Facility must be served by a commercial meter. The incentive will exclude any residential square footage served by a residential meter. Must exceed 6% of state/local energy code requirements, the minimum requirement is ASHRAE2010 Pre and post-modeling is required using approved modeling software. Current approved modeling software is Weidt Group-NEO (preferred), Trane Trace, Carrier HAP, DOE 2 or EQuest. Other models may be considered but will need to clearly display inputs and outputs and the entire load added by the new building (kWh). To receive an incentive, the facility must be 50 percent occupied upon completion. Proof of occupancy must be determined by signed lease agreements or other contractual documents which determine occupancy. Other TVA grants, rebates and/or financial support may reduce the available incentive awarded. In the case where renew-ables are being installed (solar, wind, CTs, etc.) the incentive will be adjusted by the percentage of site generation being installed. For example, if the company is putting in 50 percent site generation our incentive would move from $2 per sq. ft. (assuming an all-electric, better-than-code building) to $1 per sq. ft. There is a $500,000 incentive cap per company. TVA must have influenced the capital investment made. A proof of influence letter or similar must be submitted with the project application and will be used as proof of TVA’s influence. If new load is associated with the relocation of an existing facility within the Valley the incentive does not apply, unless the new load exceeds the existing load. In such case, the incentive will be based on the added load which exceeds the existing load. Customers who participate in the New Construction Incentives are ineligible for additional incentives for individual measures included in the application. A model and pre-approval must be provided prior to Mechanical, Electrical and Plumbing (MEP) Permit issuance for all commercial facilities. Post-modeling must be provided and must be based on actual as-built results. Final incentive payments will be determined from post-modeling results and will be paid upon proof of occupancy. To qualify for the program a building must be at least 75% conditioned. Conditioned space is defined as eligible square footage that is both heated and cooled. A building is considered all electric if all of the following conditions are met: conditioned area uses either electric heat pumps, dual fuel heat pump system, VRF system, geothermal, electric boiler, or other electric heating technologies; all water heating for domestic use must use electric heating technologies; all major cooking equipment load (excluding cook tops) must be all electric.
