Nestled in the foothills of the Olympic Mountains, the students in the Peninsula College Carpentry and Green Building program have been hard at work learning new skills and helping out the com-munity. Under the direction of Pat Nickerson, students are learn-ing carpentry skills from the ground up, with the ability to begin at their own skill level, whether they’re brand new to the use of power tools or have been building houses for years. Each quarter students focus on projects aimed at teaching speci c skills with hands-on ex-perience. Last quarter students built a deck and ramp for a member of the community that required an escape ramp for a wheel chair. Students researched, designed, and built a completely unique and original deck to directly t the needs of the customer.
Previous projects have included a geodesic dome, now living a happy life as a unique treehouse for a member of the community, a gazebo, designed, built and then reassembled on site for another member of the community, as well as a two-story tiny home com-plete with water and electrical hookup, that currently sits next to the carpentry building at the Lincoln Center for educational purposes.
is winter students are working on multiple interesting proj-ects. e Port Townsend Parks Department has asked students of the Carpentry and Green Building Club to make two benches for a new park they are building. Students also are working on designing a soap box derby ramp and car, with the hopes of racing against some of the other Peninsula College clubs, as well as allowing the campus clubs to show o their creativity and artistic talents.
ey are always looking for new students to join the program. Peninsula College o ers two programs of study in carpentry and green building: a two-year Associates in Applied Science degree, and a one-year Green Building Carpentry certi cate. Student learning outcomes include the safe use of hand tools and power machinery, performing all aspects of basic carpentry, research, planning, de-signing, layout and construction of residential structures.

FIRST FEDERAL e homebuilding industry and bank-
ing industry (and more importantly the community bank industry) have had a long intertwined and intercon-nected history. Nowhere is this more evident than here on the Olympic Peninsula. Our beautiful surroundings call to many to live in an environ-ment where life and nature can co-exist in harmony. First Federal has been an integral part of life on the Olympic Peninsula for 92 years. We were there in 1923 to make our rst loan of $500 for the construction of a home. BY MATTIAS JÄRVEGRENUtilities Service Advisor II
Saving energy, increas-ing e ciency and conser-vation are all terms used to describe ways we can reduce our overall energy consumption. It might seem obvious why we do it for our homes and busi-ness; to save money by re-ducing our electrical bill. But why is it important for Clallam County PUD, a
community-owned organization dependent on elec-trical sales for its revenue, to conserve energy?
At rst glance, it seems ridiculous for a company to encourage its customers to use less of its product. Does General Motors urge us to carpool and keep our cars longer? Does Pizza Hut tell us to eat more veg-etables and fruits and avoid fatty cheeses and meats?
Electric utilities are di erent. ey are regulated monopolies. If you don’t like one brand of stereos, you always can buy another. But if you don’t like your local utility, you have to move outside its service area to be able to buy electricity from another entity. Because of utilities’ monopoly status, they are regulated by state agencies, public utility commissions or, like Clallam County PUD, by local elected governing boards.
Over the years utilities have learned that we can meet future energy needs not only by building new power plants but also by reducing energy demand. For this reason, energy e ciency can be viewed as a resource for meeting future energy needs by reducing customer demand. e cost-e ectiveness of energy e ciency resources can be evaluated using the same tests that are used to evaluate building new power plants. e reality is that new power plants are expen-sive. e costs of building and operating plants only increase with the likelihood of new federal regula-tions. e least expensive way to control costs over the long term is to reduce waste by building energy e ciency resources.
By acquiring energy e ciency resources, utilities
Why Energy Efficiency?can reduce fuel costs, increase system reliability and reduce regulatory risk.
COMMUNITY PARTNERSHIPSIn addition, reducing customer energy bills and
creating business opportunities around energy ef- cient products and services, energy e ciency pro-grams keep dollars in the community, supporting job creation and other local economic development ben-e ts. And that’s just what energy e ciency is about for us at Clallam County PUD. It’s a means to work collaboratively with our customers to help reduce the e ects of price increases that are outside of our con-trol.
DUCT SEALING
Whether you have an electric furnace or heat pump, leaky ductwork is the equivalent of throw-ing hard-earned cash out the window. A majority of the homes, regardless of age, have duct systems that waste energy and money.
at’s why Clallam County PUD is running a duct sealing program. Fixing leaky ductwork can save you around $90 a year. If you have the duct sealing done by an approved PUD contractor, we will pay up to $250 of the cost.
DUCTLESS HEAT PUMPSAre you thinking about upgrading from your old
electric baseboards or wall cadets? Or are you think-ing of replacing an electric furnace with an e cient heat pump? Clallam County PUD can now pay up to $800 in incentives to help cover the cost of installing a ductless heat pump. You could save up to 50 percent of the energy used to heat your home.
ENERGY STAR® APPLIANCESWhen it comes to shopping for and comparing en-
ergy-e cient appliances and home electronics, look for the ENERGY STAR® and EnergyGuide labels.
e ENERGY STAR® labels appear on appliances and home electronics that meet strict energy e cien-cy criteria established by the U.S. Department of En-ergy and U.S. Environmental Protection Agency. e ENERGY STAR® labeling program includes most home electronics and appliances except for stove ranges and ovens.
e conservation sta at Clallam County PUD always is looking for ways to make more programs available, as well as nding the most e cient meth-ods to get those programs out to the most people.
Most importantly, we want all of Clallam County PUD’s customers, residential, commercial and indus-trial alike, to know that we are here to help you with conservation planning and questions. Please go to our website, www.ClallamPUD.net or call us — 360-565-3249 or 800-542-7859 ext. 249.

Employers in Washington are locked into a state-run monopoly insurance mandate that requires they pay a per hour/per work-er premium to the Washington State De-partment of Labor & Industries. As employers you are all too aware of the costs to employ workers and no matter how well you follow all the requirements, and no matter how safe your work place is, you only see that premium increasing.
Those in the construction trades have the opportunity to participate in programs that might get them some of those L&I premiums back. Are you in a risk pool? There are several available to construction trades – that term is very broad so you should assume it includes you! The larg-est risk pool in the state is the BIAW ROII® Select program. This program is available
to safe companies (you pay L&I more than L&I pays out to your workers) that are members of a local association (like the North Peninsula Building Association) and
agree to have policies and practices consistent with the require-
ments of the program. Would you be interested
in learning how you could get back 5 percent of the premium you’ve paid to L&I in a given year? What if it were 10 percent? Would
15-20 percent get you go-ing? There are no guarantees
with a risk pool, but the ROII® Select program has two decades of ex-
perience in selecting companies, helping participating companies handle claims and educating employers about the proper way to deal with claims. If you’re operat-ing a safe company, think you are paying
L&I too much and would like to find out if you could qualify to get some of it back, then you need to complete the ROII® Se-lect request form. You do not need to be an Home Builder’s Association member to find out about the program or to get pre-qualified, but you will need to join your lo-cal HBA before you can join the risk pool. HBA Membership is required during all years you are in the program.
Now is the time to take action and learn how this program may put some of your hard-earned dollars back into your compa-ny. Safety is the key and if you’re doing all you can to keep your workers safe, why not be rewarded for it? Please call the North Peninsula Building Association (360-452-8160) to receive a packet about the ROII® Select program. There is no obligation to you, but why not improve your competitive edge? Companies already are enjoying the benefits of this program and you may, too!

e only people who bene t when a house is built are the family members who get to live there and the builder who constructed and sold the home, right?
Wrong. e positive impact of new resi-dential construction is far-reaching, bring-ing bene ts to families, businesses and ser-vices throughout a community immediately, as well as for years to come.
According to economists at the National Association of Home Builders, the one-year estimated local impacts of building 100 single-family homes in a typical metro area include $21.1 million in local income, $2.2 million in taxes and other local government revenue and 324 local jobs.
But what does the economic impact mean
New homes benefit more than just buyers and builders
in the real, day-to-day lives of community residents?
ink about it. When a new family moves to a community and buys or builds a new home, they likely will shop at local stores. For instance, it’s more than likely they will need to buy furniture and accessories to decorate their new home. ey will need to ll their car’s gas tank at local gas stations so they can get to the stores. Local mechan-
ics may need to work on their car when it breaks down or needs an oil change or even buy a new car at a local dealer when it’s time to replace the old one.
e family may need to hire local compa-nies for regular maintenance services such as landscaping, gutter cleaning and house cleaning.
eir children will enroll in local schools. is increases enrollment, meaning more teachers, janitors, cafeteria workers and other school support sta will need to be hired. ose also kids will join local sports leagues and other extracurricular activities, they will need to buy equipment and pay registration fees that then provide stipends for coaches and referees.
It’s easy to see how all of this economic ac-tivity puts income into the pockets of local business owners and their families, who can then go out and spend money themselves
NPBA EXPO 2015 • 15
recycling even more money into the com-munity’s economy.
Let’s talk about taxes. is new family also will pay local and state taxes. ese tax rev-enues help pay for a wide range of govern-ment services, including school teachers, police departments, refuse collection, parks maintenance and road repairs.
Over the long term, as these new families become part of the community, their posi-tive impact continues. NAHB estimates that those 100 new homes also provide the com-munity with additional, annually-recurring impacts of $3.1 million in local income, $743,000 in taxes and other revenue for local governments and 53 local jobs.
Families who buy a newly built home en-
joy bene ts including safety, amenities, ener-gy e ciency and oor plans to t a modern lifestyle. But the advantages of new homes extend far beyond the buyers and the build-ers. Residential construction has a positive and direct impact on a local community’s economy for years and years to come.
To learn more about building or buying a new home or how to support your local building industry in Clallam County, call the North Peninsula Building Association at 360-452-8160.

With the economy and hous-ing market still recovering, some potential first-time home buyers may be hesitant to invest in a new home. Yet there are several reasons why now is a great time for millennials and other first-time home buyers to start build-ing their American Dream.
1) INTEREST RATES ARE STILL LOW.
Today’s historically low inter-est rates are helping first-time home buyers find affordable housing options. Average week-ly interest rates for a 30-year fixed mortgage remain under 4.5 percent.
But it’s important to keep in mind that interest rates are sen-sitive to market forces and can change quickly. There’s no indi-cation that rates will suddenly surge upward, but even a slight rate increase can push monthly payments to the point that buy-ers might miss out on their first choice for a new home.
Top 4 Reasons Why Millennials Should Enter the Housing Market Now
2) HUGE DOWN PAYMENTS ARE NOT NECESSARY.
While lenders are looking more closely at borrowers to-day than in recent years, there are options for purchasing your first home without a 20 percent down payment. For example, the Federal Housing Administration
(FHA) offers loans to first-time home buyers with downpay-ments as low as 3.5 percent. However, these loans require mortgage insurance.
To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a fi-nancing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their cus-tomers or offer financial incen-tives.
3) NEW HOMES ARE BUILT TO FIT YOUR LIFESTYLE.
Designed to accommodate to-day’s busy lifestyles, new homes feature open floor plans, flexible
spaces, low-maintenance materi-als and other amenities that ap-peal to younger buyers.
With energy costs near the top of consumer concerns, it’s good to know that new homes can be more energy efficient than ever. Innovative materials and con-struction techniques mean that today’s new homes are built to be much more energy efficient than homes constructed a generation ago. Not only can they be more affordable to operate, new homes also are significantly more re-source efficient and environmen-tally friendly.
4) OWNING A HOME CAN HELP YOUNG FAMILIES BUILD WEALTH AND COMBAT RISING RENTS.
For most Americans, home-ownership is a primary source of net worth and is an important step in accumulating personal financial assets over the long term. Although property values have leveled in many markets, Americans have more than $10.8 trillion of equity in their homes, and for most families, home eq-uity represents the largest share of net worth.
At the same time, rent prices continue to climb. Nationally, 50 percent of all renters are now spending more than 30 percent of their income on housing as rental vacancies dropped to their lowest point since 2000. Accord-ing to a comprehensive Harvard study, this is up from 38 per-cent during that same year. That makes now a great time to start investing in your future – instead of your landlord’s.

BY BUILT GREEN OF CLALLAM COUNTY
Today’s home owners and buyers are looking for ways to incorporate home technologies that increase the long-term value of their house but also provide convenience, safety and comfort. Energy man-agement is a highly-desired feature in both newly built and existing homes, along with multi-zone heating, ventilation and air-condi-tioning (HVAC) systems and light-ing controls. Not only are these features easy-to-use, but they also provide energy-e ciency.
By incorporating the following technologies, home owners can save money on their utility bills:
• Automated HVAC systems can maintain a more energy-e cient temperature while the home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones also can be created to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bed-rooms, shut down until they are needed. ey also can combat the problem of heat rising, keeping upper oors cooler in the summer without freezing the lower oors in a home. According to ENERGY STAR®, a joint program of the U.S. Environmental Protection Agency and the U.S. Department of En-ergy, programmable thermostats can save consumers about $180 per year in energy costs.
• Water heaters with a timer can be turned o when the occupants are traveling, then can turn on and begin heating the water in prepara-tion for their return home. Tank-less gas water heaters — which only activate when residents start to use hot water and immediately de-activate when they are done —
are also a great option and can re-duce water heating costs up to 35 percent annually.
• Lighting can make up 10 to 20 percent of the total electrical usage of the home. Installing an automatic dimmer, which adjusts to the home owner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs.
• Blinds and drapes can be programmed to close during the warmest part of the day to block out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regu-late the room temperature.
By incorporating technologies that help make your home operate more e ciently, ENERGY STAR® estimates that home owners can save $200 to $400 or more annu-ally on their energy bills.
Here are a few of the latest and greatest trends in energy saving technology. From “learning” ther-mostats to energy-saving smart-phone apps, it has never been easier to monitor and control your home’s energy use. While we all love doing our part to help the environment, the real draw here is how these simple solutions will help you save money by keeping those monthly energy bills low.
SMART THERMOSTATSWith spring and summer fast
approaching, many homeowners worry they won’t be able to keep their homes comfortable without their energy bills going through the roof. Luckily, innovations in smart thermostat technology can help you keep your house cool and refreshing without breaking the bank.
Nest Labs o ers the Nest Learn-ing ermostat. is sleek, mini-
mally designed wall thermostat can be adjusted manually in your home or wirelessly from any loca-tion through your computer or smartphone. Each time you adjust the thermostat, Nest learns about your temperature preferences and daily life. It then uses this informa-tion to help you keep your home at a consistently comfortable temper-ature while simultaneously saving money on energy costs. For exam-ple, it learns to automatically adjust the temperature when you’re away at work, asleep at night or when the weather unexpectedly changes.
Other similar programmable thermostats include the Ecobee Smart ermostat, the Honeywell Wi-Fi Smart ermostat and the Venstar ColorTouch ermostat.
SMARTPHONE APPSNowadays it seems like there is
an app for everything and home energy management is no excep-tion. Among the many smart-phone apps that monitor your home’s energy use is the highly rated Kill-Ur-Watts. It’s a free app that comprehensively moni-tors your home’s electric energy use by gathering data from your energy provider and relaying that information back to you through user-friendly, easy-to-under-stand graphs and charts.
Although this information al-ways has been available to the inquisitive consumer through your energy provider, apps like Kill-Ur-Watts make it instantly accessible and easily digestible so you can actually put it to use. For example, it can help you identify what time of day it is cheapest to do your laundry or what appli-ances are getting neglected and should therefore be unplugged. ese simple tips will not only
improve your home’s e ciency but also cut down on your elec-tric bill.
Similar smartphone energy management apps include Plot-Watt, WattBuddy and Bidgely.
METER SENSORS Unlike the smartphone energy
monitoring apps, meter sensors feed you information directly from your home’s existing energy meter instead of sending data from your energy provider. ey monitor every aspect of your electric energy use and continu-ously send information back to you. is helps you learn exactly when and where your home uses the most energy so you can make informed decisions about how to better manage energy consump-tion and keep costs down.
Blue Line Innovation o ers two di erent meter sensors. e Power Cost Monitor tracks the cost of running speci c appliances and shows where power is being wasted, perhaps in electronics you thought were turned o overnight or while you are at work. e Blue Line Optical Sensor uses optical readers attached to your home meter to monitor your energy use comprehensively and alert you to any problems that could reduce your system’s e ciency, such as clogged air lters.
ese are just a few home en-ergy management products that can help you be a little kinder to the environment, not to mention your wallets, without sacri cing comfort or convenience in the process.
Get more great tips on how to go green and save on energy costs by calling the North Peninsula Build-ing Association and/or contact one of our Certi ed Green Professional (CGP) from the directory.
