The property is an active Limerock Mine producing FDOT State certified road base and which operation has created large fresh water lakes. The mining operation will Self Provide all necessary construction fill; produce revenue and provide a seamless transition from mining to site development. Extreme High barrier of entry – The owner has spent 9 yrs of diligent pursuit to obtain the necessary government approvals. Extensivewaterqualitystudieswillbeperformedtoevaluatehowboattrafficwillaffectwaterqualityintheexistingchannel,FillmanBayouandtheSunWestsite.TheresultsofthesestudieswillbeprovidedtotheFloridaDepartmentofEnvironmentalProtectionandtheSouthwestFloridaWaterManagementDistrict(SWFWMD).Onestudywillevaluatehowtidesandgroundwater“flush”pollutantsfromthecanalsystemwhileanotherstudywillmodelthepotentialmovementofpollutantstowardtheGulfofMexico—throughsurfaceorgroundwater.BothstudieswillbeconductedinaccordancewiththeFloridaDepartmentofEnvironmentalProtection regulations.PreliminaryresearchshowsthatthewaterqualityatSunWestHarbourtownemeetsorexceedsallappli-cablestatewaterqualitystandards.
Land Conservation
SunWestAcquisitionCorp. and the Southwest FloridaWaterManagementDistrict (SWFWMD) haveagreedtoalandexchangethatprovidesapproximately1,300acrestotheSWFWMDforpermanentcon-servation.Theproposedprojecthasoneofthehighestconservation/developmentratiosinPascoCounty.

Community Park
Today there are only four deep-water access points for the public in Pasco County. The county and the developersareworkingtogethertoprovidedeep-waterGulfaccesstoboththepublicandtoresidentsofSunWestHarbourtowne.Todothis,anexistingchannel,locatednearFillmanBayou,willbeenhanced.Tothesouthoftheimprovedchannel,PascoCountywilldevelopa312-acreregionalpark.Preliminaryplansincludeparkingfor250boattrailersandcars,picnicshelters,awalkingtrailandamanateeobser-vationtower.Aswimmingareaandadiveareaarealsounderconsideration.
Located in northwest Pasco County,
Florida, SunWest Park was originally a
limestone mining operation, areas of
which have suffered negative impacts
from mining activities. The total project
area is approximately 312 acres, 138
acres of which will be redeveloped into
