a younger clientele and an offer towards the lower end of the market. Young & Edgy pubs will have a lively atmosphere and be a good place for younger customers to socialise, have a laugh, loosen up, indulge themselves and have a good time.

Mainstream Bar/Pub As the name suggests, Mainstream Bars & Pubs are the

Great Pub, Great Food Great Pub, Great Food outlets are traditional village, rural

or suburban locals that offer a convenient location for good food and socialising whilst strengthening the ties of the local community.

Regular Pub, Some Food Regular Pub, Some Food pubs are similar to Great Pubs,

Great Food outlets but are less food focused and place a greater emphasis on value-for-money bar meals. This type of pub offers what every customer wants from a traditional local. Project Core ValuesThe Tardy Gate is an attractive, well-appointed pub located in the centre of Lostock Hall, a large village situated approximately four miles to the south of Preston. This roomy outlet enjoys a prominent corner location, overlooking a busy crossroads on the main street, and the immediate area is characterised by a mix of terraced housing, take away food outlets and small independent shops.

Outside, this typical Lancashire pub boasts a large car park and a spacious beer garden fitted with a smoking shelter. Inside the long single bar serves three open plan seating areas, an entertainment area and a games room. Trade is strongest at weekends and the pub is particularly popular with younger customers.

The proposed refurbishment has been designed to help the new operator grow the business whilst retaining the existing customer groups. The work will therefore broaden the pub’s appeal to daytime customers, through an improved back-bar food and coffee offer, yet retain the ability to transform into a lively young person’s venue in the evenings.

Ideal Licensee Profile - Skill Set and ExperienceThe ideal licensee should be an experienced operator with a proven track record in running outlets of this type. In accordance with the projects core values, the following work will be carried out:

• Exterior Front – the traditional facade will be repaired and new feature lighting and signage fitted.

• Exterior Rear – the existing car park and beer garden at the rear of the premises will be enhanced with branded fittings and furniture in a contemporary style.

• Interior – all internal trade areas will be refurbished and redecorated. In addition:

• The games area’s fixed seating will be removed and a new timber effect floor installed.

• The main bar area will be fitted with new tile and carpet flooring, high butchers block tables and a feature ‘football tactic’ table.

• The rear bar lounge areas will be made more flexible by installing a carpeted area, a timber effect dance floor and a DJ booth.

• The carpeted area in front of the existing fireplace will be made more appealing for daytime customers.

• Bar – the existing bar counter and back-fitting will be retained and revived though some operational changes will be made to allow the provision of hand held food and improve the merchandising opportunities for world beers and lagers.

• Kitchen – the existing commercial kitchen will be re-equipped to meet the requirements of the new food offer and made fully compliant with current catering laws.

• Toilets – the ladies, gents and disabled facilities will be fully refurbished.

• Private Accommodation – the licensee flat will be fully redecorated to comply with the Ready to Trade pledge.

The Area Lostock Hall is a large village of around 4,000 inhabitants, characterised by a mix of traditional terraced housing in the centre and modern estates on the outskirts. Over 80% of residential property is owner occupied, there are four schools in the area and the village centre is home to a good mix of independent shops and famous high street names. Examples of the latter include branches of Spa, KFC and BetFred.

Local employment opportunities in the South Ribble area are provided by a number of light industrial estates in the nearby towns of Bamber Bridge (1.5 miles). Leyland (2.5 miles) and Penwortham (3 miles). There is also good access to central Lancashire’s road, rail and motorway networks which makes the area a popular place to live for those commuting into Preston (4 miles), Manchester (29 mile) or even Liverpool (33 miles).
