The Settlement On Shoe Creek, a 150-acre traditional neighborhood development (TND), will blend a mix of over 479 home sites, 250 apartments, 100 Assisted Living units, numerous parks, and more than 150,000 square feet of commercial space. A Town Square with outdoor pavilion for concerts and outdoor events will be centrally located within the development. Lot sizes will range from 25’ (town home), 35’-50’ (rear alley load cottages), and 60’100’ (estate homes) front load lots. Lot pricing rang from $40,000 to $87,000. Phase one groundbreaking is scheduled for June 1, 2016. Phase one will include 114 single family homes, 210 apartments, 100 assisted living units, and 28,000 square feet of retail/office buildings, and a 5,000 square foot gym. OVERVIEW Area Highlights
The development is located on Sullivan Road/Central Thruway near the intersection of Wax Road; shared traffic signal with Wal-Mart Super Center.Central was incorporated as a city of East Baton Rouge parish in April of 2005, and is the home of an estimated 30,000 people. The Central Community School System was ranked 5th by Louisiana’s 2015 Annual District Performance Score.Current traffic counts on Sullivan Road are estimated at 22,000 vehicles per day.The Sullivan Road Green Light Project is a $16.3 million project that is expanding Sullivan Road from the existing two-lane, undivided roadway to a four-lane highway with a raised median, from the Central Thruway to Wax Road. The Central Thruway, which opened in July of 2013, is a three mile stretch connecting Sullivan Road to O’Neal Lane in Baton Rouge that allows drivers easier access to I-12.
