Home Inspection Savvy Home inspections are by definition self-explanatory. A person, or a company is hired by the home buyer to inspect a piece of real estate for that buyer. Sound simple? It’s not, because buyers come to the table with varying expectations and perceptions of what their home inspector will do for them. Thanks to popular television shows buyers may think the home inspector is going to point out every possible fallibility of the home they are thinking of buying. That is not the job of the home inspector. According to Pam Sayne, President of the Ontario Home Inspectors Association since 2012, “Home inspections are ‘as is’ inspections – what is seen in that given moment. They are not necessarily a prediction of the future, or a glimpse into the past of the home, because some events are just not predictable.” There is another misconception to be addressed, “Home inspectors look for what makes a house safe and healthy not what meets building codes in your city or municipality. It’s two different things. The contractor who built the house should have followed codes and obtained permits. That’s not the job of the home inspector.”

If an inspector is designated they follow the highest standards of government legislation. We have standards of practice that must be adhered to, and mandate training and experi-ence. Our Association promotes lifelong learning.” Even if you find a name on a website there are further steps you can take to ensure the person you are hiring is legitimate. “If you are buying in Ontario call us and we will check our database for their credentials. Outside Ontario look for provincial associations. A company website is a great tool, but if the inspec-tor became a RHI years ago and let their membership lapse then they have not kept up with the OHIA member qualification system.”
