outlook and the windows and gaining all that vista,” Troiano says. “The lifestyle you are going to have in that place will be amazing.”

With solid concrete floors, walls with steel structure and internal timber framing, houses do not come

much more solid than this one. Cement-rendered and painted in an earthy tone, with a central stone feature, the façade has wide windows on the ground floor and vertical windows and broad eaves on the upper level. Commercial-grade aluminum window frames and double-tinted glass are features.

Built on 532 square metres, the house feels larger, in part because the rear fence is made from vertical timber posts with spaces between them, which allows the landscape outside to merge with the greenery inside the fence.

Interiors are predominantly neutral, with white marble benches throughout, marble-tiled bathrooms and timber veneer cabinets. Floors in the living areas are made of stone tiles, with carpet in the bedrooms.

Entry from the street is down a path, which has a cascading water feature beside it.

The keyless entry leads you to the ground floor with the lift nearby and an open-tread timber staircase next to it. This level is devoted to a vast main bedroom and living room. The en suite has dark-grey marble-tiled walls and white marble benchtops, a shower that takes up one end of the room and a freestanding bath. The walk-in wardrobe has open hanging spaces and shelving. It almost begs for designer clothes that demand to be seen.

On the lower ground level, a large rumpus room doubles as a home theatre. It is in the centre of this � oor, with bedroom two on one side and bedrooms three and four on the other side. Just o� the rumpus room is a kitchen and bar. A study with built-in shelving is near the stairs and a powder room and perhaps the ultimate luxury – a laundry with white marble benches.

Gaggenau appliances include four cooktops and two ovens. � ere is a cappuccino machine, warming drawer and integrated fridge. � e walk-in pantry at one end of the kitchen has another integrated fridge. At the other end, a powder room is tucked discreetly out of sight.
