– Update and Refresh with sustainable materials
in mind
– Modernize with the use of spa like bathroom
features and color scheme
– Working with a team to achieve the design
vision

– How we determined the priority items to be replaced (i.e. casegoods, lighting,
bedding, etc) with hotel staff and ownership
– G1 provided a base budget for this scope based on FF&E and construction costs
– Team identified items that should specifically be targeted for sustainability
– Team was held by designer to dates to maintain schedule

• Decision process
– Clear that we would not be able to evaluate all design aspects in a very simple
format
– G1P developed design / sustainability matrix
– It was key to involve hotel, ownership, Procurement Company and Contractor
in the decision process which was led by the design team
– Some design aspects that were reviewed
• Low VOC
• Minimizing waste and reusing existing materials in new ways (mirrors)
• Recycled content in carpet (put in elevators to test durability)
• Worked with local manufacturer to reuse existing plumbing valves
• Fluorescent decorative lighting (formerly incandescent lamps)
• Longevity and durability of materials

• Mock up
– Three(3) mock up rooms were developed ranging from the least invasive (lowest
cost) to the most invasive (higher cost)
– Each of these options had different aspects of green design that needed to be
acknowledged
– The team met on site several occasions to evaluate the mock-ups
– At the end it was a blending of pieces of each room that won out for the best
overall comprehensive design, green and budget.
– From this point the final specs were compiled and documents were completed

• Delivery was sent to a warehouse for processing
• Removal of existing furniture pieces (liquidation)

– Design has to be approached in a different manner
– Having the contractor and procurement group on board early on is crucial to maintain
schedule and budget
– To truly be successful in any renovation project, especially one based on
sustainability – a team approach is critical.
