HISTORICAL NOTESt Cadix stands on the site of an ancient Cluniac Priory, dissolved in 1536. Little of the original building remains, although some early carved stones have been excavated bythe present owner.

After the Reformation, St Cadix Priory was acquired by acolourful character named Burchard Cranach, a Germanmining engineer. Cranach fell into debt after the failure of histin and silver-smelting business, and emerged in London as aphysician, credited with curing Elizabeth I of smallpox.

The Grade II Listing of the existing house dates it to around1710, when St Cadix was acquired by Richard Wymond (anancestor of R A Butler), and completely rebuilt in the style ofthe day.

A century later, Charles Sandoe Gilbert wrote of St Cadix inAn Historical Survey of the County of Cornwall (1817-1820):

St Cadix House stands in a secluded situation, at the foot of ahill adorned with charming foliage. The principal frontcommands a pleasing view over the solitary lake, and the ebband flow of the tides, which run beneath the shrubberies andshady walks, are happily adapted to dispel that samenesswhich would otherwise prevail.

The lake referred to is in fact St Cyrics Creek and St Cadixretains its exclusive outlook over the creek to this day.

ST CADIXThe property occupies a quiet and truly beautiful position atthe head of St Cyrics Creek, a short offshoot from PenpollCreek off the River Fowey, about 3 miles from the sea. It hasdirect access to the tidal waters, and river frontage of over of a mile.

The area is highly regarded both as an attractive place to liveand work, and as a holiday destination, with stunning sceneryand thriving local towns including Lostwithiel, Fowey, Bodminand Liskeard. There are main line train services to LondonPaddington and Plymouth (3 hours at best) and BodminParkway (3:41 at best), and central London is about 5 hoursdrive away.

The property includes some 78 acres of land, much of whichhas covenants in favour of the National Trust, protecting itfrom further building or tree planting without the Trustspermission. The land offers shelter all around the house, andthe blissful outlook across to the southern bank of PenpollCreek is further protected, as that land is in National Trustownership.

The layout of St Cadix takes best advantage of the location, with the principal rooms facing south over the formal gardensand creek. The early 18th century house was added to in the19th century, and further improved by the present owner whobought the property in 1958. A new owner may want toundertake further sensitive works to the house, and theextensive range of traditional outbuildings could havepotential for alternative uses, subject to all necessaryconsents.

The sale of St Cadix for the first time in 55 years offers a rarechance to acquire a property on the Fowey Estuary with theexceptional combination of an important Listed house, astunning location, extensive river frontage and a substantialland area providing total protection.

THE GROUNDS AND BUILDINGSA lane in a deep cutting leads through a five-bar gate to the

grounds and buildings at the back of the house. The driveway

splits beneath a horse chestnut tree, running either side of the

long range of stone and slate outbuildings.

Stone pillars frame the drive leading into the private gardens

at the back of the house, where there is a greenhouse and

covered parking for three cars. Areas of lawn with rockery beds

have stone steps leading down to the kitchen entrance.

The other section of driveway leads past the west side of the

outbuildings with attractive grounds opposite, flanking a

stream. The range of outbuildings is some 45m (150 ft) long

by about 4m (13 ft) wide, largely on two floors. The section

nearest the house is in poor condition, supported by wooden

    buttresses.

The drive continues to a gravelled parking and turning area by

the main entrance door. The stream to the west of the house

runs over a waterfall and continues down to St Cyric's Creek. The wooded banks are smothered in spring bulbs and there

are fine displays of camellias, azaleas and rhododendrons

which continue into the woodland along the sides of the

    creek.

THE LANDThe land lies in two blocks, as shown on the attached

Ordnance Survey plan. The house sits in its own valley,

protected on all sides by its wooded grounds. The woodland

continues along the sides of St Cyrics Creek, and the

grassland beyond fans out along the northern banks of

Penpoll Creek for more than of a mile, from where there are

stunning views of the creeks and surrounding rolling farmland. This principal block is about 45.36 acres (18.35 hectares).

On the opposite side of the road, running up to St Veep, is a

further block of grassland of about 31.28 acres (12.66

    hectares).
