27th Annual Commercial Building Awards

The Victoria Real Estate Board’s Commercial Division of REALTORS® established the awards in 1991 out of a desire to recognize commercial development within Greater Victoria.

For over 25 years, the awards competition has recognized developers, architects, designers, builders, contractors, owners and financiers for enhancing commercial real estate stock, for stimulating urban renewal and for the risks they undertake to build and renovate commercial space in South Island communities.

Investment, commercial or industrial building, development or renovation projects located within the Capital Regional District are eligible for an award. Anyone can nominate a project.

Judges selected from various disciplines within the industry visit eligible projects and examine the overall exterior design and how it fits in to the surrounding area. Judging criteria favours projects that are sensitive to the environment, are aesthetically pleasing and answer a specific development need within the community.

Nominees and winners are recognized at an awards luncheon where they have an opportunity to network and celebrate with industry representatives, local mayors, leaders of related national organizations such as the Urban Development Institute, the Victoria Home Builders’ Association, Canada Mortgage and Housing Corporation and media representatives.

Since their inception, the Commercial Building Awards have been well received by members of local industry. Those recognized through the awards change the faces of communities, enhance neighbourhoods, design new space for business, create employment opportunities and stimulate the local economy.

Fred Carver has over 40 years of experience selling all types of real estate from bare land to existing homes and prime luxury properties. Fred has served on multiple committees of the Victoria Real Estate Board and is a founding member of the Board’s Commercial Division.

Kathy Hogan has over 25 years of experience in urban planning and development management. She started her planning career with the City of Vancouver’s Planning Department in 1989 and currently works for the Urban Development Institute-Capital Region as Executive Director where she is responsible for the direction, growth and management of the organization and its members. Kathy currently sits on the board of the Downtown Victoria Business Association (DVBA) as President. She has been on the DVBA board since 2014.

Tim Taylor has been a real estate consultant for over ten years and currently works at NAI Commercial (Victoria) Inc. He has a broad range of knowledge and experience including commercial leasing, commercial sales and investment property sales. Tim is the Chariman of the Victoria Real Estate Board’s Commercial Division.

Christy Love is the Vancouver Island Regional Manager at RDH. She has broad experience around energy and water-efficient mechanical building systems and sustainability. She has completed analyses for a range of conservation projects and conducted research on innovative system design strategies. Christy is a Certified Passive House Consultant and a LEED AP.

Patrick Schilling studied architecture at the Swiss Institute of Technology in Lausanne and is currently the Design Director at PARC Retirement Living. With over 15 years of experience, he has a demonstrated history of working on architectural projects of varying sizes and locations.

This fourth project in collaboration with RealHomes Development Inc. and GVRDS demonstrates how to effectively redevelop a previously built-up site. The Azzurro is a purpose-built affordable workforce rental apartment with two floors of commercial space and five floors of residential units. The building includes a gallery dedicated to local artists and the residential floors showcase their work.

The building’s orientation optimizes natural daylight and there is a car share program for tenants.

Brightly coloured awnings combine with randomly placed boxed architectural details to add visual interest and break up the building’s mass.

Phase one of Pacific Landing’s multi-phase waterfront development includes 33 suites between three buildings.

The units are built to ASHRAE standards. Each home has a high efficiency heat pump and hot water on demand tanks to conserve energy. Trees that were felled for the development were repurposed for unit number and building signs, thresholds and fireplace mantels. Solar panels have also been added to the roof to power common areas and amenities.

The Training Centre in Langford was developed in partnership with Rugby Canada, the Government of Canada and City of Langford.

The 1,900 square metre, two storey facility was designed to create the best daily training environment possible and features a state of the art gymnasium, onsite therapy and treatment rooms, hydrotherapy pools, locker rooms, meeting rooms set up for video analysis, kitchen and dining lounge and three double occupancy studio units.

Environmental features include the use of rainwater leaders and a storm drain system to drain water into rock pits.

The Pacific Centre Family Services Association’s key design goal was to create a welcoming and safe environment for clients. Inside there are private easy-to-find entries and clear wayfinding and multi-directional exits. Its two floors are connected by a bridge over a courtyard to reduce the building’s mass and provide a residential appearance.

On the outside, the wood frame building has expansive gable roofs that recall both First Nations longhouses and 20th century bungalows. Cedar siding and exposed fir timbers were used to celebrate the local tradition of craftsmanship and extensive landscaping helps create an atmosphere of safety, beauty and tranquility.

The work at 1070 Joan Crescent retained and restored a 1913 residence and converted it into a visitor centre for the Craigdarroch Castle Society.

The project enhances the visitor experience by allowing better flow to the Castle and supporting functions such as ticketing, access to washrooms and a gift shop.

Character defining elements were kept during the conversion as the residence is listed on the City of Victoria’s Heritage Registry. Envelope upgrades were a substantial portion of the renovation work. The new addition also includes a green roof.

The Sharkz Store is the first retail geocaching store in Canada. Updates to the existing building’s new modern façade included commercial doors, large glass windows and new paint to open up the space and allow more sunlight.

This significant façade modernization helps contribute to the message that Esquimalt Road is vital component of the community’s emerging urban fabric.

From the outside Studio 455 is an unassuming semi-industrial warehouse, but inside, the four storey building is a vibrant 5,500 square foot event and living space. The renovations embrace the Art Deco era complete with an entryway that stretches to the sky, hand carved wood Corinthian pillars from Thailand and the installation of large windows to provide more natural light.

Environmental features include EnergyStar ductless heat pumps, Low E Argon filled windows and skylights, a demand water heater and the use of recycled materials in the flooring.

The building underwent substantial changes to the exterior with new material for the façade and new signage, creating a modern look.

Updates include a clear anodized aluminum space frame, a 26” high LED light, boomerang housing at the front face of the building and a canopy entrance, as well as the removal of old lighting and the addition of spotlights to illuminate the A&W slogan. Landscaping around the building was also updated to include drought tolerant plants.

The overall changes to the restaurant have created an inviting and fresh new look to a classic Canadian restaurant.

The MR MIKES Langford project brought the establishment back to the community after a 25-year hiatus. The building is sited on the edge of a rock outcropping with concrete and stone retaining walls. To achieve MR MIKES new urbanLODGE concept, construction materials including wood frame walls and roof structure, fibre cement board cladding, natural brick columns and natural wood beams were incorporated.

With seating for 160 persons and an additional outdoor glazed and heated patio, MR MIKES Langford provides a unique mix of family-friendly steakhouse and a casual adult-only space.
