steeped in centuries of history, there are many factors that make the grade ii* listed tudor house a magical home.

An exceptional example of a 17th century timber-framed building, Tudor House nestles in a prominent setting at the heart of the picturesque Oxfordshire village of East Hagbourne.

The current owners have been custodians of Tudor House for nearly 30 years, carrying out renovations to bring this important property back to its former glory and make it conducive to modern living. The result is a happy, spacious family home that is simply bursting with character and charm.

As you would expect from a property of this age, Tudor House has a glorious and fascinating past. The home retains many original features including inglenook fireplaces, original brick herringbone flooring, exposed beams, post and latch doors and original spice cupboards set into the walls. There are wonky walls and creaky floorboards but these all add to the charm of this wonderful home. Between 1904 and 1914, renowned artist, designer and sculptor Robert Anning Bell (RA) lived at Tudor House and it is believed that the double height room behind the kitchen was used as his studio.

Tudor House offers spacious living, period charm and the opportunity to live at the heart of village life. It’s the ideal place to get away from it all yet still be in London in under an hour.

There are generous bedrooms and reception rooms, lovely outside space and plenty of scope to extend. If you love to entertain, you’ll be pleased to know that the current owners have used the magnificent 1600 sq. ft. thatched barn for some fabulous parties over the years. This versatile space which is believed to have been constructed at the same time as the main house has enormous potential for conversion subject to the necessary consents.

You’ll feel as if you’re stepping back in time when you enter Tudor House.

as you walk through the heavy front door, the house envelops you with its cosy charm and unique atmosphere.

An inner hallway leads into the spacious sitting room with a fabulous ingleook fireplace as its centrepiece, identical in style to the Tudor fireplace in Avebury Manor and with an Arts & Crafts copper hood thought to have been added by Anning Bell. This is a gorgeously cosy room to relax in during winter, and equally bright and light in the warmer months thanks to the double aspect windows and surprisingly high ceilings. Just off the sitting room is a study area with fitted workspace and shelving, an ideal space for work or quiet relaxation.

The sitting room leads into an inner hallway, revealing a beautiful oak staircase which winds its way up to the first floor. But before we go there, you’ll want to take a peek at the warm and welcoming kitchen. There is a large range cooker set into the enormous fireplace, plenty of work surfaces for food preparation and space for a table of four to comfortably enjoy cosy kitchen suppers. Double aspect windows mean you can look over the sunny gardens to the front of the property, or watch the birds enjoying a splash in their bird bath just outside the rear window. The handsome dining room has magnificent wood panelled walls, lovingly restored by the current owners. Another impressive fireplace is the focal point of this room, which is flooded with light thanks to its southerly outlook. This is a fantastic room for formal entertaining and will seriously impress your guests.

Downstairs you’ll also find a WC and useful utility room, with space for a washer and dryer and extra storage. Tudor House also boasts a magnificent cellar which could hold an extensive wine collection to make any aspiring wine buff proud. Behind the kitchen, you’ll find the double height room that was Anning Bell’s studio. The current owners have installed a beautiful staircase leading to mezzanine level. Currently being used as a workshop, this area benefits from its own entrance and is an extremely versatile space. If you work from home, you might want to use it as an office, or it could be a fabulous children’s playroom, TV room/snug or granny annexe.

on the first floor you’ll find two very spacious double bedrooms. one is currently being used as a cosy upstairs sitting room as it benefits from another open fireplace, but could easily be converted back into a fantastic bedroom with dual aspect windows and space for the largest of beds.

The current master bedroom has enough space to comfortably fit a 6ft bed and features a walk-in wardrobe. All the bedrooms at Tudor House are beautifully presented with all the character features you’d expect: lovely exposed timber ceilings, wooden post and latch doors and leaded windows.

There are two bathrooms on the first floor. The larger of the two boasts one of the biggest most inviting bathtubs we’ve ever seen, together with a separate shower cubicle. The second is a recently re-fitted shower room with modern shower, heated towel rail and WC.

Behind a door leading to a secret staircase you’ll find two further double bedrooms on the second floor. These two spacious rooms would make ideal children’s rooms, where they could have their own upstairs hideaway, with plenty of space for all their toys, books and games.

outside the achingly pretty cottage garden is stocked with shrubs, herbaceous plants, trees and seasonal flowers. the original well which would have provided water to the house in the 17th century was uncovered by the owners in the 1997 and they installed an electric pump which now supplies water to the garden via three outside taps.

The current owners are both accomplished gardeners and have developed the garden over the years to provide all round colour and structure. This is a beautiful garden with lots of sunny and restful spaces. When you visit, see if you can spot the magical carved man in the tree and the owl that watches over the garden!

The private driveway is accessed from the rear of the house and there are wooden gates for privacy and security. The gravel driveway is large enough for several cars and there’s a double garage too. The enormous thatched barn we spoke of earlier is accessed from here, as well as a second, large double height workshop which offers great potential for conversion into additional accommodation, subject to consent.

To the front of the house is a southerly facing garden currently being used as allotments. These could easily be converted back to create a sunny and spacious private garden.

east hagbourne is one of those idyllic english villages you’d expect to see in a richard curtis movie.

There’s a 12th Century church, a thriving village primary school (Ofsted rated ‘Good’), a pre-school in the village hall, a community shop and a cracking 17th Century pub – The Fleur de Lys, within strolling distance. It’s the ideal village to get away from it all, yet still be in London in under an hour.

The current owners say, “The village has a great community spirit, a wonderful community shop and a thriving school just across the road. The house occupies a very prominent position in the heart of the village, so we feel very much a part of day-to-day village life.”

Closest town: Didcot is 1.5 miles away with shops, supermarkets, restaurants, a cinema and a fast, regular train service into London Paddington (45mins).

Stores: East Hagbourne has a post office and a very successful community shop run entirely by volunteers.

Supermarket: Nearby Didcot has a large Sainsbury’s, and a recently opened M&S Food Hall in the Orchard Shopping centre.

Pubs: The Fleur de Lys is a short stroll away and offers an extensive menu using locally sourced meat. We’re told its famous pies are not to be missed!

Walks: Some of the most beautiful countryside in the UK is right on your doorstep here. The East Hagbourne Ramblers meet on the 2nd Sunday of every month for an afternoon stroll.

Schools: Hagbourne Primary School (Ofsted ‘Good’) is just across the road. There’s a regular bus service to some of the best schools in the country (Abingdon, St Helen & St Katharine, The Manor). Didcot Girls’ School is rated ‘Outstanding’.

Transport: Didcot Parkway Station is 1.5 miles away. There is an hourly bus service from the village to Didcot.
