KITCHENS

Creating a kitchen that is perfect for you and your family takes time and plenty of planning. Your Sales Negotiator will give you a plan of the kitchen/diner and utility room showing the standard layout for your property. An Atlantis Kitchens brochure will also be available. Once you have looked at the layout plan, please contact your Sales Negotiator who will then arrange an appointment for you to meet a representative from Atlantis Kitchens so you can go through the type of units, colour, worktops and appliances you would like. This is also the time to discuss any amendments you may wish to make to the standard layout.

Your choice of kitchen units will be from the Sheraton range which are high-quality units showing great British craftsmanship. There are three main types of kitchen – Shaker, Modern and Traditional. There is a wealth of colours and textures to choose from for you to create something elegant and eye-catching all of which can be customised with an extensive range of handles and soft-close fittings.

The cabinets form part of the foundation of your new kitchen. All base and wall units will be 18mm MFC glue and dowel construction. The drawer units will have a feature gloss metallic side finish with a 16mm MFC base.There will be a choice of height and depth for the wall units plus glass shelves for the glazed units.

All Atlantis Kitchens come with a 10 year guarantee to give you complete peace of mind.

WALL AND FLOOR TILESYou will be given a budget to spend on an extensive tile range from Porcelanosa based on the areas below. Porcelanosa have a huge range beyond our selected styles should there be something else you prefer. In addition, we also work with local tile suppliers who can provide a range of natural stone tiles and feature porcelains. Your Sales Negotiator can arrange a quote for you.

The standard tiled areas are:• Kitchen/diner, utility room, bathroom, en-suite and WC floors• Kitchen and utility room wall tiles above the worktop are optional

and can be selected instead of the worktop upstand provided• Shower enclosures and baths will be fully tiled• Part-tiled areas: bathroom and en-suite walls. The boxed areas

behind the wash hand basin and WC will be part-tiled. All other areas will be painted

• The boxed areas can also be panelled and painted to suit your design

BATHROOMS

Whatever your lifestyle, this is the ideal time to create a room where you can relax and refresh and where your daily routine begins and ends.

The standard sanitaryware will be from the Kohler Reve and Pop Laminar ranges with the shower enclosures from the Minima NG range. We have designed layouts which are highly functional and spacious in each room for you, your family and your guests to enjoy. Your Sales Negotiator can provide a layout plan for each room should you require one.

The Flote bath is an extra-deep, luxury single-ended acrylic bath which is extremely robust and sturdy but more lightweight than cast-iron.

INNOVATION: SUPER-STRENGTH PLASTERBOARD

Super-strength plasterboard is five times stronger than standard plasterboard and is reassuringly solid compared with standard walls. You can hang 15kg from one wood screw - all you need is a screwdriver, no wall plugs or power tools required. It gives the you the freedom and flexibility to fix heavy items to the wall.

Gyproc Habito board is standard throughout all our properties.

INNOVATION: SOUNDPROOFING

Soundproofing will give you the freedom to make as much noise in your new home as you want to, with the knowledge others in your house won’t be disturbed. ‘Silent Floor’ and ‘Silent Wall’ provide acoustic performance standards to twice the level required by Building Regulations. This gives you and your family complete peace of mind.

We are providing ‘Silent Floor’ as standard to all our homes and can offer ‘Silent Wall’ as an optional extra to suit personal requirements.

SMART HOME / HOME AUTOMATION TECHNOLOGY

We have made all our properties smart home ready by introducing a wired home network throughout the property which enables easy connectivity of smart devices such as TVs and Sky boxes as well as newer white goods appliances. It also makes it much easier to create a robust Wi-Fi network within your home.

To take the smart home concept a step further, we are working with Fibaro UK, a market-leading home automation company. By making a house as smart as it can be, the homeowner benefits from a more comfortable environment as well as saving money.

All our properties are technology ready. Cost-effective, non-intrusive devices can make individual rooms or larger areas ‘smart’. They can even include the whole house and garden. The options extend as far as the homeowner’s requirements and imagination.

Some of the more common applications include:

SMART HEATING CONTROL • Control and monitor your heating inside and outside of your home• Programme the heating to turn on and off automatically• Have the system automatically react to the weather and time of

year• Have the heating system recognise if a door or window has been

left open so as not to turn the heating on and waste energy• Set different heating programmes for different rooms/zones

SMART LIGHTING CONTROL• Set lighting ‘scenes’ to suit different times of day or events in your

home• Have lights automatically turn on or off when motion is detected

or not detected• Have external lighting and selected internal lights automatically

turn on when arriving home at night• Turn all lights off when leaving the house or going to bed• Set an away programme to cycle different lights on and off to

mimic occupation when you’re away for an extended period• Have the lighting react to an alarm situation – all internal and

external lights are activated if the intruder alarm is tripped• Monitor energy consumption for the house or individual rooms

SMART SECURITY• Have the house react when someone presses the doorbell. A CCTV

camera can take a picture of the visitor and send it to you so you don’t miss anyone

• Remote access to security cameras to check on the property when away

• Integrated motion detectors in the property and contact sensors to doors and windows to notify the homeowner remotely if activated

• Smart locks can be added to give the homeowner more control over who can enter the property, even allowing them to remotely grant access to visitors if required

ELECTRICSYour Sales Negotiator will provide you with a separate sheet detailing the electrics for each room in your home.

BT/TV and home network points will be provided in most rooms.

TV aerials will be fitted in the loft space, where appropriate for the signal. The properties will be wired for Sky and the homeowner will need to arrange connection with a Sky service engineer.

Low energy lighting will be fitted throughout the property. Dimmable LED downlights will be provided in kitchen and bathroom areas and LED pendants provided elsewhere.

5amp Sockets provided for lamps in Living Rooms and Study (where applicable).

Electric tile warmer mat with programmable controls provided to the Main En-suite floors.

All properties will be smart home ready. This will allow homeowners to introduce a variety of home automation technologies designed to enhance the comfort of the home as well as provide energy savings through a more efficiently run home. See Smart Home section.

An outside 240v double socket will be fitted outside either the lounge or dining room patio doors.

External lighting will be provided on a PIR system to all external doors to the house.

ALARMAll properties will have a 4-zone alarm system. Alarm pads will be provided near the front and rear doors.

STOVEWe will provide a high efficiency wood burning/multi-fuel stove as standard. However, there will be a degree of choice available and there is also the option of having a gas stove. Your Sales Negotiator can provide details on these options.

A granite hearth will be provided with other options also available. We will also provide as standard a feature oak mantle above the stove.

A carbon monoxide detector will also be fitted.

BOILERHOUSES & BUNGALOWSThis will be a gas-fired Worcester Bosch Greenstar condensing system boiler suitable for the size and specification of your home.

The hot water cylinder will be a Worcester Bosch Greenstore providing a pressurised hot water supply.

APARTMENTSThis will be a gas-fired Worcester Bosch Greenstar condensing 'combi' boiler suitable for the size and specification of your home. No hot water cylinder is required.

Internal

HEATINGAll properties will be divided into four controlled heating zones – two on the ground floor (‘living areas’ in a bungalow) and two on the first floor (‘sleeping areas’ in a bungalow).

Typically, we create the following heating zones:Zone 1 LoungeZone 2 Hall, landing, kitchen/diner, WC, & study (if applicable)Zone 3 Bedroom 1, bedroom 2, bedroom 3, & bedroom 4Zone 4 En-suite 1, bathroom, & en-suite 2 (if applicable)

The first room shown in each zone is where the programmable room thermostat will be located to control each zone.

The properties are plumbed to allow homeowners to add further zones. Additional room thermostats can be requested to suit specific needs, such as a home office or the number of spare bedrooms.

There is also the option to make the heating controls smart – this could be included in a wider home automation package. Your Sales Negotiator will be happy to discuss the range of cost-effective options with you.

This offers a considerable improvement on the minimum required standard of up to two heating zones. Coupled with the control options above, this offers the homeowner an energy-efficient and flexible system. Under-floor heating is also available for a modest premium, subject to the build stage of the property. If under-floor heating is of interest, your Sales Negotiator can discuss this with you.

HOT WATERThe stored hot water (houses only) is also controlled by a programmer and can be set independently of the heating zones above.

BEDROOMSWhere possible, there will be a recess for either stand-alone or fitted wardrobes. Your Sales Negotiator can provide you with a quote for fitted wardrobes.

FLOORINGAll kitchen/diner and utility floors, including the bathroom, en-suite and WC, are tiled as standard.

We do not provide carpets but can recommend a local supplier if required. Your Sales Negotiator can help you to arrange for carpets to be fitted before you move into the property. (Should doors need to be trimmed to suit carpets, please ensure the carpet fitter is responsible for this.)

LOFT SPACEAll loft spaces will have a high level of thermal insulation to the recommended level.

The loft space is designed for light storage only.• A ladder will be provided for access (services only)• There will be a light fitted• All TV aerials, where appropriate for the signal, will be fitted in the

loft space

WOODWORK

The architraves and skirting boards are made from quality primed MDF and painted in a colour of your choice. Should you wish to have a stained or solid timber finish, please ask your Sales Negotiator for more information.

The staircase will be manufactured to suit each house type and will consist of softwood spindles/strings. These can be painted or stained to suit your colour scheme. The newel caps, bannister and capping rail will be in oak which will be varnished as standard.

INTERNAL DOORS

These are all solid core, oak-faced doors in a style that complements your home. Other options are also available via our suppliers should you prefer something different. They come complete with satin chrome ironmongery which can also be varied.

Sliding pockets doors are provided where appropriate.

Note: Fire doors are fitted to the properties in order to meet fire escape regulations

DECORATION

Decoration will be your choice to fit in with your colour scheme. All paint will be vinyl matt emulsion from either Dulux or Crown colour charts – though any colour can be mixed. You will have four colours of your choice which should include the colour for the woodwork to use throughout your home. You can select more colours for an extra charge.

We do not recommend wallpaper be applied until you have lived in your new home for at least 12 months.

Similarly, certain paint ranges may not be suitable for new plaster within the first 12 months – bathroom paints or wipeable paints. These paints are more expensive and you should discuss options/preferences with your Sales Negotiator.

External Areas

FRONT AND REAR DOORS

The front door will be a composite pre-finished coloured unit complete with a 5-point locking system 'Secured by Design' approved. There will also be glazed panels allowing light into the hallway either in the door itself or a side panel depending on house design.

The rear door will be a white uPVC pre-finished wood-grain unit.

French doors will be white uPVC pre-finished wood-grain units.

Note: All door keys are suited to your own master key

WINDOWS

These will be high quality white wood grain uPVC sliding sash windows. The windows will be high-efficiency argon-filled double-glazed units with acoustic glass where required.

APPEARANCE

All properties will be finished using a heritage-style red multi-brick, natural random-course sandstone, or champagne coloured through render. Each home is different and may be all one finish or a combination of two or three to provide an individual look to each home and the development as a whole.

GARAGEAll garage doors are wood-grain coloured finish to match the front door. They are all electric up-and-over doors which come with a remote control. There will be light and ample power points in the garage together with a water tap.

DRIVEWAYSThere will be ample paved parking supplied to each property. The extent varies from plot to plot. It will consist of permeable paving in two or three colours using a different boundary colour to identify each plot. Please see your Sales Negotiator for further details.

PATIO AND PATH AREASEach French door from the lounge and dining rooms will be provided with a patio area of approximately 4m x 3m. This will be a flagged area to match the path surrounding the property.

A flagged path with a gravelled border will be laid around the perimeter of your home. Where applicable the path will continue to the gate on the rear boundary of the property.

GARDEN WALLS AND FENCESFencing across the development will be a mix of 1.8m feather-boarded timber, estate railings, hedgerow and brick walls. Individual plots do vary so contact your Sales Negotiator to view the approved landscaping plan and discuss in more specific detail.

LANDSCAPINGTurf will be laid to the front and rear of your home and there will also be some shrubs and small trees. Please see your Sales Negotiator for the approved landscaping plan.

Please note larger areas may be seeded if it is practical to do so.

If required, we have suppliers and contractors available to assist you further your garden design.

SERVICESEach development will be provided with either mains gas or LPG, water, electricity or oil and will be individually metered. You can arrange installation of telecoms once you have moved into your new home.

Mains drainage: both foul water and surface water drainage are to the United Utilities public sewer. The surface water discharges to a watercourse so there will be no United Utility treatment charges.

IMPORTANT NOTES1. EXTRAS CONTRACTYou may want to upgrade certain items or make changes to our standard specification and these will be classed as an extra cost to you. These items will be added to a Building Contract – Customer Extras Form which you will be required to sign to indicate that you want these items and that we will be undertaking these on your behalf. Payment for these extras will be required upon signing of each Building Contract – Customers Extras Form.

The Building Contract – Customer Extras Form is a document your solicitor will require for the completion of the purchase of your property.

2. MANAGEMENT COMPANYAll 44 properties on Carleton Manor Park will be part of a formal management company. Homeowner contributions will depend on whether you own an apartment or a detached property and the sums involved will be apportioned accordingly.

The management company will provide two main functions:1. Own and manage the central amenity space and the surface water detention basin located at the southern end of the site. These costs will be split equally among ALL residents of Carleton Manor Park.2. Own and manage the Manor apartment buildings and their grounds. This will include buildings insurances, communal service costs, routine maintenance costs etc. These costs will be fairly apportioned between apartment owners only.

3. ON COMPLETION OF YOUR PROPERTYOnce the purchase of your property has been completed, your Sales Negotiator will give you a handover pack which will have instruction manuals, guarantees and sundry information which will help you enjoy and understand your new home.

After the initial four month period, we will send you a letter requesting your snag list.

Our developments will either be LABC or NHBC Guaranteed.
