Welcome to September edition and the first for Spring ‘15.

Entering the warmer and busier real estate months of the year, traditionally the vibe improves for home sellers. The question still begs to be asked, “are market conditions such, that my home could attract a premium?”

Andrew Wilson, chief economist at Domain reported, “Canberra has had a good start to the year and the property market is certainly looking better,” he says. “Domain recorded three consecutive quarters of growth in Canberra for the first time in four years. Canberra saw the highest auction clearance rates in four years and the highest auction volumes in six years.”

Although the surge of newly listed homes hasn’t yet hit the market for Spring, industry contacts involved in the pre-listing stage for owners have all had record months, proving that it is on it’s way. This is good news for the increased number of buyers & Mr Fluffy home owners waiting to secure an ideal home. For sellers there is still an opportunity to avoid competing with the additional stock, the majority of these ‘new listings’ are not predicted to hit the market until late October.

Looking at the August results, Tuggeranong’s sale volume dipped slightly whilst all other market indicators remained steady. Of the sale prices noted, the majority were strong results with the highest price being recorded for 19 Sparkes Close, Fadden. Average days till sold remained at 76 days.

By utilising tools you may not even realise you have, I can provide you with additional cost effective ideas in all areas of styling, organisation, and placement of existing home furnishings and ornamentals.

Most vendors intending on presenting a home to the market may appreciate how an alternate, and completely neutral opinion could dramatically effect how a purchaser could either count or discount a home at a first viewing.

Starting the smaller maintenance jobs around your home when you first consider a move, will serve you much better and make

life a little easier than leaving it all till the last

minute.

To avoid feeling completely overwhelmed, start writing

a list of everything that will need to be completed prior to your home going to market. Start working

through the house one space at a time. Most future home

sellers do tend to try and achieve too much all at once. This results in jobs not being completed at all - or being

continually put off.

Here are some tips to get you started:

• Start out simple by clearing out kitchen cupboards.

• Start a donation box of goods in your house that you no longer

need.

• Clear benches and surfaces, leaving minimal items on

display.

• Clean garden beds in Autumn before new spring growth.

Pack away items in advance that you know will not be

needed until you have moved.

• Start wiping over cupboards and doors, removing

fingerprints from light switches, power points and door

frames.

Replace light globes that may have blown, clean exhaust

fans and heating vents.

• Give away, or sell items that the family have outgrown.

These might include board games, books and puzzles.
