WELCOME TO HOUSING Charleston Residence is a housing facility for LLSA full time employees only and/or for a resident who has a written contract with LLSA. Employees living in any other LLSA leased staff accommodation will be subject to the terms and conditions set forth in this agreement and any other. Living in a residence is a privilege afforded to full time employees who remain in good standing and adhere to all policies set forth. You will be asked to sign the housing contract, in signing the housing contract, you agree to abide by all the terms and conditions. Failure to comply with the terms and conditions set may result in eviction from the residence.

HOUSING INFORMATION RENT Rent is deducted from your pay every two weeks for all employees residing in LLSA staff accommodation. LLSA has the right to review and increase the rent annually; you will be given three (3) months notice of any such increase. If you plan to be away for two weeks or more you will need to inform housing of your absence and pay any rent to be owed in advance prior to your departure. All employees are required to initial for each pay period (schedule is attached to the tenancy agreement) accepting that the rent is scheduled to be deducted. If there are any rental payment discrepancies, the rent will be deducted from subsequent pay periods until such time that the rent owed has been paid. Any employee that checks out partway through a pay period will only have a partial deduction calculated based on the number of nights stay within the pay period. SECURITY DEPOSIT A deposit of $200 must be paid prior to checking in to LLSA Housing. Any damages, cleaning charges, missing or broken items, lost keys or unpaid rent incurred by you will be charged against your deposit and further charges may be applied. UNIT INSPECTIONS The housing department completes full unit inspections (including bedrooms) every week. For Charleston residents, this occurs each Sunday and Monday. For Hostel and CLL (Chateau Lake Louise)

residents this occurs each Thursday. These inspections are for general care, cleanliness and maintenance issues. Failure to comply may result in a warning. We maintain a high standard of cleanliness for shared living spaces including living rooms, kitchen and bathrooms. Please refer to definition of a well maintained unit. If in the course of an inspection we notice any problems such as a lack of general cleaning or damage, a tentative warning will be issued to your unit to clean up within a 24hr time frame. If after this period the unit has not been cleaned, a written warning will be issued and added to your record. At any time the housing department may bypass written warnings and evict person(s) depending on severity of a situation. MAINTENANCE It is mandatory to report any general maintenance issues within 24 hours and newly developed damage problems immediately to ensure the prevention of further damage and that damages are dealt with promptly and fairly. If you do not report any damages, negligence or vandalism we will assume the unit is free and clear of any damage and you will be subject to maintenance charges for any damages found thereafter. Any damages caused by burst pipes due to freezing by open windows or doors in the winter months will be paid by all occupants of that unit or bedroom. Employees shall notify LLSA of damage or vandalism and not attempt repairs on their own. Cost for maintenance repairs or replacement of items can be found on the last page of the housing contract. GENERAL CARE OF UNITS All occupants are required to cooperate in the cleaning of the common area, kitchen, and bathrooms. You are expected to keep these well maintained. Please make sure that you respect you and your housemate’s living space and LLSA property; in order to do so you need to abide by the following:

Do not place stickers or write on refrigerators, stoves, walls, doors, cupboards or furniture. Do not alter the furniture from its original state.

Do not carve or put anything into the logs.

Do not paint or alter your units in anyway.

LLSA Housing Residential Tenancy Agreement

Do not place any thumb tacks/push pins in walls.

Placing and storing liquor bottles/cans is not permitted on window ledges inside or outside or top of the kitchen cupboard area.

Do not affix anything to the walls, floors, ceilings, or doors, which will cause damage once removed. Use only poster tack when putting posters on walls.

Do not take down the original blinds/curtains from any of the windows

Respect your roommate’s belongings and the unit.

Do not change the locks at any time.

RIGHT OF ENTRY The housing department has the right, in accordance with the law, to enter any unit, including bedrooms with no advance warning for the following reasons:

If there is reason to believe there is an emergency;

Any health and safety issues;

If there is reason to believe that the tenant has abandoned the premises;

Unit inspections every Sunday;

Fire Alarms;

Units with modems for any maintenance or IT maintenance

If a resident of that unit makes a formal complaint of another housemate; and

Any maintenance needs. CHECK OUTS Checkouts must be completed no more than 24 hours following your final shift HOWEVER, All residents must checkout with the housing department during office hours. Failure to checkout of your unit within 24 hours will result in a rate increase to $50/day as housing rates are no longer subsidized. Upon the completion of your employment with LLSA, you will not be able to receive a guest pass until 1 month after your checkout date. Any tenants that are caught hosting unregistered guests will be evicted. If no one from that unit comes forward, the entire unit could face eviction. Please see housing if you are unsure about what is required to complete a proper check-out or if you are unable to check-out during office hours to due extreme circumstances.

Checkout Extensions If an extension is needed due to flights or transportation from Lake Louise, please contact a housing coordinator or management in writing. A written request must be submitted to the housing department and eligibility will be determined based on termination and room availability. Since we do not have to provide subsidized housing to non-employees or evicted employees, any individuals wishing to stay longer than the allocated 24hrs will have to pay $50.00 per day up front starting the day after they were supposed to vacate. Two Week Notice When you give your two weeks notice for employment, you must also provide two weeks notice in writing to the housing department. Final Pay cheque & Return of Damage Deposit You must check out prior to getting your final pay cheque so that any additional rent charges or damages can be deducted from your final pay. Upon checkout a deposit request will be filled in to receive your damage deposit back. You can leave a credit card number and once approved and signed off by the Accounting Department this process can take up to one week to ten working days. Your damage deposit can also be returned via cheque. Final cheques will not be printed until you have checked out and returned issued items (such as work related keys, uniforms, staff passes, etc). You must not move furniture around between units and rooms unless approved by the housing department. All tenants of each unit are responsible for all furnishings. Missing items from units will result deductions from your damage deposit and all tenants in the unit may incur further replacement costs. Unit Transfers If you would like to move from your present accommodation to a different room/unit you must contact the Housing Office to register your name on the ‘Room Change Request’ form. Priority is given to residents based on a variety of criteria as outlined. The Housing Department must approve all room changes, including within your own unit.

. Eligibility for a Charleston single room or couples room will depend on tenure and position of the employee, current warning status and room type availability. Each individual case will be looked at based on the criteria and the order in which they are received; Housing cannot guarantee each request can be met. Should you feel uncomfortable about your current living assignment due to activities of your roommates, please contact the housing department or security immediately. These issues may be handled in confidence, if desired. The housing department will do their best to correct the situation or try to find you an alternate room to reside in. It is unacceptable to force a roommate to change rooms because of your wants or behaviors. Making your roommate feel uncomfortable in their own unit is grounds for eviction. Please Note: At anytime in the season the housing department may have to consolidate units in order to accommodate incoming tenants or maintenance issues. This necessitates that some moves may be inconvenient, but are necessary. Please be patient.

RULES AND REGULATIONS

EVICTIONS & WARNINGS

The housing department and security have the right to evict a resident for violation of any of the rules outlined in the Residential Tenancy Agreement. 3 Warnings An accumulation of 3 written warnings will result in immediate eviction. An employee can receive a warning for any breach in the Residential Tenancy Agreement such as noise complaints, failed inspections, unregistered guests, pets on premises, smoking, garbage, parking and etc. If a resident has repeated violations resulting in an accumulation of three warnings, they will be evicted from housing and will not be permitted on any LLSA housing property for 1 month including employees who are fired. In extreme cases those evicted may be served with trespassing notice, in this case

you will not be allowed on LLSA property indefinitely. Immediate Eviction Depending on the severity of the situation tenants can receive immediate evictions for assault, harassment, vandalism, drugs and alcohol, entering crawl spaces, theft, pets and weapons and any other situation deemed necessary. The use or possession of illegal drugs or drug paraphernalia or excessive damage of any LLSA property will result in immediate eviction. All occupants will be evicted, unless the individual(s) will take full responsibility and charges with the RCMP will be filed.

VANDALISM, HARASSMENT & ASSAULT

Vandalism Any damages or vandalism must be reported within 24 hours. Failure to do so will result in damages being charged to occupants of the damaged unit. Depending on the severity of the damages, evictions can occur.

Harassment & Assault Every resident has the right to feel comfortable in their own unit, as well as on any LLSA property. If you feel you have been harassed in any manner for any reason, please see Housing or call security at (403) 760-0594. Harassment or assault of any type depending on severity can result in FINAL warnings being given or immediate eviction. As well, the RCMP will be called in and appropriate charges will be laid. DRUGS & ALCOHOL The use and/or possession of illegal drugs or drug paraphernalia within the residence and/or within LLSA property will result in immediate eviction. All occupants in a unit will be responsible, unless an individual or individuals take full responsibility. If you feel uncomfortable about your current living assignment due to activities of your roommates please contact security or the housing department immediately. Alcohol is restricted to residents 18 years of age or older. THEFT Anyone caught stealing any LLSA property including food, toilet paper and paper towel will be immediately evicted and charged by the RCMP.

LLSA Housing Residential Tenancy Agreement

SMOKING Charleston is a smoke free environment. This ban includes all areas within each unit as well as bedrooms, inside stairways, hallways and common areas and buses.

Ashtrays are provided on the outside stairwells and gathering areas. Anyone caught smoking inside the building will receive a written warning plus $50.00 fine; a second offence will result in a written warning plus $50.00 fine, and a third offence will result in an eviction notice plus a $50.00 fine. Any ashtrays or cigarette butts found in units will result in a written warning for the entire unit; a second offence will result in a written warning, and a third offence will result in a final written warning and considered with eviction for the entire unit unless the guilty party confesses and takes full responsibility. GUEST REGISTRATION All guests must register to stay between the hours of 23:00 and 08:00. This can be done through the housing department between 8 a.m. and 6 p.m. Dated guest passes will be issued and your guest must carry this pass while staying in the residence. If after 6pm please contact security. Guests can only stay up to a maximum of 3 days (extensions may be granted through re-application in the housing department). If a guest is staying longer than one night it must be approved by all of your housemates. Only two guests can be signed into one unit at one time. You are responsible for your guest’s actions while on property. They must abide by the rules and regulations in this agreement. The Housing Department has the right to refuse and/or limit the number of times that a guest may be signed into the residence. UNREGISTERED GUESTS OR TRESPASSERS Resident(s) accommodating unregistered guests, a previously checked out person or an employee who was fired are considered trespassers and will be considered in violation of the Residential Tenancy Agreement and will be evicted. Any trespassers may be issued a trespassing notice and the RCMP will handle removal from the property. The tenant(s) responsible will be evicted from staff accommodation. If no one claims responsibility, the whole unit may be evicted. If the non-registered guest has already received

trespassing notice and the resident does not ensure that they vacate the premises immediately, the resident will be evicted.

NOISE

Quiet time is 24 hours, 7 days a week! Please be aware that your roommates and other units nearby may work different schedules than you. There are many workers that are on the night shift and need sleep during the day.

A noise complaint will result in a written warning. An employee has the right to ask anyone to be quiet, if the request is not respected, the employee may make a complaint to security and/or the housing department, whoever is available. Further action will be taken if noise continues.

Therefore there are no parties allowed with large gatherings of people or excessive noise in Charleston Residence at anytime. If security gives a verbal warning and instructions to disperse are not followed, the person(s) responsible will be evicted. This is a zero tolerance policy. A party consists of more than 6 people in a unit who are not registered in that unit. Tenant gatherings are condoned, but must adhere to the housing contracts and rules regarding noise. WEAPONS Storage or possession of weapons, weapons of any kind as defined in the criminal code or National Park Act, including knives and BB guns on property is strictly prohibited. FIRE SAFETY Tampering with any fire equipment, including but not limited to, alarms, smoke/heat detectors, emergency lights, extinguishers, hoses, breakers will result in an immediate termination of this Agreement and will result in criminal prosecution. Any use of a fire extinguisher must be reported to the housing department immediately, failure to do so will result in a written warning for the unit and a second offence will result in a final written warning and considered with eviction. Failure to evacuate when an alarm sounds will result in eviction. This includes all false alarms. CRAWL SPACES

LLSA Housing Residential Tenancy Agreement

You are not permitted to enter any crawl spaces within Charleston or leased property including extra rooms, boarded up rooms, crawl spaces, the roof or attic. If you are found to have entered any prohibited areas you will be evicted immediately. GARBAGE As a business that operates within a National Park, we have a responsibility to ensure that we are doing everything possible to lessen the impact that we have on the environment around us. In order to prevent any confrontations with animals, please put your miscellaneous garbage in the animal safe garbage bins located by the parking lots and around Charleston. Household garbage must be placed inside the large bins provided at the loading area. If the bin is full please use second bin provided across the street from the loading dock or you must take your garbage back to your unit until such time when the bin is empty. Parks Canada will levy fines up to $5,000 for garbage left outside, this fine will be passed on to those responsible.

Leaving your garbage on the landing, laundry rooms, hallways, or inside common areas, may result in a warning or a fine. RECYCLING If you have a large amount of recycling such as beer bottles, beer cans and pop bottles or cans and liquor bottles you can take them to the recycling shed located in the loading area. Please pick up the key at the housing office. For any other recycling like cardboard, cans, jars, newspapers or miscellaneous paper please take to the public trailer that is available to all residents of Lake Louise. The trailer is in front of Charleston for one week, Saddleback for one week and by the 4-2 site for one week. PETS Pets are not allowed in Charleston Residence. If a pet is found on property a written warning will be given, if the pet is not removed the tenant will be evicted.

PARKING REGULATIONS The housing department will assign all parking stalls and issue a Charleston Residence parking pass that must be displayed at all times. All vehicles in the National Park are required to have a Banff National Park Pass.

Take your staff pass to P.C.V.C to obtain a parks pass. Please ensure:

In accordance with the Alberta Traffic Safety Act, vehicles must be legally registered in Alberta within three months of arrival.

All vehicles on LLSA property must be registered with the Housing Office, including visitors.

The vehicle must be maintained as legally registered. If registration expires, the vehicle may be towed away, at owner’s risk and expense.

Vehicle ownership information must remain current. Any changes please contact the Housing Office.

Garbage, oil spills, used car parts etc., that are found in a designated location are the responsibility of the person assigned to that location. The assigned person will be responsible for the clean up, and held accountable for the state of their assigned parking stall.

All vehicles must be fully operational to remain on LLSA property. Any vehicle that is not fully operational will be removed at the registered owner’s risk and expense. Due to the risk of vehicle and property damage and for overall safety of residents and vehicle owners, at no time parking areas are to be used for the purpose of playing sports such as; Frisbee, skateboarding, football, catch etc. There is a recreation area across the road from the Charleston Residence. Likewise during the winter season please do not ski, snowboard, toboggan, etc. on LLSA property.

Please note that in order to receive your damage deposit back, any vehicles you have registered must be removed from the property, or you will be subject to a $200 fee if the vehicle is abandoned.

PARKING VIOLATIONS Parking violations will be dealt with in the following manner:

Please obey all ‘no parking’ signs; anyone disregarding these signs will be towed with a 24-hour warning.

Vehicles parked in unassigned parking stalls will be given a warning and will be towed with a 24-hour warning.

Unregistered vehicles will be towed without any advance warning.

LLSA Housing Residential Tenancy Agreement

Any vehicle that has been issued a

previous towing notice will be towed immediately without notice or warning.

Please inform all guests to park in the visitor-parking stall and they must register with the Housing office or Security.

LIABILITY LLSA and its directors, officers, employees and agents shall not be liable for any injury, loss or damage that may be sustained by the Employee or the Employee’s Invitees in or at LLSA property or for any damage or loss of personal property of the Tenant or the Employee’s invitees in or at LLSA property from any cause whatsoever. The Tenant agrees to indemnify and save harmless LLSA and its directors, officers, employees and agents from all damages and expenses suffered or incurred by them as a result of any act of the Tenant or the Tenant’s invitee. MODFICATIONS LLSA reserves the right to amend, modify or cancel this Agreement as well as the conditions outlined within it. Should this happen, proper notification will be provided to all residents.

GENERAL INFORMATION

TYPES OF ACCOMODATION

There are several types of accommodation available: o Charleston (Year around) o Great Divide Lodge (Year around) o Leased Accommodation (winter

season only) o 4-2 Site (Senior staff only)

Charleston Building Charleston Residence has 24 units that consist of five bedrooms. These units contain two shared bedrooms and three single bedrooms. We also have has 12 units that are made up of three single bedrooms and one couple’s bedroom. Great Divide Lodge This is entry-level staff accommodation. Each room is shared consists of 2 beds and a bathroom. This is for Great Divide staff only. Leased Accommodation The Chateau is one of our leased accommodations for entry level employees. It

contains shared accommodation units. Each unit is open concept with two sets of bunk beds and a bathroom. All Charleston facilities are available to all employees of the ski hill. 4-2 Site (Senior Staff) 4-2 residences are senior staff accommodations for LLSA. You must be eligible for senior housing and any requests must go through your department manager and the housing manager. FIRE SAFETY REGULATIONS Your unit is equipped with smoke detectors and alarms to ensure you are alerted to an emergency. All residents must evacuate the building in the event of a fire alarm. All residences must listen to security/ housing department in the event of a fire or alarm. Anyone found not evacuating the premises, or impeding the Housing Department staff or fire department from assisting in the evacuation process will be issued a warning. A fire plan can be found on the back of the front door in each unit. All rooms will be checked and no one will be allowed in the building until everyone is out and the situation is assessed. The following are considered to be fire hazards and will not be permitted:

No smoking in the building at any time including smoking out of the window.

At no time may candles be burnt anywhere in Charleston.

Materials covering lamps or light fixtures other than original coverings.

Excessive grease build-up in kitchen areas.

Overloading of electrical outlets, use of damaged electrical cords or equipment.

Do not leave fans or other equipment on when there is no supervision.

There are no fires allowed on Charleston grounds. You may use the provided barbeques. Absolutely no barbeques are allowed on the staircases.

If anyone is in violation of any of the above Fire Safety Regulations, you not only put yourself at risk, but you are risking the lives of other residents and guests in the building. The housing department may consider eviction if any of the above regulations are violated.

LLSA Housing Residential Tenancy Agreement

EMERGENCIES For any emergencies please contact the housing office right away or speak with a housing employee or after hours please contact security. There is a trauma kit and spine board in the housing office. Please contact 911 for any emergency warranting. INSURANCE LLSA does not provide insurance or any means of coverage to protect your belongings from damage, fire, loss or theft. We strongly urge all residents to obtain personal property insurance coverage. Please contact RCMP for any theft issues and advise the Housing Office. LAUNDRY Laundry rooms are located on the first, second and third floors. Laundry rooms are open daily from 8:00 to 23:00 and accept toonies, loonies and quarters. To ensure proper use of laundry machines please do the following:

Do not overload machines, front loaded machines can only be filled to the half line.

Please use High Efficiency or HE laundry detergent

Please ensure off items, coins etc are removed from pockets or they will clog drains.

Please clean up after yourself by cleaning lint traps, check rubber in washing machines and clean up soap dropped on floor.

GROCERIES AND THRIFT The Rocky Mountain Co-Op is located in the basement of Charleston residence and is available to LLSA. Hours of Operation are 5:00pm until 8:00pm and can be subject to change at any given time. PRINTING, TELEPHONE, FAX & SCANNING Telephone Each unit is equipped with a telephone in which you can make local phone calls; however, you will be required to purchase a phone card to place a long distance call or there is a pay phone available for use outside of the hosing office.

The housing department does not give out names and phone numbers and do not take messages unless it is an absolute emergency.

Please ensure that you give your family and friends your unit’s phone number. If there is any repairs or maintenance that is needed on these phones please notify the housing department to submit a maintenance request. Faxes Faxes may be sent from the housing department at a cost of $1.00 per page. All faxes that are received are 25 ¢ per page.

Print or Scanning Printing or scanning can be done in the Housing Office at a cost of 25 ¢ per page.

INTERNET

Charleston Residence provides limited free wireless internet to its employees with the ability to purchase more internet with varying download speeds. To purchase one of the internet packages (listed below) visit the Housing office or pay online using a credit card. The wireless network is called ll-hotspot, and is available at the Charleston Residence, the Great Divide Lodge main chalet and all base area buildings at the ski hill. Residents are permitted at any times to arrange for private internet through a service provider. Packages for the Internet include:

without notice. VACUUM CLEANERS Vacuum cleaners are available on a complimentary basis with a retainer deposit of your staff pass, or other piece of ID. Vacuums can be picked up from the Housing Office between 8:00 a.m. and 5:30 p.m. daily. Ensure that you return the vacuum by 6pm the day of

borrowing, unless prior arrangements have been made. LINEN Linen can be purchased from the housing office used and new are available. Please speak with housing for a current price list. Items available are comforters, pillows, pillow cases, flat and fitted sheets for both single and doubles. TELEVISIONS & MICROWAVES Televisions or microwaves are not provided in any unit. Any items left are from previous tenants. Housing is not responsible for cleaning, broken items, removal or replacement of these items. CABLE All units in Charleston are equipped with basic cable capabilities. All you will need to do is plug your television into the cable outlet for connection to these channels. Should you experience difficulties in setting up your television, please let the Housing Department know and we will assist you. A communal television is provided in the 2

nd floor lounge

and fitness center for viewing pleasure. BUS SCHEDULES All bus schedules are posted in the main lobby. All staff buses between Charleston or Great Divide Lodge and the ski area are free of charge. There are no buses that directly connect Great Divide Lodge with Charleston. Times are subject to change.

FACILITIES Second floor lounge is available for LLSA employees and is equipped with computers, a TV and lounge area, pool tables, shuffleboard and a foosball table. Lounge closes at 11pm.

A renovated Gym and fitness room is located on 3

rd floor and available to all LLSA

employees or lease holders. Cost is $20.00 per month and hours are posted on the gym door. Anyone found in the Gym without a valid gym membership will receive a warning and $100 fine. The barbecues located on the balcony off the 2

nd floor lounge, is for the use of all

employees.

LOST & FOUND All lost and found items in or on Charleston Residence property should be returned to the housing department or security. All household items of no apparent value, that have been abandoned, will be kept for 30 days. Items found of value will be kept for 60 days. Items remaining after that period will be returned to the finder, or dispersed of through a charitable organization. SECURITY You can reach security during the hours of 17:30 and 04:00 at (403) 760-0594 (7*911). Security will be able to assist you with any situations that may arise within the Charleston Residence. To ensure your safety it is important that you:

a) Ensure your bedroom and unit door is locked at all times;

b) Carry insurance for coverage for stolen, lost or damaged items; and

c) Report any persons you may encounter who are unfamiliar or trespassers.

Please Note: Security personnel and/or Housing personnel may approach anyone, at anytime on LLSA property and request proper identification, (staff id. with picture) to verify tenancy. Those that are non-compliant with providing identification will be issued a trespassing charge if they are not able to produce appropriate identification.
