“We needed to sell our house in Meridian Ranch, and Chris not only

got us through the process, but had a solid contract on the house in under

2 days of being listed. Chris also took the time to research the other houses

for sale in Meridian Ranch to help determine the best price for our

house. Chris was available to answer all our questions through the whole transaction. We highly recommend Chris Berisford if you need a true professional to help buy or sell a

Manager’s Message for September 2018Please help me welcome our new staff to the District. Deawne Maddox, Administrative Assistant; Pat Evans, Water Operator; and David Clegg, Water Operator. We are growing as a community and so our staff numbers must also grow in order to provide essential public services to Meridian Ranch. Remember, the District is your service provider for water, sewer, and parks & recreation.

The Meridian Service Metropolitan District will soon be engaging the assistance of a consulting firm to help us develop a Master Plan for Buildout. We currently serve almost 3,000 customers with water, sewer, and parks and recreation services. That’s a population of about 7,000-8,000. The Meridian Ranch Sketch Plan approved by El Paso County plans for a total of 4,500 residential customers plus the retail center, The Shops at Meridian Ranch. Speaking of The Shops, did you notice that Phase 1 is full of businesses and Phase 2 will be under construction soon? In order to serve the additional residents and businesses, the District must add water supply wells, water storage tanks, increased water treatment capacity, more sewer and water pipelines, more parks, another recreation center, additional trails and open space, and related public infrastructure. Very rough estimates indicate that we’ll be constructing about $5-10 million worth of additional public facilities every year from now until we reach complete buildout. The Meridian

Service Metropolitan District, in cooperation with the developer, will identify the needed additional facilities, their estimated costs, the sequence of construction, and a funding plan. The District revenue sources include property taxes, tap fees paid by builders, and monthly service fees paid by residents. The Master Plan for Buildout will help us to plan wisely for the needed facilities. And, the Master Plan will include a funding plan to pay for them. We expect the preparation of the Master Plan for Buildout to take a number of months to complete, including the selection of the consultant.

Please remember that kids are back in school so drive carefully – especially before and after school hours.

D49 September 2018 NewsBy David Nancarrow, Director of Communications

Expanding the VisionWhen students begin the school year at Falcon High School, their school will have grown a new wing. FHS hosted a ribbon-cutting ceremony Friday, July 27 to celebrate the opening of a brand new, permanent addition to the north end of the school. The ceremony took place inside the new academic wing as rain fell steadily outside Friday afternoon. “Our ROTC was very excited because the colorguard [would have] to practice in the rain on a day like today,” said FHS Principal Cheryl Goodyear-DeGeorge. “We’re very excited their flags do not hit the ceiling,” she chuckled, commenting on the vaulted ceiling in the room where the ceremony took place.

The academic wing, built by contractor GE Johnson and designed by DLR Architects, includes space for career and technical education, computer labs, multipurpose classrooms and a student gathering area. Goodyear-DeGeorge pointed out one of the classrooms in particular where students will get hands-on experience learning EMT skills in a simulated ambulance. “It looks like a really small space in there,” she said. “It’s intentionally small, so they get used to using that space.” Guest speaker, and FHS senior Noah Gray, noted the ribbon-cutting fell exactly nine months from the day District 49 broke ground on the project. “This new building is a prime example of what I like to call ‘goaling,’ not dreaming,” Gray said.

He described the new learning space as adaptive to meet the needs of a new generation of learners. D49 Board of Education President Marie La Vere-Wright echoed Noah’s remarks explaining the planners took feedback from community members who desired more career-preparation based coursework for their students. “All of our students can follow their dreams and follow their path [to success]” La Vere-Wright said. “This [space] is going to give them the career opportunities and choices that may, or may not, include a post secondary education.” With a cut of a Falcon-green ribbon, a new season of learning is set to begin at D49.

B&WNews You Can Use from the

Falcon Fire Protection DistrictDisasters don’t plan ahead. You can.September is National Preparedness Month. Locally and nationally, we’ve seen how people can be temporarily or permanently displaced from their homes by disasters ranging from wildfires, floods, and blizzards to hazardous materials spills and extended utility outages.

Here are a few ways you can be better prepared to deal with – and recover from – emergencies and disasters. Complete emergency planning information can be found online at www.ready.gov.

• Make an emergency plan and practice it. Starting the planning process can be as simple as having a dinnertime discussion about what to do, where to go, and how to stay connected with each other. (https://www.ready.gov/make-a-plan)

• Sign up for alerts and warnings. In El Paso and Teller counties, register for emergency notifications at: https://www.elpasoteller911.org/246/Emergency-Notification-System

• Create an evacuation plan for you, your family, and your pets in the event you have to leave your home. (https://www.ready.gov/evacuating-yourself-and-your-family)

• Have a fire escape plan that includes at least two ways out of every room. Practice it at least twice a year. (https://www.nfpa.org/Public-Education/By-topic/Safety-in-the-home/Escape-planning)

• Learn life-saving skills including cardiopulmonary resuscitation (CPR) and first aid.

• Don’t forget to prepare financially and make sure important documents are safe. (https://www.ready.gov/financial-preparedness)

• Check your insurance policies and understand what is and is not covered.

2018 SEASON SCHEDULE

Londonderry Drive’s MakeoverJuly and August was a busy month on Londonderry Drive. BrightView Landscape employees worked tirelessly, adding new grass, mulch, rock, trees and shrubs along Londonderry.

Improvements have also been made on Stapleton Drive between Meridian Road and Eastonville Road.

Think spring! Planting Fall Bulbs

Set the stage for a show-stopping explosion of color in your springtime garden by planting spring-flowering bulbs this month. Bulbs are a good choice for our climate. Most common bulbs are considered to be Xeric, which requires little or no supplemental water. Beautiful spring color and good for the environment – spring flowering bulbs do it all!

• Spring bulbs can be planted until the ground freezes. The lastfrost date is around October 21st.

• When buying bulbs, choose the ones that are firm, whole, compact, and heavy. Light bulbs may be diseased or dehydrated. Bigger bulbs mean bigger blooms.

• Spring-flowering bulbs to try include: tulips, daffodils, crocus, snowdrops, hyacinths, and lily-of-the-valley.

• The general rule for planting bulbs is: the larger the bulb, thedeeper it’s planted. Plant bulbs 2-3 times their diameter. It’ssafer to plant deeper than shallower if you’re uncertain aboutthe correct depth. Generally, tulips and daffodils are planted 6”deep while crocus and snowdrops are planted about 4” deep.

• Plant the bulb’s pointy end up. Don’t worry, though, if you’renot sure which way is up - the plant will grow either way.

• Don’t put fertilizer in the hole. Rather, use a general fertilizer(10-10-10) around the backfill soil, scratch it in, and water well. Afertilizer high in phosphorous (the middle number), such as bonemeal, can also be sprinkled around the planting area.

• Over the winter months, water once or twice a month to preventthe bulbs from drying out. Laying a layer of mulch over the planted bulbs will also protect them from the cold.
