The Human Rights Code protects
renters against discrimination. You
cant be refused an apartment based
on family status, race, religion,
gender, and more but in Alberta and
Manitoba a landlord can turn down an
applicant based on age.
Its a bit contentious, because
some provinces allow Adult rental
buildings, where the 50+ crowd can
be assured they wont be getting any
young neighbours.
Why some provinces and not all or
none? Why should the 50+ crowd be
given the right to live free of youthful
residents? Does being 49-and-under
equate to a noise level or a lifestyle
incompatability with that of a person
aged 50+?
While creating an Adult
community makes sense on some
level wanting a like-minded
community that trends towards a
quiet and conservative setting, and
Im sure there are buildings in every
province that just happen to have
only adult residents, it is strange that
age isnt universally protected.

hamlet, theres real suburban growth
occurring.
Home to a slightly older population
than other parts of Niagara, the
dream of retiring to the country is a
reality for many folks here. Residents
are down-to-earth, friendly, and
extremely proud of the areas rich
history and agricultural heritage. It
seems like a place that would be
welcoming to newcomers regardless
of their origins.
Given its rural setting, its no
surprise that the best way to get
around Pelham is by car. There is
Highway 20, and the 406 connects to
it as well as the QEW and Highway 3.
The St. Catharines Transit Pelham Rd.
route will get you close, and Welland
o ers a similar not-quite-there
service. Bike trails abound, but these
are more useful for recreational rides.
Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new

INTO A PROPERTY? When many renters move into
their fi rst property, there are many things that go
through their mind. Meeting their roommates, fi nding
their way around a new part of town or newfound
independence. The thing that is usually forgotten
is insurance for the Unit. It is usually not a priority
when moving into a new place and many renters feel
insurance is something they can do without.
According to the Insurance Bureau of Canada, about
half of all renters do not have insurance. This is even
more prevalent amongst young people. However,
insurance can save you a lot of headache and
heartbreaks when moving into a new property.
Tenant insurance can be broken down into two main
areas:
1. Contents insurance
2. Liability insurance
CONTENTS INSURANCE
Contents insurance protects your personal belongings,
such as your clothing, furniture or digital devices. This
type of insurance usually costs a few hundred dollars
and covers your belongings in cases of theft, fi res,
fl ooding, freezing or windstorms. It may even bail
you out of a simple mistake. For example, you could
go on a trip and decide to turn o the heat for a few
days. However, while you are away, the temperature
drops and the pipes freeze, causing fl ood damage to
all your clothing, furniture and electronic or digital
devices. Contents insurance could really ease the cost
of replacing your valuables. Be careful, however, as you
need to understand the exclusions and limitations in any
policy you obtain.
LIABILITY INSURANCE
Liability insurance can be even more important than
contents insurance. For example, in our fl ood example

SHOULD YOU GET INSURANCE WHEN YOU MOVE
INTO A PROPERTY? When many renters move into
their fi rst property, there are many things that go
through their mind. Meeting their roommates, fi nding
their way around a new part of town or newfound
independence. The thing that is usually forgotten
is insurance for the Unit. It is usually not a priority
when moving into a new place and many renters feel
insurance is something they can do without.
According to the Insurance Bureau of Canada, about
half of all renters do not have insurance. This is even
more prevalent amongst young people. However,
insurance can save you a lot of headache and
heartbreaks when moving into a new property.
Tenant insurance can be broken down into two main
areas:
1. Contents insurance
2. Liability insurance
CONTENTS INSURANCE
Contents insurance protects your personal belongings,
such as your clothing, furniture or digital devices. This
type of insurance usually costs a few hundred dollars
and covers your belongings in cases of theft, fi res,
fl ooding, freezing or windstorms. It may even bail
you out of a simple mistake. For example, you could
go on a trip and decide to turn o the heat for a few
days. However, while you are away, the temperature
drops and the pipes freeze, causing fl ood damage to
all your clothing, furniture and electronic or digital
devices. Contents insurance could really ease the cost
of replacing your valuables. Be careful, however, as you
need to understand the exclusions and limitations in any
policy you obtain.

Lastly, there is case law which shows a landlord can
demand that their tenant has insurance. In the 2005
case of Stanbar Properties Limited v. Brooke, the Ontario
Superior Court of Justice upheld that tenant insurance
coverage, if required in the lease, is enforceable and can
be grounds for eviction. Make sure to read the lease to
see if the requirement for having tenant insurance is
written in the contract.
Insurance may or may not be required when signing a
lease, however, it is always a good thing to have.
