The intent of this package is to illustrate our capabilities as a multi faceted design organization, demonstrate select project experience in large and tall buildings, and express our enthusiasm to work along side you.
With a long history and foundation of design and building in California, as well as significant other experience embedded in our design team, we are intimately familiar with the opportunities and constraints with this building type.
Tall buildings require attention to very specific issues and compel the design team towards certain strategies and design decisions when considering urbanistic, social, form and language, and environmental questions. These include, but are not necessarily limited to, high efficiency of space planning to optimize leasable space, rational structural strategies and solutions, attention to the urban context and the impact of a tall structure, coordination with local agencies, interest groups and constituents, and, not least of all, human comfort and sustainable strategies. In short, HMC understands the commercial, social, and civic impact of this project.

suffolk university student residence The site was historically occupied by a 360’ tall church spire. Our challenge was to create a place for students in the high density of Beacon Hill, Bos-ton. Working directly with the Boston Civic Design Commission and historic Beacon Hill community, the design solution challenged surrounding zon-ing requirements, is configured as a daylight harvester, and speaks directly to the material and proportional context of its environment. This is a LEEDS registered project.
relevance | relationship Daylighting strate-gies as well as sustainability are achievable in large buildings and result in more comfortable living environments. These kinds of buildings are increasingly preferred by tenants and occupiers.

dalian world trade center The 66-story office tower is located at the edge of a newly developed district in Dalian, China. As a district landmark, the tower is designed to integrate apartment, of-fice, hotel, and retail space.
relevance | relationship The structural and services systems of high rise structures require planning and integration with the facade, result-ing in an architectural language that reflects the building and its “insides.”

english national stadium An icon to the game of football and London. This cathedral of sport and associated amenities integrates a 90,000 seating bowl with leasable office space, 200-bed class A hotel, and executive club facilities. The 300’ tall steel arch will support the operable roof and remind Londoners of its presence.

csu chancellor’s headquarters The project program is a consolidation of the headquarters for the largest university system in the country. The facility is home to a 208-seat conference center for the trustees and Academic Senate meetings, the administrative offices for all operating de-partments, the Chancellor’s office, and support spaces.

phillips arena The signature, aluminum-clad “ATLANTA” entrance provides a public sculpture as well as supports the entry roof structure. Clad in curtainwall glazing, metal panel, and stone, this 15,000-seat arena has become an icon in Atlanta.

Chris is a principal with HMC, and has been with the firm since 1984. He is responsible for
planning, design, coordinating working drawings, and construction administration of numerous
projects in the Southern California area. He is experienced in working with numerous governing
agencies including fire marshal, and local building departments. Chris has worked closely with a
wide variety of clients in executing complex programs and schedules. He is responsible for projects

Project ApproachOur general scope of professional service
shall be to refine and implement an efficient
and functional design that is constructible,
while maintaining your budget, schedule, and
satisfaction. HMC will work to develop the
approved scope of work in terms of economic
and functional requirements.
In order to satisfy the project goals, our
approach begins with the awareness that
the project’s schedule and funding are fixed
entities that can only be met or reduced.
Services provided by HMC are implemented
with a team approach, consisting of owner
representatives, building user groups, HMC,
and consulting engineers. Beginning with the
existing facilities assessment and continuing
through post-occupancy, the expertise of each
team member will be incorporated. Team
cohesion will be reinforced through regularly
scheduled progress meetings.
Typical project deliverables may include, but
not be limited to:
:: HMC to field verify existing facilities and
site conditions and prepare CAD drawings
on electronic file.
:: “Record Drawing” floor plans, submitted
on electronic media.
:: HMC to prepare furniture and equipment
plans for various interior spaces.
:: HMC to recommend various cost effective,
yet aesthetically appealing interior design
materials, including wall covering, floor
covering, and modular furniture.
:: HMC to incorporate its understanding
of the principles of ergonomic and
sustainable (green) design as appropriate.
:: HMC to provide cost effective, aesthetically
appealing design of public areas.
:: HMC to perform workspace population
density studies and growth forecast.

engineering and construction of the

HMC will provide project delivery in phases,
generally standard to the industry, and
recognized by the American Institute of
Architects (AIA). The project objectives,
detailed schedule, and deliverables will be
established at the beginning with the owner,
and rigorously followed by HMC.
Design
Throughout the design phases, HMC applies
concerted effort on satisfying the requirements
of regulatory agencies. HMC staff has in
depth knowledge of the California Building
Code, Department of Health Services, the
Americans with Disabilities Act, and the
submittal and review requirements of local,
state, and federal authorities.
Construction documents
The progress of Construction Documents
is assigned milestones within the Project
Schedule where the entire set of drawings is
assembled for review by all team members.
Coordination of the various consulting
engineers is the primary focus of each
submittal. The complete set of construction
documents also receives the review of other
senior architects at HMC to ensure that quality
is maintained. The owner and designated
site staff will also receive a complete set of
documents for their review and approval prior
to bidding.
HMC considers budget parameters to be of
paramount importance. HMC utilizes the
cumulative experience of an in-house cost-

estimating department, consulting engineers,
and other construction professionals to
track project costs and current trends in
construction. HMC reviews construction
costs during the initial design phases as well
as during preparation of the Construction
Documents.
Construction
HMC is committed to keeping the number
of revisions (addenda) during the bid period
to a minimum. Issuance of addenda, should
they be required, are included on the
project schedule to insure adequate time for
evaluation by potential bidders.
HMC’s approach to construction is one of
timely, informed response and the resolution
of disputes prior to escalation. Should
program design changes arise, HMC provides
a diligent review of all costs and alternatives
prior to recommending applications for
payment.
Regularly scheduled construction meetings
have been the corner stone of HMC’s
Construction Administration success. During
these meetings, the progress of construction
is reviewed and concerns are discussed. HMC
also maintains a detailed logging system,
enabling the movement of information
efficiently throughout construction. HMC’s
thorough documentation of construction
issues serves as a catalyst to the construction
process, and becomes a valuable resource in
the event of a construction claim.

Quality Assurance
Effective construction document quality
control is an ongoing process, starting in the
programming phase and ending with the
completion of the construction documents.
The end result of these reviews and strategies
are higher quality and more thoroughly
coordinated documents, which will translate
into better bids and fewer change orders. The
following are the systems HMC will employ:
Project planning group
This group is the core of our quality control
effort. It meets in-house regularly to discuss
the recent and upcoming management,
design, and coordination issues for the
project. These issues will be coordinated and
communicated back and forth by the group
leader with the owner and with the consultant

team. This group provides ongoing review
of project issues by a group of qualified
individuals and ensures that these issues
are incorporated into the development
of the design and documents prior to
formal review by any applicable regulatory
agencies.
Code analysis and code
conformance reviews
A preliminary code analysis will be A preliminary code analysis will be
prepared at the onset of design by all
architectural and engineering disciplines.
This analysis will be submitted to the owner
for review. The A/E team will review the
documents at the completion of each phase
of work to ensure compliance with earlier
Code Analysis findings. Any necessary
Code Analysis revisions will be prepared
by the A/E team and forwarded to the
appropriate agencies.
Design and construction document
checklists
HMC will customize our master checklist for
this project with respect to each discipline.
This provides our staff and all consultants
with an extensive list of specific items to be with an extensive list of specific items to be
included in the documents for each phase
and for each drawing type. This will help the
number of review comments required.
Milestone coordination meetings
The purpose of these regular meetings will
be for progress coordination of building
and system issues. These meetings are the
forums for the majority of the technical
coordination.
Progress reviews
These reviews, conducted by HMC and
the engineering consultants, will occur
several times during each phase, preceding
milestone coordination meetings. The
point of these reviews is to examine
the practicality, functionality, and cost
implications of the design and building
details, as well as to ensure that all review
comments from the owner are being
appropriately addressed.
Plan check reviews
Following each phase submittal, each
member of the A/E team will review the
drawings and specifications relative to
the coordination of their scope of work,
with HMC plan checking the work of all
disciplines. These are objective reviews of
the documents evaluating code compliance,
constructability, coordination, and
completeness.
